You clearly don't understand RESPA. Your acting as the middleman doesn't absolve the lender from what is obviously an illegal transaction. The realtor is getting a thing of value and the lender is paying for it. Any lender with any training will know this, but the less educated might not. You are treading in very dangerous waters and should consult a RESPA attorney.
