360 Virtual Tours and Home Staging

Real estate staging is a concept that's difficult for many people to "get their heads around." Briefly, it's de-cluttering a home and tastefully decorating it so that viewers are better able to envision their families and belongings in your home. Many of us are pack rats and by the time we move, we've collected so much "stuff" that the house looks like it has indigestion.

I would like to share a virtual tour of a home we shot last week which had been staged. The expense was less than one month's house payment, and the Realtor immediately "stepped up" and called me for a quality 360 virtual tour.

Click here for the Virtual Tour

Staging the key rooms of a home is an expense which, when coupled with a quality virtual tour, help homes stand above the rest...and that's what our virtual tour company is all about.

The Hard Sale: Comparing Apples to Oranges

Every now and again you are going to run into a Realtor(r) that gives you a hard time based on price alone. These same people are probably selling million dollar homes and driving around in a 60K vehicle, but drive you nuts about a $99 marketing tool.

People buy based on EMOTION. So if you own a virtual tour company read below because now is the time to turn the tables on them!

Show them how much money they are WASTING on other forms of advertisement. Professional website design can cost thousands of dollars. Classified ads cost A LOT on a per-day breakdown (like usually $100 for 3 days of local advertising), then break it down to cost per day vs. cost per day for 365 days of internet worldwide exposure.

360 virtual tours can also work as lead generators for people looking to sell a house.. ‘uh, hun look what this guy does for his seller.. maybe we should use that Realtor…” a classified ad CAN’T do that. No one looks at a classified ad and says, WOW that’s awesome marketing… so make it their choice.. “for the cost of a three day classified ad I can market your property on website a, website b…….etc”

Get them thinking about how much money that they are wasting by using real estate books WITHOUT a virtual tour. A typical RE advertising book can cost $200-$500 or more per full color page and only have a shelf-life of a month or so depending on publication and area. If they use these really expensive ads as lead generators for a VIRTUAL TOUR website, then they can keep interested ‘actively shopping buyers’ involved on their VIRTUAL TOUR website. The last NAR research showed that buyers shop from 8-12 weeks before they make the decision to buy.. so show them how they can use their marketing dollars MORE WISELY to appeal to buyers in all phases of the active ‘shopping process’ for less investment per day of advertising.

To get tips like this every single week, all you have to do is be an active RTV Dealer and sign up for a free membership at www.RockPointeMarketing.com

See you next week!

Kicking it With RPM Marketing

Dear Real Tour Vision and RPM...You Rock!

My virtual tour company just launched a 220 Realtor(R) campaign with RPM's help. Maria (my spouse) has both assisted living facilities under her wing and I finally have my assistants focus and am ready to be a fully focused FSD with RTV! Up until now I did not have the time to fully focus on getting things kick started as I was so busy with the assisted living centers. We are all looking forward to the enhancements to the tour builder software and the launching of the new TMS here very soon. For Florida Eye Virtual tours the second half of 2007 should be very impressive. Thanks RPM and RTV!!!

Enjoy the rest of your weekend.

5 Star Reference Email Revealed!!

Dear RTV Virtual tour provider,

The reason I am contacting you is to get some feed back on the RTV business , your name and contact were given to me as references from my sales rep at RTV. I am considering getting into this business and wanted some insight from some people that have being doing it for awhile. First of how helpful is RTV with an issues and is this hard to market if your not in the immediate real estate business? Do potential clients think the pricing is fair? How hard is it to build clientèle and keep repeat business? Can this be a full time business or strictly part time? I greatly appreciate your comments. I can be reached at 555-555-5555 or you can email me and give me a convenient time to call you .Thanks in advance.

Best regards,
Joe Prospect

Good afternoon Joe,

In your email you asked me for my opinion of Real Tour Vision and the virtual tour business in general. I have been in the virtual tour business since the summer of 2005. My first attempted into the business was with a company that no longer is in business. (that is a good thing) It was altogether a very bad experience. During the time I was with "that company" I was in phone contact with Jason at Real Tour Vision and of course, Jason was telling me all the things I thought I wanted to hear!

After a few months of a very bad experience, I decided to sever all contact with "that company" and toss my hat in the ring with Real Tour Vision. That was in the fall of 2005.

To date, Realtor Vision has never, let me repeat, NEVER disappointed me! Everything they promised me has been delivered and more. The Real Tour Vision staff is sincerely interested in the success of its full service dealers. They know, the more success we have, the more successful Real Tour Vision will be.

I have never had a problem or question that wasn't answered or dealt with promptly and professionally by the RTV staff. My experience has been excellent as far as RTV in concerned. In my opinion, you will not be disappointed by choosing Real Tour Vision.

As for the business itself, it can be anything you want it to be. If you’re looking for a full time business and a very good living, you need only work toward the end. I look at the real estate side of the business as the bread and butter part of my work. I concentrate the rest of my efforts on business tours. Business tours would include such business as restaurants, senior citizen life care complexes, gyms and health clubs, and on and on. Again, you can lean on Real Tour vision to help you with building your business. They have a full line of sample advertising and “How-To” articles for building a virtual tour business from scratch, including recommended pricing.

All in all, I have to say, my total experience with Real Tour Vision has been more than positive. While I have never personally met anyone at RTV, I consider these people team members and friends.

I love the virtual tour business and RTV, obviously!

Anything else I can answer for you or if you would like to simply talk about the business, please do not hesitate to contact me.

Best Wishes,

Nic

Marketing With 360 Virtual Tours

Marketing With Virtual Tours For Rental Managers

Summer is quickly coming to a close. Time to gear up you marketing programs for next season. 360 Virtual tours can be a cost effective way to market to past and potential clients.

A minimal investment can go a long way with adding 360 virtual tours to your website. Display a tour of the amenities your property has to offer. Include pools, lobby exercise facilities, beach access, nearby attractions, etc. Having an interactive virtual tour on your website gives clients a tool to explore your property in an enjoyable manor from the comfort of their home. Include tours of the types of rooms offered. Being able to view in advance what the client will be receiving boosts confidence in your establishment.

Take things a step further. Email your guests a link and invitation to view the virtual tour of the room they will be staying in a couple of weeks before they are due for arrival. This will get them excited in anticipation of their stay. Further, send them the link again a month after departure and recommend re-booking for next year!

Real Tour Vision Extends Virtual Tour Life

The Tour Credit Explained and Tour Credits Vs. Monthly Fees Below

Real Tour Vision has now extended the life of our Real Estate Virtual Tours. In the past all virtual tours uploaded to our web server facility have required a renewal when they reach the one year point. Due to heavy Real Tour Vision virtual tour dealer requests over the last seven years, we have decided to extend the life of a published real estate virtual tour to two years.

For those of you paying a monthly fee for your tours or for those of you who don’t understand how the virtual tour credit system works we have put it here below for you to read:

1 Virtual tour credit is needed for each virtual tour you upload to the RTV Servers. Users are entitled to unlimited FREE practice tours as they get acquainted with the Real Tour Vision system or when they are expanding their virtual tour company and brining on a new virtual tour employee. Each virtual tour or property that is shot may contain up to 30 scenes or rooms. These scenes may be a full panoramic, partial panoramic or still snapshot scene.

Online Real Estate (residential, vacant land, or commercial) tours expire two years from the launch date of the tour. All other virtual tour types expire one year from the launch date. All online virtual tours may be renewed before expiration by consuming an additional tour credit. Unused virtual tour credits do not expire.

Companies that utilize virtual tour credit systems vs. a monthly payment system are looking out for your own good. I would be willing to bet that most of you out there looking at systems that charge a monthly fee or currently using a virtual tour solution that requires you pay a monthly fee do not realize as soon as you decide you are using sub par technology and decide to make a switch, all of your virtual tours will be removed from the system. Nearly every monthly fee system that I have seen out there operates this way. Stop paying and they take all of your tours down. How can you escape?

Still thinking about signing up? Make sure you read the fine print before you do! Any company that has to shackle you down to keep you using their technology does not have the most competitive technology. Very recently I was switching someone over from a lower end pay per month system. He currently has 70...yes 70 virtual tours online with this company. When he went to cancel his account and stop paying the monthly fee he was flabbergasted to learn that all of his tours were going to be removed.

Helping people get away from these systems and onto a solution that does not have to hold you hostage to keep your business is what the team here at Real Tour Vision is all about. We are really good at the game and we play fair. Being a dealer driven company we must ask ourselves daily, "What do our dealers want?" At the end of the day the only thing that keeps our virtual tour dealers using our virtual tour software and solution is the fact that we keep evolving and growing the system so they look their best online and can compete out there.

Next time you start out shopping for a virtual tour system, or for those of you out there paying a monthly fee and want to make a switch, give us a call. You are NOT trapped. We will not only make you look better than ever online but we will make your escape from monthly prison an easy one.

The Extra Stuff Keeps a Client

Well, it's been a while since my last blog so I thought I send everyone out there something short and sweet just to catch up a bit.

I don't know who's responsible for the rumors that "the industry" is SLOW right now because I have been busier than ever! As a Mom, a Realtor and a virtual tour photographer. Lucky for me, I guess, I work closely with a very successful agent in my office who just last week alone took another 9+ listings~ each one needing a Virtual Tour and pictures created. That plus a few other agents with new listings and a couple of new referrals to boot!

It's not easy being "a one woman" show, but definitely worth the benefits! Sorry Ben, I've been too busy to even call you back... and YES, I do still need some "assistance" with the virtual tour software and camera set up. But that's my "little secret" that only Ben, Jason and I will "get" for now.

My little business, is not really treated like that~ I call it "K's Quik Pix" simply to represent the quick and easy, so to say. Like I said before, typically when a Realtor asks for it, they really wanted it done yesterday. Seriously. Time is of the essence. So I try to get the pictures taken as soon as possible, same day or next day if possible and then simply get the virtual tour created and uploaded within the next 24 hours, I also burn 3 copies for them on cds and now use Lightscribe technology to burn the image on the label as well. That is too cool in itself! I put them in cases and tie them together with ribbon or yarn and attach the invoice.

I don't really know how the Realtors perceive all that, but I think it blows any said competition away. And, then when the homeowners are out of cds, guess who they come to for the repeat business? And what a great way to help spread the word about my virtual tour company as well!!

The Realtors love the CD's too because of the way it makes them look. I have had some ask me what they're supposed to do with the cds so I offer herein some suggestions:

Give them to the homeowners as a closing gift.
Give them to the prospective buyers to take with them after a showing.
Give them to other agents to hand out to a qualifying prospect.
Finally they can use the virtual tour collection in their personal portfolio.

It did not take very long before the agents in my town started getting the idea! Besides, what's going to set you apart from the competition, another flyer getting stepped on on the floor board of their car or a professional cd with all your information, credentials and other listings linked to it!? Hmm, now who do you think they're going to remember, their Realtor that hauled them from house to house and showed them where the bedrooms and kitchen were or the Realtor that provided pictures, 360 virtual tours and cds?

Anyway it really doesn't have to cost an arm and a leg to do the extra stuff that keeps a client and acquires the new ones. I have said it myself and I'm sure it's one to be said and heard time and time again- that "you get what you pay for!" And it is so true. You also get what you give. If you can take the time to really go above and beyond, it will come back two fold. It does so especially when you put your name on it, take the time and do it right.

In the meantime, you won't have to worry about what everyone else is saying about "the market," because you'll be too busy to worry about what everyone else is doing! Good luck and Have Fun. That's what it's all about.

Thanks!

Buyers Beware!!

The house you're looking at on a 360 virtual tour might have been cleaned up by a Real Tour Vision virtual tour provider!!!

Sometimes you feel like helping tidy up because you don't want your virtual tour to look bad.

Well everyone...encountered a reason NOT to.

The buyer's agent called my real estate agent client to say that she'd brought the husband by to see the house but refused to bring the wife by until the house had been cleaned.

It seems that the homeowner (who just HAD to sell within 30 days) went back to her "cluttered" way of life as soon as we left. Now, "my Realtor" was in hot water because the house wasn't ANYTHING like it showed in the 360 virtual tour.

You're in trouble if you do....and in trouble if you don't. So the lesson here is to make sure that your clients have the house ready for you. From here forward, I think I had better stick to sending out my virtual tour preparation tips!

Online Marketing is Key

Realtors(R) are quickly learning that establishing an online reputation could make them or break them in today’s market. The days where families want to drive from house to house are long gone. With children schedules to coincide and gas prices quickly rising once again, using 360 virtual tours to shop online for houses has become extremely commonplace.

When I first opened SLP Virtual Tours, my best friend was ecstatic. She told me that her and her husband wouldn’t even consider buying a home that didn’t have a 360 tour. They spent a few hours a week online reviewing houses on the market that had virtual tours. They narrowed them down to their three favorite and then began calling Realtors.

From the three, they picked “The ONE!” and live in it still today. And what was the exact quote of my 32 year old best friend with a husband and four children? “If a Realtor gets a listing and doesn’t think it’s worthy of a 360 virtual tour-then why would it be worthy of my time to see in person and be worthy our money?”

By using virtual tours on every home, Realtors are quickly seeing a rise in their client lists. Using a top leading virtual tour company such as Philadelphia’s SLP Virtual Tours-the Realtors reputation gets catapulted into a “who to use” real estate agent status. The agent’s photograph is included on every tour as well as contact information and company logo. It’s a surefire bet for a real estate agent to “Brand” themselves in today’s ultra-competitive market. And the 360 tours offer top notch conveniences for each viewer including music, crisp clear images that rotate 360 degrees, a zoom feature that allows viewers to zoom in and out on the fine architectural details of a property.

Not all virtual tour companies out there offer top quality virtual tours. It’s a buyer beware market. In fact, the newest game on the net is companies claiming to be virtual tour companies when in fact, they only make up a slide show of still photos. Let's face it here, more consumers enjoy their experience when they utilize a 360 degree virtual tour that modern technology gives us the ability to create. Listings that utilize this technology become what they call in the industry as sticky and keep shoppers coming back for more.

Making the right decision and trusting virtual tour providers in the Real Tour Vision network is imperative for any real estate agent who understands the importance of online presence and reputation. With our great virtual tour software we simply make you look your very best online. And of course it does help that Real Tour Vision dealers stand out above the rest too.

Renters Means RUN

For the most part, renters are not motivated to clean up..after all, if the house sells, they will have to move.

We were called in to do a 360 virtual tour of a home occupied by renters. It was trashed. I recommended a slide show because a 360 would be unacceptable of any area of the house.

I helped my client schlep tables and trash from room to room so I could take photos of the house.

The house looked great in the slide show.

That glow I felt from helping someone out dissipated when another agent from the same office called and wanted me to work miracles on another house occupied by renters.

Live and learn.

360 Tours, Networking Sites and Agents

Home sellers are increasingly learning the ins and outs of the internet and how it can help them for their quest in signing the perfect real estate agent. Not only do the online home shoppers want to see a picture of the property, they want to stand inside the property and look around without ever leaving their houses. Online viewers are demanding. They want to see high-visual content, not a few snapshots. High-quality 360 virtual tours are the way to go when trying to accomplish a sense of security when establishing a potential buyer/seller trust. They want to see that the agent took the time to hire a professional and that the tour is a true, reliable representation of that property.

Using a distributor that uses Real Tour Vision virtual tour software is the only way to accomplish this. SLP Virtual Tours is a virtual tour company based in the Philadelphia, PA area that offers this exciting technology.

Another way buyers/sellers are choosing their agents is by checking to see if they use networking sites. Sites like Myspace.com and WannaNetwork.com allow agents to set up a profile page, blogs, and their real estate listings. All of these features are included and are free to use. Agents not taking advantage of these sites are starting to be overlooked quickly. Agents utilizing these sites are shooting to the top ranks in their brokerage firms, producing higher sales numbers and quick turnarounds.

Agents can send a bulletin of their newest listing including a video of their virtual tour to everyone on their friend list, quickly getting the word out on the property listing. Viewers also get a personal look into the agent themselves from these sites. Are they popular with others? Do they log in daily to stay on top of things? And they take the time to read the blogs and About Me sections to get to know the agent before contacting them. Craigslist.com is also free to list in almost all of the major cities and is yet another great tool for agents to use on a daily basis.

The bottom line here is the more tools that you can tell your clients about the more you become the local online marketing expert that Real Tour Vision has trained you all to become. If you share one or two of these ideas with your clients each time you visit with them they are not only getting the very best virtual tours from you, they are getting some great cutting edge business consulting too which only Real Tour Vision dealers are savvy enough to deliver!

A Little "Bread" and Breakfast

Recently , while searching for additional business clients, I decided to do a free 360 Tour for a local Bed and Breakfast establishment. The 360 tour was time consuming, as I had to return another day and shoot some pictures of a wedding to include in the virtual tour. The extra time was definitely worth it; as I found out to my surprise, that the owner is also a Board member with Virginia's Bed & Breakfast Association.

He liked the tour so much Click Here To View Tour that he agreed to email other owners in the region and also try and get a link of my Virtual Tour Business added to the associations website!

Besides all the free advertising I received from this one tour, the owner also said I had two nights all-inclusive stay for 2 any time!......Now, ....if I can just find that second part of the equation?!

If you are a certified virtual tour dealer with Real Tour Vision log into the forum as I have posted some secret tips on how to secure a LOT of Bed and Breakfast virtual tours in your area all at once. All virtual tour providers should know about this!! A Little "Bread" and a whole lot of free breakfast.

Big Ben's Camera Corner

Choosing a Digital SLR Camera for your 360 Tours

There are several great options out there when it comes to digital SLR's. They all take great pictures and the biggest difference comes down to you feeling comfortable with operating the camera. If you have never used a digital SLR before then I would steer you towards either the Olympus E410 or E510. Both of these cameras have live preview capability which means that you can turn the camera on, look at the LCD and see what the camera is about to take a photo of just like a regular point and shoot digital camera.

Most of the other digital SLR cameras require you to look through the eye piece otherwise called the viewfinder on a traditional camera to see the picture you are about to take. One of the best SLR cameras I have seen is the Canon 5D but it is very expensive and definitely "over kill" for shooting tours in my opinion. Whether you choose an Olympus, Nikon, Canon, Pentax, Sony or Fuji film make sure that you test the camera in the store to get an idea of how it works as each camera is setup differently. Many stores or smaller local shops will let you take the camera outside of the store for a bit of time while you test it as long as you leave behind your drivers license. Just like test driving a car, test driving your camera is equally important in your decision making.

The next important thing to consider is how the camera feels when it is in your hands. Let's face it, we all have different shapes of hands and some cameras cater to a smaller hand while other fit nicely in a larger hand. If you order your camera online without holding it first this is just the risk that you take.

Finally I go by the looks of the camera. When you show up to do that $3000.00 resort virtual tour, you want to look your very best and you want your camera to command respect. I HIGHLY recommend that you see how your camera looks when it is mounted fully on the Real Tour Vision panohead (Scroll to bottom of page). The more official that you and your team look the better. It is said that Real Tour Vision not only has the worlds largest virtual tour dealer network but also the classiest so let's keep it that way!

Feel free to contact me at the information listed below for more information about these cameras.

Virtual Tour Objection Handling

In this article by Realty Times

http://realtytimes.com/rtcpages/20021212_virtualtour.htm by Broderick Perkins addresses two homeowner objections about 360 tours. Both objections relate to homeowner concerns of privacy. Although the article is very outdated with the popularity of 360 virtual tours (Dec 2002), these objections are still common and easily put to bed with some intelligence and solid facts.

Objection number one:

According to his article, homeowners give up their fourth amendment right to 'expectation of privacy' and therefore expose their home to police search (without a search warrant) if the property were to become a crime scene during the time that the virtual tour was available to the public. First of all, if my home became a crime scene during the time that I had my house on the market, the last thing that I would be worried about is whether or not the police can see what my house looked like before the crime occurred. In fact, I would think that this would be a great help in the investigation and for insurance purposes.

I may not be a lawyer, but I highly doubt that having a virtual tour of your home would allow the police to physically search your house without a search warrant. Yes, they and everyone else can view your virtual tour on Realtor.com. Even if you didn't have a 360 virtual tour, police can 'see' inside your house with normal listing photos too. So, if you are really concerned what the police may find in your house, maybe you should skip the virtual tour and take a couple of pictures of the front and back of the house. Or maybe take the house off the market completely to avoid having an Open House on Sunday.

Objection Number Two:

"Prospective thieves can see what I have in my home and case the house on the net." Even listing photos show what is in the house. Once your house is on the market, it is essentially on display to the public. Your real estate agent will be taking photos, making brochures, scheduling open houses and allowing other agents to tour the home with people that you know nothing about. Even the agents themselves are complete strangers to you, and (if you have a lock box on the property) they now have your permission to walk in and out of the house when you are not home. Even if you have an electronic lock box, my guess is that the person who plans a robbery won't be using his code to open the front door.

For both of these objections, the answer is preparation. If you have really expensive artwork, jewelry or other belongings, put them in storage. If you are really concerned about your 10K television set, put that in storage too and get insurance on the storage unit. Hide anything that you do not want to be viewable to the public just as if you were preparing for an open house.

As a final hint on overcoming this objection; tell the homeowner to order two CDs of the 360 tour and provide one copy to their insurance company and place the other in a safe location like a bank security box. This way, if the worst case scenario happens, they will have proof of what was physically present at the property at the time that the virtual tour was performed.

Takes Money to Make Money

It was a scorcher outside. The summer virtual tour business was at its height and I was nearly at my wits end dealing with so many aspects of running the company being a “One Man Show”. I knew that I would be hiring someone very soon as I go the company ready to shift gears and turn that corner that every burgeoning business must take. As I was writing up my ad for the local newspaper in search of my employee the phone rang. It was a real estate agent that had never used me before and got my name from the local MLS that I had just partnered up with.

She hurried me through the entire conversation and insisted that I meet her out at a listing today to shoot a virtual tour. When I finally agreed to meet her at the shoot she asked me the prices for my virtual tours. I was amazed when she questioned my pricing and asked if there was anything less expensive than a 360 virtual tour. I politely told her about my slide shows that I also provided but even I could her my loss of enthusiasm in my voice. She asked me if it would be ok if she decided which product to get when we met up at the listing and being the good entrepreneur that I am I told her that would be just fine.

When I arrived on site the real estate agent was not there but the homeowner let me in and was expecting us. The house was amazing and I could tell from experience that it was at least a two million dollar home. It became very clear when looking around the home that the homeowner had spent HUNDREDS (probably thousands) on staging (the furniture was from a furniture store, according to the homeowner). It looked fabulous and I was very excited to showcase the property with a 360 virtual tour.

Soon the agent arrived, the homeowner went off to do their things and the agent began walking me around the home. It was then that she said to me, "The homeowner thinks I need a professional photographer. Whether you take the pictures or I do it really does not matter to me.” (shakes her head and shrugs her shoulders)

She then asked the difference in price between the slide show and the virtual tour. After I gave her my prices a second time she told me that she could not afford the money for a virtual tour and to go ahead and just get some good snap shots for the slide show. She said that the home owner would not know the difference anyway. Toward the end of the shoot the real estate agent hinted to me that business was very slow for her and she was not picking up very many listings. She insisted that it was just the market and things were like that for everyone. She cut things short at the very end when she looked at her watched and told both myself and the home seller that she was running late here and must be off for a new listing presentation.

I was truly amazed. Mark my words. The homeowner will fire this person for inadequate marketing, the Realtor will be out ALL of the money she's spent on marketing, and she STILL won't GET it.

“It takes money to make money.”

Real Tour Vision - Welcome to the Family!

When I first discovered RTV what impressed me was the quality of the 360 Virtual Tours. The see-through windows were AMAZING. What HOOKED me was the incredible treatment we received and continue to receive from the corporate side of RTV. Never have we felt like a burden or that our questions were bothersome. Since starting my virtual tour company in Longmont, CO I have found something even more amazing than these first 2 discoveries...the Network of Dealers!

On the forums I have seen people from all over the world banding together to help each other succeed in this business I have come to know and love. I have even relied on the forums for answers to my own questions as I learned my way around Virtual Tour Photography and Building. Along my path I have talked with many different RTV dealers; some more than once, a handful countless times! Names many of you know as regular “posters” to the forums and some not so frequent.

As I continue to grow and learn, Ken Bowman from In And Out Services has become my most valuable “mentor”. The time he has spent answering my questions, whether they be about Photography, Tour Building, Business operations or most recently Web Design, and the patience he has shown with regards to the number of emails I have sent shows what a Top Notch person we have in our midst! I am truly grateful for everything he has shared! My tours and my business are better for his influence.

Real Tour Vision advertises that they have the Leading Virtual Tour Software and Technology, and they do – without a doubt. This is not, however, their only #1 Asset. Certainly their network of dealers is equally as valuable as the technology itself!

I’m proud to be among this network. One day, I hope to be in a position where I am able to “pay it forward” to another RTV dealer just starting out on what has proven to be one of the best journeys of my life!

Heres to the network!

Virtual Tour Technology for Today...and Tomorrow

I am the type of person who is not satisfied unless I go above and beyond a customer’s expectations. Therefore, I take advantage and try to utilize all aspects of the available options within Real Tour Vision’s technology.

My first love is graphic designing, and my latest corporate 360 virtual tour was for the Society of Franco-Ontarian History and Genealogy (S.F.O.H.G.) in Timmins, Ontario. (Click here to see the tour). I was truly in my element as I was able to combine all three of my passions into one media! The purpose of the tour is to promote membership and awareness of our Genealogy Society, as well as to create interest in our new genealogical facility housed at the Timmins Public Library. I am proud to say, that the virtual tour is very effectively doing its job!

I was simply in awe two summers ago (soon after I signed with RTV) when a major update was introduced: text based scene descriptions were now available! It came as a total surprise to me, especially since I had voiced this same desire to a friend of mine only a few days prior to its release. That is one of the best qualities about RTV; they are always searching for innovative ways to consistently improve upon their services and because of this determination, they continue to remain above the crowd.

The functions of Virtual Tours do not have limits, and neither should the virtual tour software and technology used to produce the tours. Virtual Tours are as versatile as your imagination. They serve as a 24 hour salesman for your home, business or organization, but it can also be molded to clearly convey a special message through a visual story that produces impact! A story that utilizes specifically tailored designs, crisp and vibrant still photos, realistic 360 degree panoramas, and of course, descriptive text that neatly ties the tour scenes together, among many other features… It only gets better and better!

Lifestyle Photos on 360 Tours

As an agent in the Florida Keys I find that most of our properties are sold as vacation homes. To entice potential buyers from out of the area, I started adding lifestyle photos to some of my 360 virtual tours.

A good example is: HERE .

At the end of this tour are several photos of kayaking, boating, beautiful water, a sunrise and a colorful sunset.

I Almost Died Shooting a Virtual Tour

Recently I decided to do a scenic 360 virtual tour of a landmark bridge here in my state. The bridge is one-of-a-kind and was built back in the mid 1800’s! It was moved, sometime in the 1950’s, to a public park, where people have picnics and children swim in the stream that the bridge crosses. We wanted to have a virtual tour done as no one knows how much longer this bridge will be around.

So, on July 4th, my husband and I made the 2-hour drive, from our home to the bridge. When we arrived, there were very few people around. I went back and forth between my camera and my computer for about an hour shooting stills and panoramas. Eventually, though, more and more people started to arrive and taking pictures was becoming impossible. I was still looking for “the perfect shot,” though, and was needling my husband for ideas. He suggested that it would be really neat if I could get a picture from atop the railroad bridge that was about 100 feet downstream from the bridge I was shooting.

I went off and, sure enough, found a steep trail in the woods that led up to the railroad tracks. I called my husband to join me (as I am not a stunt junkie), and the two of us (and my camera, of course) made the climb to the top of the tracks. As with all of the railroad tracks that I have encountered, there is gravel in between the railroad ties. However, where the tracks crossed the stream, there was nothing BUT the railroad ties separating us from the 60-foot drop to the shallow stream below. All I could think was don’t get your feet stuck.

My husband went out onto the tracks first and had gotten about halfway across before I started to follow. I am not a HUGE chicken, but the thought of getting stuck between the railroad ties was a little daunting. So I inched my way out, never taking my eyes off my feet, as I carefully thought out and took each step.

Once I had gotten about halfway or so, my husband told me to look up and take my pictures whenever I was ready. I turned and had just lifted my camera to my eyes, when my husband screamed, “TRAIN!! RUN!!!!!” I looked back to see that a train was bearing down on us quicker than I would have ever imagined. The conductor had just seen us and began blowing his horn like mad! I turned and bolted back across the bridge, all the while watching the placement of each foot, saying to myself, “PLEASE, don’t get your feet stuck!!!” I remember glancing back once and thinking that I might not actually make it. Of course, I immediately thought, Well, you won’t if you don’t watch where you’re going and keep your feet out of these cracks!

Once I had reached the other side of the bridge, I dove down into the gravel about 10 feet off of the tracks. It seemed less than 2 seconds before that train came whizzing by me. It was the Express Train, which explained why it was going so fast. We quickly scrambled back down the slope and made a beeline for the car. It was then that I realized how many people had seen us flee for our lives. As we quickly moved to the car, people were asking, “Are you okay?”, “Did we just see that right? Were you almost hit by that train?” We nodded that we were fine and shrugged our shoulders to most of their questions. We had to get out of there! Everyone had seen us! We knew the conductor would have called or radioed in as soon as it happened, so soon the police would arrive to arrest the idiots that had been on the train tracks!

I didn’t realize it at the time, but it is actually a Federal Offense to be on railroad tracks. Morale of this story? There isn’t a virtual tour in the world worth dying for! It was truly, an adventure to remember!

Camera Flash Life Expectancy

In looking at how many pictures we take and how many times the flash on your digital camera is used I decided to do a little research about the life expectancy of a flash. After talking with a couple camera experts, I found out that the typical internal camera flash is rated to flash about 100,000 to 300,000 times before it burns out. Now this may sound like a lot of flashes but
when you break it down for 360 virtual tour shooting it may not last as long as you hope.

If you consider that the average tour has 5 pans and 10 stills then you figure that you shoot at least a minimum of 70 pictures for this virtual tour, not including all the retakes when the pictures didn’t turn out correctly. Now let’s say that at least 4 of the pans or 48 pictures plus 6 of the stills were taken indoors giving you at total of 54 indoor pictures. And let’s say that you used your flash on at least 70% of the pictures or 38 photos. That means that you have used 38 flashes for this one tour. Now to be realistic lets add at least another 12 pictures to this total to cover poor shots that were deleted off the camera. We have now used 50 flashes for one virtual tour shoot.

Let’s say that you shoot 4 - 360 tours a day for 6 days. In one week you have used about 1200 flashes! Inside of 51 weeks (giving you a week off for vacation) you have used 61,200 flashes (not including all the pics from the family vacation). Now out of our 100,000 plus flashes that we are supposed to get, we have used a little more than half of the useful life of our flash. At this rate it is not unlikely that the built-in camera flash may die within 2 years time.

So when you think about getting your next camera keep in mind your flash usage and how long you plan to keep your camera. You may want to make sure it has a hot shoe for using an external flash. An external flash lasts about as long as the camera's built-in flash, but I would rather burn out a $200 flash than burn up the flash on a $400+ camera rendering it useless. For those of you who currently have a camera that has a hot shoe for mounting a flash, I would recommend that you consider investing in an external flash. This will allow you to save the built-in flash on your camera. In the event that your batteries in your external flash die you can still use the flash on your camera as a backup to finish the shoot. An external flash is also stronger than your camera’s built-in flash.

Panorama Jack - Book Recommendation

Many of you out there have the best in digital cameras, lenses, pods and gear. If you are a Real Tour Vision virtual tour provider you consider yourself to be anywhere from an amateur photographer to a professional. In either case you are always on the lookout for better tips, photography tricks and information that result in better panoramic or still photos.

I recently came across a wonderful little book called The Digital Photography Book, by Scott Kelby.

The entire concept behind this book is great from cover to cover:
Two people out on a shoot running into specific situations and providing layman terminology in describing just how to get that shot without all the technical explanations and techie photo speak to confuse things.

For those of you that just used your camera equipment and gear over the Fourth of July to shoot our fireworks you would to have loved to have this little snippet of information taken directly from the book:

- Set your camera to full manual mode and put it on a tripod.
- Use a three or four second shutter speed.
- Set your aperture to f/11.

Perfect firework shots every time!

The book is jam-packed with tips like that. I highly recommend Scott Kelby’s book if you’re just starting out as a virtual tour photographer or a pro looking for some additional tips for your bag of tricks.

Enjoy!

Choosing the BEST Virtual Tour Company

If you are currently in the research phase of selecting a virtual tour company, then by now you must be tired of looking at virtual tour company website after virtual tour company website, trying to decide which company can better market your real estate listings. It’s a daunting task, but a very important one. Because at the end of the day, you need a company that takes the extra step to actually market your listings and not just stop at delivering a great 360 virtual tour.

There are many national and local companies to choose from. In fact, today, if you are to pull up a listing of all Realtor.com ® Picture Path® authorized partners, you would probably see a very long and almost overwhelming list. This is mostly due to the fact that there are no costs to be an authorized partner. This opens the floodgates for all kinds of different virtual tour companies that may or may not market your listings effectively.

When you are looking through the Real Tour Vision website, the TreasureCoastSolutions.com Website and our virtual tour company blog site, keep in mind the one question that brought you here. What makes our virtual tour solution different from other virtual tour providers? How can this virtual tour company market my listings better than another company in the Indian River or St. Lucie County areas?

Starting with our virtual tours, here are a few differences:
When I started this company in 2005, I purchased several different types of virtual tour software. I spent time using the various different software interfaces, tour equipment, and carefully analyzed the final product. After much consideration (and investment) I chose to partner with Real Tour Vision as a Full Service Provider. Why are Real Tour Vision Dealers Better? Click on that link and see why virtually all Real Tour Vision Full Service Providers are LEADERS in their market places.

Our interactive technology has been around for over 7 years, yet just recently hundreds if not thousands of companies are emerging all over the nation using inferior technologies and then marketing them as ‘virtual tours’ . I call it the ‘jack-in-the box’ effect, but you can read more about that here in my article The Virtual Tour Dilemma. Since Picture Path® opened the doors to pretty much anyone with a camera and a website, it is my opinion that this dilemma is only going to worsen. Unfortunately this makes your job as a real estate agent searching for a provider or as someone looking for technology to startup a virtual tour company much more difficult.

So, back to a few more differences…

What Do We Mean By Interactive and why is it better than a video tour or slideshow tour? Click on the following link and see what Alex Saenger has to say. Alex is a leading provider in the Maryland area. Video Tours vs. Interactive 360 Virtual Tours You can also read Ross Goldberg’s article The Goldberg Test about his experiences during his research of Real Tour Vision Software. In fact, if you have some time, I highly suggest that you sift through the virtual tour company blog and see what others have to say. This way it’s not just coming from me. Also, If you would like to take a quick look at the interactive feature of our tour, choose an example below this introduction and click on the 'Hot-Spots' (small blue navigation buttons ON the tour itself).

So let’s move on to marketing. You wouldn’t be looking for a virtual tour company if you just wanted to have pictures taken and have them sit on the Internet somewhere for no one in particular to find. That is something that you can very easily do yourself and does nothing to actually market the property. It is important that once the tour is completed, the tour is then marketed to prospective buyers on the Internet.

A virtual tour is an Internet marketing tool, without being actually marketing on the Internet is nothing more than a wasted advertising expense. After your tour is completed, we automatically distribute your tour to 40+ Internet portal sites. In addition, we take it a step further with our agent webpage and organic SEO marketing.

Everyone of our agents has a listing on our agents page and I make sure to link all of your virtual tours to the agents page. In addition, your website is linked to each and every one of your virtual tours. I also spend a considerable amount of time marketing our website and fine-tuning its content so that it is always fresh for the Google bot. Take a look at our stats, and you will see that we receive much more traffic than most typical local companies. I also participate in blogs such as ActiveRain, and the Real Tour Vision blog. I make sure to always link back to our so that our agents receive the maximum amount of exposure for their listings on the Internet. Everything is about marketing your listings, the more successful you become, the more successful we become. This results in even more marketing for our website, your tours, your listings, and all of this happens automatically when you choose us as your marketing partner.

Take some time and look around our website. While you are here read What Others have to say about their experiences in their testimonials throughout the site make sure to sign-up for my marketing newsletter. I call it ‘You Stole My Marketing” because every month I share marketing tips, with all of our agents can ‘steal’ to help them keep cutting-edge on all of their marketing efforts and not just virtual tours. I look forward to working with you in the very near future!

The Virtual Tour Outlet

The other week I had someone call me from Florida I was wondering how did they come across a Las Vegas virtual tour company website. They stated they have a friend here in Las Vegas that just rented a house & saw it by Virtual Tour & now wanted her to see what home he rented & that she could view it from our website at www.virtualtouroutlet.com. One more reason to use a virtual tour it can be viewed all over the country & even a rental property can benefit from this marketing!

More Buyers with 360 Virtual Tours

In a vacation and retirement destination such as the Florida Panhandle, many potential buyers will be from outside the local area. Lifelong vacationers, retirees, military, and even overseas investors may decide to purchase here. As a virtual tour provider, I am always preaching the benefit of on-line advertising of real estate. It is always good when a client confirms my worth. I've been told of several instances when a 360 virtual tour I did helped sell a home.

I have also been told of a couple of times when a virtual tour was the deciding factor in the selling of a home. There are instances when a buyer's circumstances merit them deciding on a property to purchase before they can physically visit the area. I have found no better tool to help in that decision than, a good Realtor, and of course, an exceptional virtual tour.

Virtual Tours Your Way

We give you what you want.

One of my clients prefers slide shows on her listings, and when she put her 1.1 million house on the market, it was with a slide show.

Here is the tour

We use the best virtual tour software and technology on the planet in our 360 virtual tours...and slide shows can be provided using that same technology. Perhaps the best part is that we can convert the slide show to a tour later if she wants.

Reflections on this 4th of July 2007

Reflections on this 4th of July 2007

It has been said that on July 4th 1776, John Hancock signed his name “with
great flourish” so that “King George can read that without spectacles” .
So today, take a moment to remember those that have not only lost their
lives in battle, but also those that have dedicated their entire lives to
protect the rights of all Americans to come!

As Thomas Jefferson wrote in his final letter of regretful declination to
Roger C. Weightman on his personal invitation to partake in the
festivities dedicated to the 50th Anniversary of American independence:

"May it be to the world, what I believe it will be ... the signal of
arousing men to burst the chains ... and to assume the blessings and
security of self-government. That form, which we have substituted,
restores the free right to the unbounded exercise of reason and freedom of
opinion. All eyes are opened, or opening, to the rights of man. ... For
ourselves, let the annual return of this day forever refresh our
recollections of these rights, and an undiminished devotion to them."

As you look up into the sky on July 4th remember these words with pride
and celebrate with loved ones, the freedom that we all share as Americans…
“And the rocket’s red glare, the bombs bursting in air, Gave proof through
the night that our flag was still there.”

360 Empowerment -- The Agents Perspective

One reason I LOVE Real Tour Vision is for the following reason -- Empowerment.

Empowerment is the reason that I decided to be a real estate agent in the first place. The chance to do the best job possible, for the lowest price.

As a Realtor since the early 2000's I have hired a lot of Virtual Tour Companies to film my 360 Virtual Tours. Some were too bright or too dark, and some only filmed 4 rooms which was not enough to give my home shoppers a good idea of the entire home.

In fact, one company branding themselves a "Virtual Tour" company only filmed a large stationary picture of a room, and gently moved the camera back and forth. You all know which company I am talking about. What a joke!!

But then I hit upon Real Tour Virtual Tours in 2005. What a difference!! RTV empowers Agents and their Teams -- to do the Virtual Tour themselves and look their very best online.

When joining the Real Tour Team, they send out the entire package including the virtual tour stand, the clip, the booklet, virtual tour software -- and provides the best training and support possible. By the time, I went out to do my first Virtual Tour in 2005, I knew what to do.

Soon I was posting high quality Virtual Tours; 6-8 rooms, for a fraction of the cost that it would have been had I hired someone, but of course I do have my time involved here. There is also the benefit in the real estate agent being able to tell the home seller that they are sending out a professional but I consider myself to be a very good photographer and my Real Tour Vision package makes me look even more official.

By advertising high quality full 360 Virtual Tours for each and every one of my listings, I was able to expand my real estate business from averaging 8 listings at one time, to almost 25 present day!! Virtual tours enable me to work more efficiently and I look at it as just another invaluable tool for my industry that keeps me ahead of the times.

This is what our business is all about -- empowerment. Learning, responding, and overcoming the challenges that face each and every one of us.

With Real Tour Virtual Tours, I am empowered in this critical area as well and look my very best while I am doing it!

Virtual Tours Your Way

By far the most satisfying part of owning our virtual tour company is the flexibility to offer our clients a choice.

I've personally done 360 virtual tours/slide shows/photo shoots of over 300 homes. It occurred to me that unless a realtor has done the same, I can take a lot of worry off her hands by doing it for her.

For larger homes with virtual tours, we will supersize the number of still photos so Realtors have a variety to choose from for their flyers and MLS. Some agencies have "built-in" slide show programs available for use, and many of my clients Supersize for that purpose.

For smaller homes which are not suitable for 360 virtual tours, we offer slide shows. Slide shows are a great way to get around the local MLS 8-still-photo limit.

We will advise against virtual tours when a tasteful slide show using our crystal clear, "page flipping" RTV technology would serve the property better.

We're not all about getting your cash. We're all about gaining you as our client.

We have a portfolio of some of our work on our website and you are welcome to kick off your shoes (that's what we all do up here in the Pacific Northwest) and tiptoe through these homes :)

Parting Ways with a Happy Ending

My best friend and I had decided to become Real Tour Vision dealers and partners in Quantum Views, LLC. We bought our dealer package and a set of tour credits and started brainstorming. Then life happened and my partner ended up deciding to move to another state and I ended up with a full-time job at a University. Neither one of us had any time left over to devote to the virtual tour company. We were debating over which one of us would keep the business and struggling with the decision to stay or go.

It seemed like a fun idea to start a virtual tour business together. Now one of us was going to have to go it alone. I had been explaining my dilemma to our sales representative at RTV and he was both sympathetic and supportive. I left the conversation feeling motivated to go for it and I kept the business for myself even though I had to idea how I was going to get rid of the 30 tours credits we had purchased all on my own.

A couple of days later I was watching an elementary school evening performance of Aladdin with my 5 year old when I got an excited voice mail from Real Tour Vision. They had been in contact with a competing virtual tour provider from my area who was moving to Costa Rica in days. This virtual tour photographer had always regretted not becoming an RTV dealer and had originally bought a one-shot lens system from a competitor. Now that he was moving to Costa Rica he saw what a great opportunity it would be to start fresh, become an RTV dealer, and keep his existing customers VERY happy if he could roll them over to another RTV dealer and get them continued service and better technology all on the way out.

Real Tour Vision quickly arranged for me to speak with Mr. Costa Rica and in just a few days I had an instant client base! I "virtually" took over all his clients. A week later I was told that my job at the University was being cut from the budget and so I threw myself into becoming a virtual tour provider. In 3 weeks, I have done tours for 5 of Mr. Costa Rica's old clients and they all love the superior quality of the RTV virtual tour over that of the one shot lens virtual tours. Just today 2 more new clients contacted me. Each week I've had repeat business and it really only takes a few good customers to get you started.

One of the best things about RTV is the customer service you get from the whole team. If if hadn't been for my sales rep and his motivation, I would still be wondering how to get my foot in the door and Mr. Costa Rica would have left his clients behind without a virtual tour provider. Now I'm watching those tour credits go out the door and looking forward to buying another batch!

Thanks RTV!!
