Panorama Jack Calls the Culligan Man

It all started when Panorama Jack was having trouble with facial tics. He went to our company doctor, Dr. Damitol, and was told, “You have too much lead in your diet. You need to cut back.” So Jack started cleaning up his diet. No more snacking on paint chips, using lipstick, or licking children’s toys. Still his problems continued.

Jack decided it must be the water. But what to do? Coffee is essential to the wellbeing of Panorama Jack. How Effective are Virtual Tours – Really?

In Shreveport and Bossier City virtual tours seem to be everywhere these days. Buyers are looking at them, sellers want them, realtors have them, but how effective are they really? Here are some statistics that may surprise you. According to a recent survey* conducted by the National Association of Realtors® 77% of all home buyers listed the internet as the most important source of information about a listing.

Statistics like this show us that buyers are shopping on the internet. And why not? They can view more homes in less time at their convenience by shopping online. And that’s not the end of the story. According to the NAR®, listings that have virtual tours are 88% more valuable than ones that don’t. Not to mention that Realtor.com states that the “virtual tour” feature is selected more than 100,000 times per day**.

Can I Have Fries With That?

I own a Southern Pines, NC Virtual Tour Compnay and we provide Virtual Tours, floor plans, professional printing (with an affiliate) and other various services. I have been taking some classes with an unmentioned real estate group just to see what Realtors are up to and how they are looking at and approaching things. I figure what better way to get into a Realtors head than to take a class with them and learn what they are learning. Not to mention they know I am a Virtual Tour Provider so how convenient when they are talking about marketing they have a marketing tool right at hand!

I have had many things just kick me in the face and make me wonder "why haven't I been doing this?" Realtors much like Virtual Tour Providers are trying to market them selves and their ability to do something for some one else that just about any other Realtor can do so it is more important than ever to find out what your customer really wants? I was told a quote that will stick with me for the rest of my life... "Even if you are on the right track, you will get run over if you just sit there!"

So Real Tour Vision has put me on the right track and I am not about to sit here and get run over by the competition. We offer a better and much higher quality Virtual Tour than any of our competitors so why wouldn't people want to order from us? This is the biggest question and the biggest problem. Until you have figured out the exact answer to this question you have no other problem. The phone not ringing, no orders coming over via fax, emails not pouring do not even matter if you are unable to answer this question. What makes YOU better? What makes YOUR product better? Why should they use YOU if your prices are $25 higher than your competitor?

Customers don't care that you have better equipment they don't even care if you have only been doing this for 2 months or 2 years they want to know how YOU benefit them. NOT how Virtual Tours benefit them (because they already know this if they use them) but how YOU benefit them. What are YOU able to do that none of your competitors have even began to think about? Maybe it's 3-D Floor Plans or even just your personal attention to their needs and wants.

Don't promise them the world then only provide a City. Promise them a City then give them the whole country. Under promise and always over deliver. If you over state what your abilities and intentions are you are setting your self up for failure for sure. Why not promote and offer a smaller amount of service and provide a lot more. Doesn't it feel better to you if someone offers you a hot dog and then gives you a chili dog with fries? This also will get people talking.

When someone brings up Virtual Tours, they will immediately think about you and how you promised them a hot dog but gave them a chili dog with fries. Although you are offering a smaller amount of services you have the ability to exceed their expectations and do what you normally would do but make your services appear more valuable. It is not about how much you do but how well you market what you do. So from now on look at things like a Burger joint and don't ask would you like fries with that? Just give them the fries they wanted but didn't ask for.

A Virtual Tour is A Virtual Tour - Not Really!

As a Realtor(r) with many years experience in down markets I knew the importance of keeping my name, expertise, and professional marketing ability in front of future clients. I went looking for a marketing tool to place myself in front of the whole pack of hungry agents. Since I own an Internet marketing company I knew that the Internet was the key. The technology I first found was the free programs from a major software company and I thought that this was a good solution. In fact I then went to a seminar and the program was pushed as a great way for an agent to make their mark as an above average agent.

I published two listings using this program and saw that they were far from the excellence I wanted. Being a perfectionist I looked for other solutions. I viewed at least fifteen tours posted on the local Mesa, AZ MLS that were offered by various companies using many different solutions to the “Virtual Tour” presentation for viewing on the Internet. My knowledge of the Internet allowed me to investigate even deeper as to what technology and provider would allow me to show case my listings in the best light.

I had a Samsung Digimax A7 camera I picked up for a reasonable price. Most real estate agents like reasonably priced products and services, as do I. The camera allowed me to make some adjustments just like the old 35mm cameras of the film age that I used to use. I then went off to photograph my first two tours using the free software. I was almost OK with this but saw that I used to do better photography with a film 35mm and my own darkroom. I was very disappointed at the quality even though the quality was equal to or better than most other agent self shot tours or tours shot by other tour companies. My photography background, classes, and darkroom experience told me that the point and shoot digital cameras would not give the quality marketing pictures that are needed in a down market to put me ahead of the rest. In fact I noticed that the majority of the virtual tours on the Internet were actually a slide show and not a true 360 Interactive tour.

I wanted technology that would allow me to tell my clients that they could have an interactive walk through virtual open house 24 hour per day 7 days a week to draw potential buyers to their home. I found Real Tour Vision and used their virtual tour software on a couple of listings and used my Samsung camera. I found out that the light blew out the windows, I did not get as crisp and clear images that I wanted, and that the photo shoot of each home was using up three to four hours of my time. This goes to show you that the best software cannot correct images obtained from a cheaper camera.

This was way too much time to spend, so I went to the Real Tour Vision dealer forum to get advice and to see what other photographers were using. Boy did I get advice! These easy shoot cameras can be used for family photos, but to get great real estate shots better equipment is needed. Just like I have always been told when it comes to software and computers, junk in junk out.

From the advice that I received I decided to invest in an additional $2,000 worth of software and camera equipment. I now can say that I have the ability to shoot weddings like I used to do with my 35mm film equipment and dark room. Most home self-shot photos are good, but they would not past muster as a marketing tool. I have not talked to anyone, except professional photographers or serious amateurs, that know what real photography is. In fact when I mention the following terms to the average agent their eyes glaze over like a deer in the headlights of a car: f-stop, exposure, lighting, depth of field.

I saw that an agent that I had done tours for had a different tour on a new listing. She told me that she had an old tour for the listing prior to my entry into the virtual tour business (she had the listing many months ago and it was taken off the market for some time), and I asked to re-shoot the listing to make it look better and to showcase the differences. The kitchen on the top is from inside the Tour Factory technology and the same kitchen below is in a Real Tour Vision virtual tour. The quality difference is amazing. The windows in the top tour are blown out with light.



I have 100% of my listings with a fully interactive tour, and every home has closed escrow or is in the pending stage at this time, in fact I need some more listings as I’ve sold every listing that I have accepted this year. Even though I do not make my full living as a virtual tour photographer, I have more experience than many of the competing slide show and 360 tour photographers have.

Real Tour Vision Pays For Itself

Here I am only a few months after signing up with Real Tour Vision and starting my own Virtual Tour Company in Minnesota. I have done a few virtual tours and completely out of the blue what happens this week? Real Tour Vision literally pays for itself. In the last several months Real Tour Vision has sent me numerous virtual tour leads, every one of which have turned into valued clients as well as providing me with an ample supply of pre-sold Tour Track jobs.

I admit, when signing up with Real Tour Vision I was told that they would send me virtual tours and throw business my way. I thought, yeah okay, I’ll believe it when I see it. Selling New Construction With Virtual Tours

I sell real estate in the Orlando Florida area and work with buyers and sellers.

I use Real Tour Vision virtual tour software on all my listings if possible and find them extremely valuable when it comes to incurring showings in a slow market. I know of a number of occasions where a potential buyer called his agent after viewing the virtual tour of my listing so that they could arrange for a showing. These days agents have lost some control over which listings are getting on the showing list. Thanks to Realtor.com and other IDX listing sites, buyers have access to listings and virtual tours. Good tours definitely get you more showings and increased exposure in the marketplace. However, make sure the house is cleaned and tidy and shows nice for the full benefit.

I recently sold a new construction home in a vacation resort community to a European couple. They told me that they have a few friends that might be interested in something similar. I went to the builder’s model home and did a virtual tour of the two models. I posted a link on my website and sent the link to those tours to our client. Within 8 weeks I had another vacation home under contract. They bought it sight unseen!!!

The virtual tour and their friend’s testimonial was enough to make the deal. The tours really help convey a sense of space. I gave the builder’s rep the link to the non branded tour so they also can use it to send it to their interested buyers. It really helped me to build a good relationship with the sales staff. I am now considering adding more tours of new construction models to my website. This will help me to capture more of the second home business in the Central Florida Region.

What is your combination?

Ever since I was a kid I always liked nice pictures, photography and cameras and eventually I turned into a "gadget" guy. I have collected various camera brands from old generation (regular film), a complete set of a "Hasselblad" the Cadillac of cameras, to the latest model of digital camera (till 8 months ago) which provides a great deal of flexibility and convenience. However over all these years my major task always was how can I make money off of doing what I love!?

I think this is a very popular topic and not easily done! After I spent the big bucks on the Hasselblad I started doing head shots and some other projects to make a career out of it. Shortly after that I found myself in the middle of the technology transition to digital photography. I could not compete any more! Right around that time, I came across property photography and virtual tours and decided that it was the combination that I have been looking for. Not long after that I started the company called "yVirtual" in Southern California serving the following cities:

Year One - A Quick Look Back

Hello fellow Real Tour Vision dealers around the World. I would say this has been a very exciting year. The 16th of October 2006 was our first Virtual Tour.


I did it free of charge for a Friend of mine. In one year we've done 150 Real Estate Tours, 10 FSBO, commercial and business tours. Amazing!!

We started this virtual tour business out of desperation, and despair. Nothing was working with Real Estate. The market was starting to plunge and investors were watching there investments disappear.

Virtual Tour Insurance

What a Nightmare:

You know it not a good day when you are rushing to get to your first virtual tour shoot and in your haste -- you trip and fall on your client’s front porch stairs. In the process, you drop your tripod and camera. With that sinking feeling in your gut, you pick up your equipment and confirm that the camera is now smashed and one of the legs of the tripod is bent at an awkward angle.

Thoroughly rattled and upset, you put on your best smile when the client opens the door and invites you inside. Virtual Tour Camera Migration

I started my virtual tour business in Lawrence with my nice Point and shoot digital camera, but I was not getting the "professional look" that I was aiming for since I had little or no experience nor example on my website to show off. I decided to jump into the SLR world and of course it's more complex than what I thought.

One mistake that I made and quickly learned from:

A point and shoot is automatically turning on to the widest angle possible which is how you should take your pictures for your 360 virtual tour. Even if you take it the camera off of the Real Tour Vision rotator to do a nice still picture, set it down and let it turn off, that digital camera will always set itself back to the widest angle setting where it was left at. This I quickly found was not the case with my digital SLR. At least mine anyway.

The Real Tour Vision tour builder manual says on the quick shoot checklist - BE SURE YOUR CAMERA IS ALWAYS SET TO THE WIDEST ANGLE POSSIBLE BEFORE EVERY VIRTUAL TOUR SHOOT! If you don't follow this simple rule once you're back at home trying to stitch them up it won't work. For everyone out there just going into the SLR world be sure to always check that you have your camera set to the widest angle possible before every shoot. Especially after taking it off the tripod to zoom on a detail!

Houston Virtual Tour Customer Service

What is the definition of Customer Service? Webster’s New Millennium ™ Dictionary of English states that Customer Service is the assistance and other resources that a company provides to the people who buy or use its products or services. (v0.9.7.) Lexico Publishing Group, LLC.

While building up my virtual tour company in Houston throughout my daily travels, I always am disappointed in the lack of customer service that is given to me by businesses. Whether it is a fast food restaurant or a retail store I never get the level of customer service that I think I should get. Is customer service a forgotten relic? I hope not.

In my Virtual Tour business, the one thing I tell people that work with me is that customer service is top priority. I treat my clients the way I feel that I need to be treated when I use someone else’s services. Go the extra mile is what I say. This is one reason why I think I get business away from the national companies is because I will do almost anything for a client. I also understand that there will be instances when customer services have been exhausted with a client and you have to cut your losses. But always remember even if you have to cut your losses with a client do it in a way that you will not receive a bad referral. I know it is hard to do that but don’t give them a reason to speak bad of you. KILL THEM WITH KINDNESS is what my mom always told me.

So the moral of the BLOG is Customer Service should be your top priority. Treat your clients with the level of customer service that you would want to receive.

FREE Virtual Tour Sofware Updates

Real Tour Vision is pleased to announce that our virtual tour dealers worldwide are now able to control the pan speed and pan direction of the virtual tours. A pan speed of 99 is as fast as possible to the right and a pan speed setting of -99 is as fast as possible to the left. A pan speed of 0 will keep the panoramas from moving at all. This has been a very high request among our virtual tour dealer network for some time now. Some want it slower while others wanted it to be faster. Overall the panning speed of a virtual tour is highly dependent on the processor speed of the computer, how many tasks are running in the background, video card quality and how much RAM is inside of a computer. Since this is very different from one machine to the next we have adapted our system to satisfy everyone on a per tour basis. This is just another free virtual tour software edit that we have made allowing our providers to better accommodate.

Finally by popular demand the Real Tour Vision TMS now auto populates Google Maps and Google Satellite upon upload. This is a switch from the Yahoo mapping service that was previously used. Don't Play Favorites With Your Clients

During a recent conversation with a Realtor(r) who was ordering a Virtual Tour I was told that she had another listing coming up this week but she didn't feel it justified a Virtual Tour. I wonder how the undeserving home's owner would feel about this? Think about this quote I actually heard from someone using the internet to look for their first home:

"If I see a home listed somewhere on the internet and the agent didn't think it was worthy of a virtual tour then it probably isn't worthy of my time."

It's easy to see the logic of this thinking. I was also told by a long time Minneapolis Realtor recently that if he sees a listing on the MLS that doesn't have a large number of great pictures he won't bother sending that listing to his buyers. He assumes that these days if you don't have at least 10 great pictures the home must not be that great.

Don't play favorites with your sellers, after all, one of the great benefits of an interactive virtual tour is to show other potential home sellers that you are using the latest technology in your efforts to market homes. Make a Virtual Tour on every home an important part of your marketing plan and set yourself apart as a leader in your market place. Remember, search sites like Realtor.com wouldn't give you the option of sorting out only homes with Virtual Tours if there wasn't buyers out there who only want to see homes with Virtual Tours first.

Hello Fellow Dealers!

My name is Steve Boatwright, my wife Pam and I run a San Jose Virtual Tour Company! Just Bloggin Away To Success

It has been about 6 months now since the birth of our virtual tour company blog and let me tell you that Blogging is much easier than it seems!! This blog has grown quite quickly into its own and rightfully so, with all of the participation that we have had. For those in the Real Tour Vision family of dealers who have not yet taken advantage of this incredible marketing tool, I would have to say that you should read this particular blog closely and pay special attention to some key points along the way. I am about to reveal my newest secret weapon in marketing.

It all started about 6 months ago when Jason started the Real Tour Vision virtual tour company blog. Looking back, I remember being a bit hesitant about spending additional time writing blogs in addition to the ones that I had currently been submitting through another blog. I submitted the first dealer blog on February 20th. Well, just a little over a month later I started noticing hits coming into my website. When I checked my website stats, I had received over 50 hits referred from the virtual tour company blog! Over 250% more hits from a brand new blog over my other blog! Not bad.I was hooked! Since that time I have made a habit of submitting blogs on a regular basis to RTV and the extra effort has paid off.

Now that the virtual tour company blog has a Google PR of 5/10 my local SERPs show my website as the first two listings with one of my more popular blog entries as number three! And that is just for ONE of the three counties that I service. Another county shows two of my blogs as the first and second top results, my website third & fourth, my RTV testimonial fifth, and two blogger feeds as sixth and seventh. Yes, you read that right. I hold the top seven search results for Treasure Coast Virtual Tour Company.

So what is my newest secret weapon in marketing… you are reading it!

Market Going Down Orders Going UP

Hello out there! I just started a Southern Pines, NC Virtual Tour Company. It is in times like these you begin to wonder if your order volume will stay up while the market trend is going down. Just remember that even though the market is going down people are still selling their homes and moving. Don't let your customers forget about you, stay in their faces so to speak. In times like this I have been going the extra mile for my customers and doing things for them that the other virtual tour providers may not.

I have been busy sponsoring events and even hosting a photography training session. Many realty offices have weekly events and training sessions so you try to become a sponsor for one too. This will get you two things; first you have the opportunity to become a preferred provider for that office and secondly chances are if you sponsor it you will get a small time block to go in and talk about your virtual tour business. This is your opportunity to stand out. You are already on their good side because you are making their event possible so now is your chance to blow them away.

Don't bore them with the typical slide show presentation ~ Slide shows are old ~ Come up with something new, maybe don't even talk to them bring them a snack and let them go on their way. They do say that FOOD is the way to any ones heart. Hand out coupons with crowd participation get them involved don't put them to sleep.

Lastly, often these events are more than just that particular office and other Realtors from other offices participate so this is your chance to gain their business too. If you already provide virtual tours for the office you sponsor that's ok. This is a chance for you to reinforce your bond. It is the little things like this that earn me life-long relationships and produce repeat business. While your competitors are looking for work in this down time your orders will be sure to stay steady when you invest in your clients.

A Little Texas Tour Sold em

We offer Virtual Tours in Shreveport and Bossier City area in Northwest Louisiana. Given our location we find our market often extends into the rural areas of East Texas. We had spoken with a Realtor from one of these rural towns in East Texas on several occasions, answering his questions regarding virtual tours. Finally, after several months, he took the plunge and ordered a tour for one of his outlying properties. A few weeks later we received another call from him for another virtual tour. It was at this second meeting that he related the story of the first property.

It seems that shortly after posting the 360 tour, he received a call from an interested buyer stating that she had seen the online virtual tour and was interested in seeing the home in person. He told her that he would be glad to show her property and that he had some time the following day. "Oh," she replied, "I don't think I can be there that quickly." Our Realtor asked her where she was coming from. "Belgium" she replied. Shocked, our Realtor says, "The country?!" "Yes", she exclaimed.

To make a long story short, she did eventually make it into town, saw the property in person and bought it. Our Realtor calls us regularly now and we always enjoy working with him. Boone NC Virtual Tour Attraction Distraction

Well the worst happened the other day when I got back from shooting virtual tours in Boone, NC.

Yes oh yes an entire folder of photo's a 6 bedroom 7,000sq home was deleted from my computer and went off to photo Heaven without passing Go and I did not collect $200.00! Yes folks I have to go back with my tail between my legs and do it ALL over again.

I did look into having it restored from the hard drive of my computer but it would have cost me more to have it retrieved from my computer than to go back and shoot it again. OK the agent is cute and single but I promise you all that really has nothing to do with it, I think...

Wish me luck and just watch that delete button.
