RTV is Here for YOU

Dedication and perseverance is our motto here at Real Tour Vision as exemplified by the fact we all made it into work yesterday. ‘Big Deal’ you may think, but I’d like to take a minute and let you know just how big a deal it was for one employee to get here yesterday.

Normally on an average day it takes me approximately 8 minutes to get to work, maybe 10 with lights and traffic. Yesterday I pulled out of my driveway to take my kids the 1.76 miles to daycare and I noticed that headed toward town there was a string of bumper to bumper traffic as far as my eyes could see. As I drove along I noticed whole lines of cars parked along the median and even saw two very large construction trucks just stopped in the middle of the road. I ’m not sure if they were trying to give plenty of room between them and others, or if they were stuck spinning their wheels on the ice.

It took me a couple extra minutes to get to daycare because the roads were very slick and the car in front of me was going about 20mph. After dropping the kids off I turned around to go into town. A nice motorist in the never ending string of unmoving traffic allowed me to pull out and thus begin my wait. I sat hardly moving in that string of traffic for what seemed like forever! It took me almost 30 minutes before I even passed my house which was only 1.76 miles away! I’ve included a picture I took with my cellphone camera of the traffic during the 30 minutes it took me to drive 2 miles.

Altogether it took me over an hour to get to work that morning. One poor employee, who was wearing footwear incompatible with Northern Michigan winters, barely made it into the building without breaking her neck in the parking lot (today she’s wearing boots with traction in case you were worried about her safety). Another employee suffered a very minor fender bender when another motorist was unable to stop and skid through a stop sign into her car. Damage was minor but it shook her up a bit. Then the other driver drove OFF!

Let this blog article affirm that we are committed to giving you stellar service and to answer your virtual tour related needs even if we have to risk life and limb to do it!

Virtual Tour Company in North Carolina Takes Off

I started my Northeast North Carolina virtual tour company in April of this year and started doing virtual tours in May. I am about to reach my 50th tour this week. This is a great accomplishment in my rural area where the real estate market is really in a slump.

Real Tour Vision's photo stitching software and Rock Point Marketing's tools are what helps me to sell my tours. My virtual tour business is picking up! I show a sample to a prospective client and before I can finish my pitch and all my information, the 360 home tour is sold. I am gaining a lot of repeat business. My clients are starting to realize that for less than they pay for newspaper ads, they can have their listing on the internet and be seen all over the country. Some have paid up to several hundred dollars just in newspaper ads that run only for a few days.

I have one client who was at a Chamber of Commerce meeting raving about my tours. I was told by the Chamber that she was my walking billboard and commercial for Real Tour Vision. With this kind of advertising things can only get better. Also think about this............the market is in a slump, what better way can the real estate agents be competitive in marketing their listings?

I tell my clients that I guarantee my work. The Real Tour Vision software makes it easy for me to tell if I messed up a scene. I have had to re-shoot a scene a couple of times. I let the client know that I don't like the way the scene looks (white balance might be off a bit) or I tell them the truth, that I hit the zoom by accident while adjusting the camera. Most times I do my outside shots in manual adjustments with a filter or 2 to make the color more vibrant. I now constantly watch my zoom setting and if I think I made a mistake, I delete the entire scene and re-shoot it.

Thanks to Real Tour Vision for making my job fun and easy to sell. I love this business!!!!

Marketing your Virtual Tour Company

We’re coming upon the Holiday Season and some virtual tour providers may be feeling the money crunch that comes along with it as our clients tend to pull in their reigns on spending for 360 virtual tours during this time. People will be barraged with multiple ads to ‘buy this’ and may not pay attention to our offer. It all depends on how it is presented and how often. A simple holiday post card can do wonders! (It beats fruit cakes anyway.)

Without boring you with all the “SBA finds that 50% of new businesses fail within the 1st year and the other 45% fail within the next 5…” rhetoric, the fact that you have aligned yourself with RTV is one of the greatest factors to be in the last 5% of businesses that succeed. The other factor is your persistence. How long you persist makes a huge difference in your business. This is the reason to make contact with your clients during the holidays. Set aside some time to do this – it will pay off.

Your main focus should be the marketing of your business. First and foremost you are a marketer of what you do and secondly a business owner. Without marketing, you won’t have clients. It will cost you about 5 times more to acquire a new client than it will to make a current client buy a virtual tour from you again. But, you have to deliver the best value for the money you charge them. That is where RTV’s product/support and your personal service make a huge difference. Remind them that you’re there to help them with all their needs and that you want to be their only virtual tour company.

With that, a Happy Holidays to all you dealers on this globe and huge thank you to Team RTV for all their help and support.

Virtual Tours as a Lone Web Presence

I am sure this is not an original idea, but thought it was worth mentioning. Business Virtual Tours as a substitute for websites or pending websites. There is this awesome Country Store/Gift Shop/Plant Nursery just up the road from me. I had asked the owner awhile back if they had a website, thinking that a virtual tour would be a great addition. She told me that she had someone “working on it”, but that it was not yet ready. This was several months ago.

The other day, I ran into her and again asked her about her website. She said they were STILL working on it. After talking to her for a few minutes I found out that she has already purchased the URL for her future site and has been waiting on the web designer (a friend of hers) to complete it. We talked about it for a bit, and I was able to convince her that a virtual tour would be a fast ,and inexpensive way to get her URL out there now! I am shooting the tour next week and am very excited! She said that she was about to order new menus (for their deli) and business cards, and was disappointed because she was not going to be able to put their web address on any of the new material. Well…now she can! Once the tour is complete she will just have to login to her godaddy.com account and point her web URL to the tour! We’ll make mention of the upcoming website, add her menu as the brochure, link the tour to both road and satellite maps, and MORE! Not to mention, she will now be able to give her web address to our local Chamber of Commerce to be added to the list of member websites, getting her business even more exposure. Once her official website is up and running she can simply add the virtual tour to it. No money wasted!

I have spoken to some small business owners in my area that do not feel they have the need for a website because they do not plan to sell anything online. Even though I may disagree with their thinking, RTV virtual tours are the perfect solution for these folks. We can offer them an inexpensive way to show off their businesses and services without all of the hassles of a full blown website. As with the Country Store, I will charge each business a small yearly maintenance/hosting fee that will include one update. They can add new brochures, change the Spinfo, or for an additional fee, have us come out and re-shoot any number of their pans/stills. This will be especially helpful to those businesses that offer different inventory for different seasons.

For example: The small clothing boutique that has very distinct summer and winter clothes/décor. RTV dealers…this would be a great way to fill in the gaps during those not so busy months. Any small business could benefit from a virtual tour, website or not. And they would still be able to add that all-important website address to their business cards and marketing materials.

Virtual Tours and Beyond

Real estate agents have to stand out above their colleagues more than ever to retain and satisfy their clients by selling their property in a reasonable time frame. Homeowners are skeptical about which agents to hire and sign on the dotted line with. After all, a fairly big commission is being paid to that agent; the homeowners want to know that they are effectively getting their money’s worth by having their home marketed properly-in tune with today’s current online trends.

Scheduling a 360 virtual tour is the first step in gaining a great online presence. 360 tours are so economical when you see what you are getting. After all, with Real Tour Vision technology anyway, they stay online for two years and then you can still renew for another two if you choose to. Can you say that for your local newspaper? A solid one year ad in the paper for every house would cost you around three to four thousand dollars while a 360 virtual tour photographed by a professional will only cost around $100.00 for a full two years! A virtual tour costs nearly $.27 per day while an ad in the newspaper runs nearly $13.00-$15.00! With 85% of home shoppers starting their searches online I know where I would put my marketing dollars in 2008.

A professional virtual tour photography company is the way to go with virtual tours. Most Do-it-yourself kits don’t offer the bells and whistles, and your photographs will be obvious they came from you, not a true professional using professional equipment. Having their home photographed by a pro is impressive to clients and is not something to be skimped out on. Todays homeowners are smart enough to find a new agent if you are not impressing them right from the start.

Upgrades are a fantastic way of going above the virtual tour experience. By adding a 2d or 3d Floor plan, a viewer can get the actual layout of a home. This may be important to parents wanting to see where they would put the nursery relative to their own bedroom and away from the stairwell. It also gives those looking at investment properties the tools they need to get started on their next project.

Floor plans with 2 D Picture Plus Technology showcase the home from the sellers point of view…giving viewers a floor plan with clickable photo icons, allowing a viewer to scroll their mouse over the icon and obtain an actual photograph of the room directly from the floor plan! This photograph can then be enlarged for advanced viewing capabilities.

3 Dimensional floor plans are also a great upgrade to enhance the standard 2 Dimensional plan, making the plan easily understandable. 3 Dimensional plans are absolutely impressive. A great feature to add to any tour and is sure to enhance an agent’s online presence with giving great service.

Going above and beyond, an agent will order a 3 Dimensional Walk through. This is an awesome feature! It gives the viewer a computer animated version of the house using the floor plan. Furnishings are added to give the viewer a clean interpretation of a property’s potential. This feature is also well sought after in the building community. Builders can have their floor plans converted into 3 Dimensional walkthroughs giving the viewer the sense of what the home will appear like when it is finished being built.

Upgrades are the complete package when showing a client they are working with a top agent. It shows the homeowner that the agent has stayed abreast o f technology and will spare no expense in marketing their home to its fullest potential. The best part? The agent just has to find a great virtual tour company in their area that is a true 360 degree virtual tour company, using Real Tour Vision Technology, so they too can take advantage of these remarkable features. The company does all the work and the agent can sit back and concentrate their time on getting more listings!

As a top virtual tour company in Media, PA and by using Real Tour Vision Technology with the integrated floor plan software and other upgrades like the single property websites and the panorider we simply make the visuals come to life and provide our agents truly state-of-the-art advertising!

Virtual Tour Company Thank You's

The holidays are a great time to remember your clients and to keep in touch with them. Sending a holiday card or thank you is a great way to show your appreciation to them and to keep your name in front of them. Real Estate agents will be sending greetings to their client base for the same reasons you should be sending greetings to them.

Depending on your clients and your budget, there are several ideas you could use to say thank you to the agents who use you, or who are thinking about using your top quality virtual tour service. Ideas include greeting e-mails, greeting cards, starbucks cards, coupons for complimentary virtual tour CDs, or coupons for ½ price on their next tour. Remember to use this opportunity to thank those who are fortunate enough to use your top quality virtual tour service.

Virtual Tour Sales - The Secret To Success

There are many roadblocks to success when starting a virtual tour company. Whether you are experienced in sales or a first time at bat rookie, you have probably experienced low points.

In such challenging circumstances, some salespeople, despite great talent and potential, find it difficult to pick themselves up and get back in the game. They seem to lack the elusive quality of motivation—the ability to soar above these temporary obstacles and keep moving forward. They lose momentum, avoid making calls, and take refuge in the safe havens of their offices or automobiles.

On the other hand, there are salespeople whose motivation and resilience enable them to make every customer call as enthusiastically as if it were the first. These individuals' desire to succeed allows them to leverage even "ordinary" skills and abilities to achieve extraordinary results.

For the majority of us who, perhaps, fall somewhere in the middle, there is an opportunity to increase our motivations and desires.

Whenever I think of motivation the first thing that comes to my mind is the Cowardly Lion from the Wizard of Oz. While this may seem odd to some people the most common cause of lack of motivation is fear and lack of confidence. So how do you conquer that Cowardly Lion that we all have within?

The solution—courageous action! Whether you go knock on a few For Sale By Owner homes in your area, drop in local realty offices to set up appointments, or try to upgrade a virtual tour to include a 3D floor plan or add an individual property website and Panorider, you need to conquer your fears to be successful. Constantly summoning the courage to move forward in the face of fear is unquestionably the most important attribute of highly motivated achievers.

By making sure you are constantly motivating yourself, through prospecting for new clients or following up with current virtual tour clients, the motivational engine for sales success will always be going!

Virtual Tour Company Website Ranking

I started my real estate career over 5 years ago. One of my top goals during those initial years was to have a great website with relevant content that ranked on the first page of popular search engines. I spent tons of money trying to develop a site to get customers. I wore out my keyboard typing in key phrases and wishing my site would come up on the first page. Let's face it...if your site is on any page but the first page you just won't get the exposure you need.

Fast forward to starting my virtual tour company. I bought photo stitching software and hardware from the leader in the virtual tour business. I never expected them to go above and beyond helping me out with my new company. My salesperson encouraged me to write articles for the RTV blog. This has helped my page rankings immeasurably. I am so excited to type in the key phrase Houston Virtual Tour Company and see the growth over just a few month's time. I know potential clients in my area will be able to find my website easily. Best of all writing in the blog is free and it is even welcomed by the company. I love it! Any dealer that wants to improve their web page ranking, and make their business stronger, should send in article.

I am so happy that I found RTV when I started researching 360 virtual tours. RTV continually improves their products and services and it makes my business stronger.

Nested Virtual Tours - 3 Deep

Well, it finally happened, I was able to implement a 360 virtual tour strategy I have been thinking about for about a year now. Specifically, I wanted to have tours that related and linked to one another. Affectively, I wanted them to leverage the other. I finally did this recently with a Realtor client, and this is that story…

So I spoke with Ethel Skenderis, a local Realtor from Long and Foster, about an upcoming property she was putting on the market. This was the fourth condo in the same building she was selling in the past year (she is the Queen of condos in King Farm, Rockville, Maryland). But this time Ethel said she wanted to do something different. She wanted to include the pool, club house and the neighborhood sign in the tour. As a suggestion, I offered that we could do a whole separate tour just of the King Farm neighborhood. Then, on all listings in the future we could include this tour at no additional cost. She loved the idea! So we went ahead and added a second Basic Tour to her order and even secured a single property website URL for it:

The neighborhood tour was linked right off the condo virtual tour as a separate hot spot that launches a separate window. This is one of the unique features of the Real Tour Vision software – not only can you link hot spots to other scenes in the tour, but also to external URLS as well.

Now, while I was making my way through the neighborhood taking photos and panoramic scenes of the clubhouse, pool, playgrounds, picnic area, ball fields and shopping, I stopped into one of the stores I had been in before. Specifically, Elaj Aveda Day Spa where I have massages and my wife has pedicures. I was in luck that day as the owner happened to be up front when I went in. She saw my equipment in hand and we started to talk. I asked if she had thought about doing a tour of the spa for her website. She said she had actually considered that. After a brief conversation in the store front, we headed back to the office. In half an hour we had arranged a deal to do a tour of the Spa right then and there. Part of what sold the deal was not just linking to the Spa website, but also linking the tour to this great neighborhood tour I just did. Oh, and that tour is also linked to the condo I just did so prospective buyers for the neighborhood can also see the tour of the Spa!

So you can see how I turned a simple condo tour into 3 virtual tour deals on the same day. Each tour benefits the client separately and as whole with a path of nested tours. I can also now go to other shops in the King Farm Village Center and offer them a similar service for their shops. Similarly the Apartment complex in the community could also offer this on their website as well. The possibilities of interlinking these tours is really only limited to the openness of the businesses around.

To see Ethel Skenderis’ condo tour, click here: 360 Virtual Tour

To see the King Farm Virtual Tour, click here: King Farm Virtual Tour

To see the Elaj Aveda Day Spa Virtual Tour, click here: Elaj Aveda Day Spa Virtual Tour

Remember, you can always start with the condo tour and work your way to the others by way of Hot Spots.

360 Virtual Tours and Vacation Rentals

Our company Southern Resorts first got into the 360 virtual tour arena in 2001 with IPIX. We manage over 400 vacation beach homes, cottages and condos on the Northwest Gulf Coast of Florida. All of our properties are individually owned. As an effort to save the owners’ money and time we learned how to shoot the tours, stitch and upload to our website.

We were the first company in our area to display 360 tours on the majority of our rentals. It has been a huge success. The owners love it and the guests feel like they really know what they will be renting even more so than with the still pics we post on-line.

After years with working with IPIX and two cameras later, I needed another camera and tripod. As I tried to communicate with them, I soon discovered it was useless. I searched desperately for another Virtual Tour Company. Research on-line led me to Real Tour Vision. After one phone call I was a believer. I loved how easy it was to communicate with the team. The virtual tours are beautiful and I could not be happier. We want a custom look so chose to remote host our tours. The turn around time has been phenomenal. Here 6 months later, I have only now started adding audio. I wish I had sooner. The free music clips add a lot to the touring experience.

Thanks RTV!

Tally Tours - Beyond Virtual Tours

I have one customer who is pretty demanding. She's a nice lady, but always wants to go above and beyond and unfortunately most of her virtual tour business is about 45 min out of town. But she pays for it, so I don't mind taking day trips to do virtual tours for her (there are some good seafood stops along the way, and a KILLER BBQ).

The agent also owns a local real estate magazine and she likes to get good photos of her homes in there, so I sometimes go down to shoot better quality stills than I would for a normal listing. One particular time she asked if I would be so kind as to come take some photos of the "nature around the house", focusing on the "wild cows" that have been in this area for hundreds of years. Wild cows?

Anyway, sounded interesting. I get to this house in the middle of NOWHERE and I'm thinking...OK I'll take a couple good shots of some cows and flowers and then come home. Well when I got to the house, the first thing I noticed was the lack of cows.
After some introductions to the homeowners the realtor says "I'll bring you to your boat." Ummm... what?!?

So we walk to the river behind the house and sure enough there's a kayak. OK the sun is almost up and I'm about to get into a kayak in what I know to be an alligator infested river. NO PROBLEMO! I kayak pretty often actually, just not in the morning when the gators feed, and not in THE WORST KAYAK EVER MADE. This thing seriously had to be made by Playskool. It had a clear bottom so I could see my potential death coming from below. It was also made for someone about half my size and once I was in, I was probably about 6 inches from the surface of the water.

I'm told to go down the river a bit, get my boat stuck in some weeds in the middle and sit quietly to wait for the cows that come to the water. OK honestly I was still having some fun at this point.
I'm sitting in the middle of the river at 6am getting eaten by bugs watching for cows, and human life is pretty much not around these parts. ...but mostly I'm keeping my eyes on the gators who don't seem to care about me yet but are probably planning my demise.

So... I'm sitting there. Waiting for some "Cows", and pretty soon, I see something moving in the trees...COWS...I hope. OK they kinda look like cows...well whatever it is, it looks like a lot of them. OH man those things have giant horns. Alright, there is about 50 or more of whatever it is... OK those are freakin huge long horns and their coming to the water. Yup they are getting in. OK now their walking towards me. They seem pretty curious as to my presence.

They seem more interested in eating grass more than anything else. I guess they are too big for the gators to eat, except for maybe this guy:

Well OK this is cool now. No gators are eating my face and cows seem pretty calm maybe I'll start cruising down this pretty fast moving river and see if I can get some better shots. Many of the cows were scared off when they saw me, but some just didn't care.

I made it out of it alive. I came out with about 50 bug bites and I'll take 50 bug bites over a single gator munching. It's not easy doing virtual tours in Florida!

Retail Store Virtual Tours

If you are a retail store, you might want to think about doing a virtual tour for Christmas time! Recently our Vienna, Austria office did a tour for an existing "lifestyle” home decorating retail store “Kokon Lifestyle Haus”. We originally completed the virtual tour for the store back in April of this year. The store has been using the tour ever since. Here is a link if you would like to take a look.

Last week, in observance of the Holiday Season, we were requested to come back and do another 360 virtual tour of the store for the Holidays. Since merchandise changes by season, this is a great way to keep your website up to date with the latest products available NOW. So if you are a retail store, you may want us to come and do a tour of your Christmas setup just like this one.

Whether you are in Austria, the United Kingdom or anywhere in Europe, visit our European website at www.bakerb.eu to order a tour. For virtual tour services in the Washington, DC Metro area in the US, contact us at 301.424.8272. You can also visit us on at our US website at www.bakerb.com.

Video Tours VS Virtual Tours

Real Tour Vision has the industry's best virtual tour software. I find sometimes that new clients need to be educated about what a virtual tour is and what good it can do them. Educating your client base is key as people simply do not know what they do not know. For example many of my clients look at my interactive 360 virtual tours and at first glance they think that they are watching a video virtual tour. A RealTour becomes Reeltours in their minds. Which is completely natural when you first look at them on the screen before realizing that you have the added ability to drive them with the mouse. Also, potential clients may have been shown other types of virtual tours and not understand what our technology is all about.

One company that I run into once in a great while plays off Real Tour Vision's name and call themselves Reeltours. Their slogan is "It's VIDEO, not virtual". Video is great for recording people DOING something, like playing basketball, getting married, and or falling off a trampoline (in a humorous way), but not for marketing a home for sale or to showcase a business. Video virtual tours are lacking that interaction that a true virtual tour brings to the table.

An interactive 360 virtual tour is the best solution for marketing a home or business because it is interactive and showcases the property or business to its best advantage. The virtual tour viewer steers the tour using hotspots or the drop down menu and is able to decide how much time they spend in a particular area. Scenes can be paused, zoomed in on, and easily revisted. Each scene in the virtual tour downloads as it is viewed so an entire video doesn't have to load before the client sees something.

Additionally Real Tour Vision has a lot of great add on products to enhance the virtual tours. Both 2d and 3d floor plans are available, as well as 3d walkthroughs. RTV also has Panoriders to use with a single property website and they are a great plus for real estate agents or anyone trying to sell a home. All these features, plus our HUGE network of dealers help make Real Tour Vision the BEST online marketing tool out there.

Planting 360 Virtual Tour Seeds

What an awesome opportunity has been laid out before me. I have the opportunity to shoot beautiful virtual tours, be associated with the best virtual tour software company, Real Tour Vision, and to educate a group of agents and business owners as to the benefits of virtual tours.

As a real estate agent for a Century 21 brokerage, I took great pride in shooting the photography for my own listings. I had studied photography throughout high school and college and looked forward to taking images that would showcase the features of my listings. Imagine how pleased I was to find out that my brokerage also offered an employee in-house that would stitch together virtual home tours for us if we shot them ourselves! I took full advantage of this benefit and it wasn't too long before my fellow agents noticed. They began approaching me to shoot their stills and panoramas for their listings! Soon I added flyers to the package and I became the one-stop shop for marketing within our brokerage's four offices. They would let me know when they would be taking the listing and I would shoot and download everything lickity split. And I was loving it!

When I decided to move back home to the central coast of California, I knew that a decision about my career and passion had to be made. I enjoyed working with buyers and sellers, but I loved making homes look beautiful. In doing research on virtual tours and virtual tour software companies, it was a divine twist of fate to come across Real Tour Vision. There simply is not a better looking virtual tour out there, let alone the always available support and family of tour providers throughout the country. After my first conversation with my salesperson, there was no doubt in my mind about what my choice and future business would be.

Let me get to the planting seeds part. Fast forward two months. My business, doing virtual tours in San Luis Obispo is called Insight Virtual Tours. I have joined all six of the local MLS offices as an affiliate. I regularly attend MLS meetings to "show my wares". I have visited too many offices to count, spoken to literally hundreds of agents about the benefits of having a virtual tour and even had the opportunity to educate a few as to what a virtual tour really is. Everyday I wake with the intent of making Insight Virtual Tours the best virtual tour provider on the central coast. I have this faith and intention because I simply know that there is nothing in our market comparable to the service that I provide and the quality of my tours. I stand back at the end of the day and I am extremely pleased with what I have accomplished.

I work not just with agents, but business owners as well. If you have a business and a website, you need a tour. I look forward to the opportunity to educate anyone and everyone about virtual tours. Little by little, I plant more seeds. Even if I get a "no", I have planted the seed. They know who I am and eventually, that seed will grow.

Little did I know how following my own bliss two years ago would have planted the seeds of my own garden that are now shooting straight up. Little did I know what wonderful opportunities I would be given each day to hand out the seeds of my knowledge, my passion and my enthusiasm for something I simply love to do.

Individual Property Websites And The Panorider

Have you seen one of the PanoRiders offered by Real Tour Vision? If you haven't, you should consider ordering a sample to keep in your car. Why? Ever since RTV started offering the individual property website and PanoRider service I have kept a sample in MY car to show all of my clients. Sure you can explain the product to the agent, and in most cases they "get it", but realistically it is so much better to view the full color Panorider rather than just hear about it.

I usually start the conversation by saying, "Hey, I have a new product in the car I want to show you. This is the PanoRider. What we do is forward the finished virtual tour to an individual property website for the house. Then we make this sign rider you can hang right here (as I hold it under their sign)...". The result is that about 90% of my customers buy it right there on the spot! I charge $100 for this service, and those that "get it" have no problem with that price! The moral of the story is that if you don't have a sample in your trunk, you have to sell using words. The combined power of the single property website and the full color panorama sells itself. All you have to do is show it to them. And you don't even have to sell them the real estate home tour because you are already there to do it anyway!

In case you missed all the news flashes on this...RTV has details at www.PanoRider.com. You can even copy one of the images right off the site to include on your website!

Houston Virtual Tour Company Goes the Extra Mile

When starting a new virtual tour company you are bound to make mistakes. When you make mistakes you learn. But should the customer have to pay for that mistake? Case in point. I shot a 360 virtual tour the other day but the agent had not ordered a virtual tour. It turns out he only wanted still photos of the property. The homeowner was home at the time and knew the virtual tour was shot. So I wondered, do I tell my client what I did or do I keep it from them? I decided that the first time I keep something from a client is the last time he will give me his business. So I bit the bullet and called my client. I told him what had happened and what I was willing to do for him. The end result is I gave him the virtual tour for free and I am hoping to earn more business in the future from him.

Something else that happened recently is that another new client ordered a virtual home tour and the homeowner did not like the angles of the shoot. I decided to contact the client through the agent and ask them to present for a re-shoot. Also for future tours I will ask the agent if the homeowner has any special requests regarding angles, special shots, etc before the shoot takes place.

If I go the extra mile with one client I am certain that they will tell others of the level of outstanding service that I performed. This leads to repeat business from that client and also referrals to new clients. I believe in getting word of mouth refferals whenever I can. Try this in your business and you should have great results. Good luck!!!

Selling a Virtual Tour Dealership Pays Off

Running around in our day to day lives as a virtual tour provider can be pretty hectic. Whether you are fully staffed or working solo, there is always something that needs to be done. From customer service, sales calls, the actual shoots, scheduling and billing, updating our websites, and worrying over SEO marketing, selling a dealership to another photographer might be the last thing on our minds. Yet selling a virtual tour dealership can bring us residual rewards in the long run without having to do much of anything.

One day I received a telephone call from another virtual tour provider. I was on the east coast doing virtual tours in Philadelphia, and he was on the west coast. He came across our company’s website, www.SLPVirtualTours.com and really liked what he saw! He was using a company called 3CIM and was looking to make a change to the Real Tour Vision virtual tour software. Since we weren’t in direct competition of each other, maybe we could brainstorm together on the business??

We began to compare our virtual tour software and I immediately noticed many differences. Although the 3CIM product worked, it didn’t have the extra features that the Real Tour Vision 360 panorama software has. He also did not have a direct link to upload onto the local MLS which my clients feel is a must. He decided it would be more beneficial for him and his company if he made the switch to RTV. I told him about all of our exciting technology and without even realizing it, I had sold a dealership! It was easy.

Real Tour Vision’s technology sells itself. Consumers are demanding it. With millions of dollars being spent on national television advertising, sites such as Realtor.com and even sites like FSBO.com are pushing and compelling consumers to turn to their sites to see virtual home tours on the market. Many people feel if the house doesn’t have a virtual tour, then it’s really not worth their time.

By selling a virtual tour dealership, you are not only creating a residual income for yourself, you are expanding our network of dealers and you are getting the word out that RTV technology is the world’s leading provider!

Virtual Tour Lens Pitfalls

Have you given any thought to using a Virtual Tour Camera Lens? If you have you should do a bit more research!! Having shot both single-shot panoramas with the voyager 360 lens and stitched panoramas, it amazes me that any professional virtual tour business would offer a single-shot panorama to their clients. The quality produced from a virtual tour camera / single shot lens is far inferior - even at best - to a stitched panorama that was created from multiple images.

With a single-shot panorama, you have no light control since you have only one exposure setting for the entire 0-360 sweep - no flash is possible. Before you shoot a single-shot panorama, you have to set the camera's timer and duck behind a couch or get out of the room before the timer goes off - this makes outside panoramas almost impossible unless you can crouch down below the lens' field of vision. The resulting photo generated from a single-shot panorama lens requires special un-warping software that never completely removes the inherent distortion from this set-up and the end result panoramic images are NOT PRINTABLE!!!

Shooting through a normal quality lens, using several shots stitched to produce a panorama is the optimal set-up to provide a quality panorama. If you use a higher megapixel setting for your camera, your stitched panorama will allow maximum enlargement before pixelation is noticeable.

Single-shot panoramas are a novelty to play with, not a professional product to offer to clients. Your clients deserve the best you can give them.

Virtual Tour Software Research PAYS OFF

When I first started looking at virtual tour software, it was solely to find a part-time small business that would serve a more creative distraction to my full time financial services career. I honed in on the 360 virtual tour industry as it combined my passion for photography with a service that truly benefits all involved. Like so many others, I researched my options extensively. Many companies are out there, and while this was only to be a part time venture, I wanted to ensure I aligned myself with a quality company and product. Long story short, like so many others, my search landed me at Real Tour Vision’s doors as they truly had the best photo stitching software out there. I also truly enjoyed speaking to my Real Tour Vision sales rep who answered my many questions and also shared his excitement about future advancements planned.

As fate would have it, soon after I purchased my virtual tour software, my family decided to move from Virginia to northeast Florida. I shelved my camera equipment and focused on the move that lay before us. My own personal reliance on virtual tours during our home search reinforced the value they afford prospective home buyers. I was able to preview homes and filter them down so that, on our trips down to Florida, we were able to focus only on the ones that were most appealing. And yes, there were many homes that sounded good but did not have a pictures or a tour that we totally passed up. My husband was not with me when I found the house we ended up buying. However, I was so excited on my walk through that our agent called him with the virtual tour address so that he could see it once again online. We made an offer that very night!

When the dust settled and we were in our new home, it was time to decide whether to pursue my virtual tour business. The only question was should it be on a part-time or full-time basis? My own experience and reliance on virtual tours during our move increased the value of the service I was to provide 10X in my eyes (yes, I know that 80% of home buyers also rely on the internet but going through the experience personally really reinforced it!). I decided to commit full-time. Ad Vantage Virtual Tours, LLC was formed to provide virtual tours in Jacksonville and surrounding areas. I am so incredibly glad that I initially took the time to research an absolutely great virtual tour software company. The bonus has been getting to know the network of dealers I have since met who are so willing to share their experience and best practices to ensure we are all positioned for success.

Thank you RTV and RTV dealers!

Virtual Tour Re-Linking Fees

About two years ago we made the decision to start charging clients for re-linking their tours to the local MLS system (the MRIS). As it turns out this was a good idea. We only charge $15 for the service, but if you think about it, it is a fair exchange for the service. After all, we have to spend time with the client talking about the change, then login into the system and actually make the change to the MLS number and submit that information to the MRIS. Finally we follow up with the client either by phone or email to let them know that the task is complete. All in all, this usually takes about 15 minutes adding all the components together.

So why was this a good idea? Well, a couple of weeks back we were flooded one day with Realtors that had pulled their listings from the MRIS and reloaded then to "freshen up" the listing. The result was half a day of work. Had we not charged the re-link fee, we would have worked half that day for free. And like most people in the world, our staff need to generate income to support our families. So half a day of income is pretty significant.

Another aspect of this is really that our Virtual Tour Services are provided at a fixed amount. This does not change if the work load of taking and integrating a few extra photographs increases on a specific property. In addition, as Virtual Tour Photographers, we don't get paid unless we work. And if we are doing something for a client, we deserve to be compensated for our time (especially if the Virtual Tour has already been completed, and the order is closed). We are fortunate to have clients that understand this principle and have no problem with paying for additional services such as a small re-link fee. But there are few occasions when we have to provide the examples of why we charge what we charge. The key is to explain it to your client so they understand that you only get paid for the work you do - especially if the order has been completed and you are asked to revisit the tour.

A Virtual Tour and Life Lesson Learned

I had a life lesson day today if I've ever had one.

I was called by a B&B owner to shoot a new virtual tour and photos for their website and print. In particular, they needed a new still image for a B&B publication, which had a due date of 7 days from the the day they called. They currently have a virtual tour on their site, but for whatever reason they wanted a new one. Who am I to argue?

I arrived at their house within 2 days of their phone call. It was about a 45 minute drive. I spent quite a bit of time with them discussing what they wanted in the way of stills, pricing for the tours and they signed an order form that lists the prices. I spent 3 1/2 hours shooting 8 spins and took over 65 still images and they shadowed me the entire time.

I came highly recommended to them by a realty office I deal with, and they seemed quite impressed with the amount of time I was spending on the shoot. When I asked them if they had been to my website to preview my work they said they hadn't. I don't understand why people don't take that time when shopping for a virtual tour provider. I plan on insisting people do this prior to shooting, because let's be honest, there are bound to be a few out there who won't like my style of photography.

They called me later that night to request that I come back for an evening shoot. They wanted some sunset shots, as well as romantic candle lit bubble bath pictures. I went back the next night and spent another hour and a half. Unfortunately, there wasn't a shootable sunset but we did get some good bath tub shots. I promptly edited the good ones and sent them off in an email the next morning. By this time I had also created the virtual tour, complete with hotspots and still images and sent a link to that as well. I eagerly awaited their call.....I waited, and waited and waited. I called them two days later to make sure they got the emails. They said they were busy with family issues and hadn't had a chance to look at them. Okay. The next morning I emailed the couple and sent my well wishes and asked them to let me know if any changes needed to be done to the tour and if they had selected the images they wanted from the tub shoot.

I got this reply: "None of the shots that you took were of use to us for our brochure as it was the sunset we were after. We chose one of our own that we had taken. As we discussed earlier, this time of year, outside pictures and tours are not the best time for appeal. As I said on the phone to you, we were looking to improve on our pictures and virtual tour we already have on our web site. We could not use many of the Amethyst Suite bedroom pictures as there were items out of place, such as uneven curtains, Kleenex boxes, etc. that do not do the room justice. Our existing virtual tour is on our web site and it is functional."

So....where does that leave me? Out about 8 hours worth of income and one tour credit. Did I get them to pay up front? NO. Did I get a deposit? NO. Have I learned from this? YES!

You Can't Beat the Meet and Greet

Lately we have been trying to get a well known top-ranked national Real Estate company to add Real Tour Vision to their vendor list (although the main objective is to be the sole provider of virtual tours to them). We created a few tours for one of their agents to start. In visiting the broker's office to show the Realtor how the virtual tours work, other agents there became interested in what we were doing.

Being there less than 30 minutes had at least 3 other real estate agents wanting to know more about our the Real Tour Vision virtual tours. They mentioned that they were currently using a do-it-yourself virtual tour subscription kit from Visual Tour and were going through many hassles of doing the tours themselves.

It is known that this real estate company is also getting setup to use another company called Previsite as well. Previsite is a one shot virtual tour lens system that is actually worse than a one shot lens. Is this even possible? YES it is because the virtual tours by Previsite are actually just a fish eye lens mounted onto a digital camera and you only take one photo of half the room and call it a day. That's right...you don't even get to see what is behind you with Previsite. In fact this system produces such low quality virtual tours compared to most of the other systems out there they remove themselves from liability of quality in line one of their terms of service.

To make it even worse the panoramas have very dark edges around the sides of them and because you have a huge fish eye lens on a small digital point and shoot camera you can't even use the cameras on board flash system making your images even worse yet. When the agents that were using the Previsite system saw my virtual tours from the Real Tour Vision system they just stood there in awe wondering how they ever got hooked into such a system. At the end of the day Previsite is just another do-it-yourself low end virtual tour system that preys on people who just simply do not know.

During my presentation and comparison someone asked about the price difference if an RTV virtual tour provider did the tours or if they bought the RTV virtual tour software and made their own. I suggested that if a Realtor wants to spend their time doing tours instead of listing/selling, then let them see how productive their schedule gets. The leverage of using our virtual tour service is priceless!

After another presentation I found out that a Visual Tour rep came to realty offices here in Mesquite, Nevada to offer their services and every office that uses my virtual tour company Robo-Tours turned them away. Why?...because we're that good and there is no comparison to RTV photo stitching software , precision stitching technology and tour window display using optically corrected images.

There are other ways to market your virtual tours, but nothing is as effective as visiting a local realtor's office and introducing yourself. Once they see what you offer as compared to what they have seen in the past or are currently using the product simply sells itself. Meeting you in person seals the deal. The only way to become their sole vendor is to put RTV in front of the real estate agents since they are the ones using the service. Then there will be no need for other vendors - period!

Metro Detroit Michigan - We Control Your Tour Speed

I have found one thing out in a very short time working with people. It is very hard to please everyone. Since I started my Detroit Virtual Tour Company over five years ago, I have had to overcome many objections. Some are easy to take care of and others are sometimes out of my control. RTV always tries to get feedback from its dealers on certain things and what they should do.

Virtual Tour Rotation speed has always been a sore spot for all of us, some clients say it goes too slow while others say it goes too fast. This is no lie; I stayed up late one night to get a few Virtual Tours done for a new client. If she liked them she would order Virtual Tours for all her listings, about 12 – 15 homes. I made sure that everything was in order before I sent them to her. First thing in the morning the phone rings and it’s her, madder than an old wet hen. I said, "What’s wrong?" and she said, “The Virtual Tour is going so fast that it is making me sick.”

I tried to explain that people that look at Virtual Tours everyday know that they can control the speed with the mouse and make it go as fast or as slow as they want. It’s just did not matter to her, she wanted it fixed. After hanging up with her and getting ready to call Real Tour Vision, another customer called and said the Virtual Tours were too slow. At this point going back to bed seemed like to best thing to do! I however instead picked up the phone and called RTV. They explained that I should not worry because by the next day a virtual tour software update would allow all of the dealers to edit the virtual tour speed and panning direction on a per tour basis. I guess some other dealers had similar concerns. The next day RTV gave us the control over the speed and life was good again.

So everyone out there, whether you like it fast or slow, Real Vision Studio is your Southeast Michigan virtual tour company. With Real Tour Vision by our side you can have it however you like!

Virtual Tours ARE Expected

A seller’s point of view:

Some time ago my wife and I put our home on the slow market. We were prepared to wait longer for it to sell. Our Realtor, who assisted us with the original home purchase, was chosen with utmost confidence to sell our home based upon his abilities. He told us his plan: to have photos taken and have a “Virtual Tour” done. Our Realtor quickly went to work posting our property on the local MLS with photos that he had taken from a simple point & shoot camera. The photos posted were washed out, had bad angles, and were simply of poor quality.

About a month went by and we had yet to see the virtual home tour on our property’s listing. So, I picked up the phone to inquire. I was assured again that it was coming and it would be posted within a couple of days. He was true to his word! A virtual tour link was added to the posting very quickly! I thought to myself “WOW, they must have come to do the shoot when I was at work. I was disappointed however to see the link was a slide show with the same boring low quality photos that were already on the listing. Aren’t Virtual Tours suppose to “walk” you through the house?

This story wouldn’t be such a big deal had we been getting showings of the house. ZERO in six weeks time! I took my camera and started to take pictures of our house. I later provided them to our Realtor which he eventually posted to the listing. Lo and behold, we started to get a few calls and that’s when it hit me!

I started a little photography business a couple of years ago doing small jobs by word of mouth, and for friends and family. This seemed like something to look into. I started doing research on adding a virtual tour service. One of the very first web sites that I found was Real Tour Vision. Over the next couple of weeks I researched different companies narrowing it down to 4. Real Tour Vision (RTV) was the first on the list. I spoke to a gentleman by the name of Jason LaVanture. Jason answered all my questions without hesitation and made sure that I was well informed about RTV.

The main thing that I liked most about RTV was they never said, “you can’t” or “you won’t be able to.” Instead they gave me a list of improvements that were coming to the virtual tour software. They encouraged me to talk to other RTV dealers and see how they enjoyed it. After calling around to other RTV dealers (both veteran and novice) and receiving great feedback, RTV earned my business and I became an RTV dealer! During this time our property had not sold and after the contract was up we decided to find a new Realtor. My first Virtual Tour was our own home.

I provided this tour link to our new Realtor and within the first week we had 5 showings! That’s more showings than we had in 4 months with the “impostor” Virtual Tour. The showings began to increase and our house sold in 45 days! That was half the time that other properties were averaging in our area. Running a Tucson Virtual Tour Company using RTV is one of the best things I’ve ever done! From a consumer’s point of view there is no better way to market a home and there is no substitute for a Quality Virtual Tour.

In today’s market the Virtual Tour is expected by both the seller and the buyer. And I am proud to offer the best!

Virtual Tour Business Picking Up

On 27 September 2007, I get a frantic call from one of my clients. I was needed in Chesapeake, VA to shoot 2 virtual tours for the Homearama 2007. I thought, "Wow what a break! I have my foot in the door in Virginia!" I have an Outer Banks virtual tour company, started in April of this year, but hope to expand into neighboring markets. This chance to shoot a couple of tours for such a big event has really helped my credibility in the area.

The fact is people are starting to know that Real Tour Vision virtual tour company produces the best virtual tours in the industry. To make a long story short, I met with the contractor at 6:30 AM Friday 28 September and was informed that I had until 10:00 AM to complete both tours. One house was 9500 sq. ft. the other 6500 sq. ft. I finished at 10:10 AM. Both of these fantastic house are on my virtual tour company web site www.digitaldavek.com. They weren't shot to my liking because of the time constraint but still 2 really nice virtual tours.

Since these two 360 tours have been seen on my web site business has increased. I am keeping busy.

Thanks to Real Tour Vision for producing the best virtual tour software for our industry.

Seeing is believing!

After deciding to join the Real Tour Vision family and doing all my preparations, I finally had everything up and running and I was set to go. That’s when I started to worry. Go where? I’d sit and think for hours about ways to promote and gain new customers. I started to get nervous and wondered if I had what it takes to succeed with a virtual tour company.

I finally came to my senses and decided not to pass up any opportunity I came across. While walking to my car one day I noticed an Open House a few houses down. I casually walked in and introduced myself. I explained that I offered 360 Virtual Tours. He replied that he had a few ads out in the paper and wasn’t interested . Ok, at that point, do I take this answer and leave? I decided to stick it out and get at least 3 declines out of him before I left. I kindly explained that a Virtual Tour is more cost effective than an ad in a local paper and can reach a much broader audience. He declined again. At this point I ran to my car, grabbed my laptop, and headed back inside with my web page up on the screen. I showed him a few sample tours and he was hooked. I could see it in his eyes.

Virtual Tours by Real Tour Vision are far superior to any of the competitors in the area and getting a sample tour in front of the customers eyes is all it took. He was blown away by the hot spots on the tours.

The Real Tour Vision staff has been very helpful and friendly. I look forward to growing my Staten Island virtual tour company and working with you for many years to come.

All Shook Up About PanoRiders

I am sooooo excited about the new RTV Single Property Websites and PanoRiders! Of course, I had been waiting on pins and needles for these to finally arrive and become available! Not only for the absolutely gorgeous panoramic photos that can be displayed prominently on the riders themselves, but almost more so for the incredibly easy way to CRUSH the competition with the website url!! Combining the two is the BOMB! Seriously! What better way for a Realtor or anybody for that matter to promote their business and that particular listing itself! Why would anyone not want to take advantage of this?!

I have to admit that I had a few concerns with my first "trial" order. It was the PanoRider sign size. In reality, it just wasn't going to work with our signs. I tried to talk to my husband and to figure out a way that we could rig it to work with the existing signs, maybe even make some sort of contraption to attach to the sign to hold the rider on top.... but he convinced me that it would look bad. I had to get with Real Tour Vision to custom make my PanoRider which was absolutely NO PROBLEM! I tell you, these guys are great and will go the extra mile, no questions asked! I sent them the dimensions and they made the rider. It was that easy! Unfortunately I had second guessed myself and instead of going off the actual dimensions of the sign rider I have sitting in my living room office, I went off the dimensions of the generic ones that we can order online. Unfortunately, when it arrived, it was just a smidge too big. My husband modified it gently with the power saw with not so perfect results. Although it didn't look bad, it wasn't perfect. When we put it in the sign itself, it did cover up the imperfections, but still cut off the top of the lettering.... But even still, this is something that nobody else offers!! A cut above the competition and a way cool bonus to the sellers!!

My second order is absolutely PERFECT (pictured above)! I am so excited about it and am LOVING everything about it! I don't know yet if everyone else is as excited as I am about this new revolution in marketing, but I think it's just GREAT! In the meantime, who has time to blog?! Thanks to the recommendation of this Realtor I'm currently working closely with, I've just received an order for 17 full blown virtual tours from another builder on all his current homes for sale!

Sincerely,
