Customers Provide Ideas for New Markets!

A&D Marketing Solutions has been a Virtual Tour provider in Central Florida for over three years. As is often the case, most of our new virtual tour service ideas result from a customer suggestion or request. Just this past week a customer called and asked if we could provide a virtual tour of a house that was under construction.

We have provided many virtual tours of newly built homes throughout Central Florida, so we assumed that by under construction they meant the final landscaping hadn’t been completed or that maybe the appliances hadn’t been installed yet. Boy were we surprised when we arrived at the property to find a house that had not yet even been dry walled! As it turns out the customer wanted us to provide a virtual tour of this construction site for two purposes. The first was to provide the out of town home owners with an update on the progress of their new home and the second was for insurance documentation purposes.

While we have heard of other Full Service Virtual Tour Companies providing insurance documentation virtual tours, we had never really given this market much consideration, until now! The customer wanted 360 degree virtual spins of every room in this 6000 sq ft, oceanfront house and also a way to “tie” in the still shots of the ceilings in each room into an interactive presentation he could present to the homeowner. Because our 360 virtual tours are interactive, we were able to utilize hot spots to tie this 70 scene virtual tour together into a very nice presentation. The customer was very satisfied, and now we have a new market niche to explore!

A Little Healthy Competition

When Ark-La-Tex Virtual Tours opened its doors 3 years ago in the Shreveport/Bossier City, La. area, 360 virtual tours were almost unheard of in the area. We set to work building a market and the idea took off quickly. As our market began to grow, other virtual tour companies began to notice. It was not long before we had competitors come into the area wanting a slice of the market we had worked so hard to build. At first this was discouraging, but the benefits of a little competition quickly became obvious.

The other company, with its Do-It-Yourself technology and low price for unlimited tours got its foot into doors we had previously been unable to open. The Power of Blogging

At Lawrence Virtual Tour, we put our efforts towards providing the best virtual tours in the Lawrence, Topeka and Overland Park, Kansas area and not so much in advertising online. We are not search engine optimization (SEO) Internet experts and even though we tried to do some of the things that was recommended to improve our ranking on the search engines nothing has worked like BLOGGING.

We tried to add the geographic keyword (email from Sheryl back in November) but after we found our geographical coordinates, we could not enter them in our webpage. So we gave up, preferring the good old "pick up the phone" method for people to find our virtual tour company website. Well, guess what? After only three blogs we are ranked number one and two on Google.com and number three on Yahoo.com when you type in: Lawrence Virtual Tour. Try it! You will find us (and improve our ranking!!!) Thank you in advance :-).

My advice to you is to pick the first sentence (where you will type your virtual tour company name) very carefully, because it is often part of short description that the search engine finds, and this description will be the key factor for the Internet user to decide to visit or not your website.

On my first blog, I wrote:
"... Anyway, here I am, driving to my first virtual tour in Lawrence, KS and boy oh boy was I feeling the pressure..." as I was telling my story about my first virtual tour. Not very glamorous or professional. This is not as good as what this one will look like (read my first sentence again!!!)...

Professional Virtual Tour Photographers Make a Difference

What does it say about a real estate agent when they show up to a client's home and shoot one of those poorly lit slideshow type virtual tours or one of those nauseating quarter pan type virtual tours? It's says, "Hi, I'm your agent and I'm too cheap to hire a real photographer and spend money to market your home".

We see these every day in the industry since digital cameras are so inexpensive. Many real estate agents think they can save money by buying into one of those "do it yourself" virtual tour packages or they shoot images for the MLS with their $200 camera and lens they got at a drugstore. The end result is bad images in a bad slideshow that the agent tries to pass off as a virtual tour.

Ever notice how you see a photo of the front of a house that was taken from clear across the street and the house looks like a postage stamp in the image? This is because the use of those inexpensive cameras. A professional virtual tour photographer will use the right lens and take the shot in the front yard so the person searching for a home can see the house clearly. It never ceases to amaze me just how many agents will use such bad images in their marketing.

Two weeks ago after I uploaded a real 360 virtual tour for a client. We were searching her broker's website for comps in the area to see what other agents were doing for marketing, and up pops a listing that had a DIY virtual tour. The agent had taken one of those "nauseating pans" from the landing of the stairs looking towards the foyer. The funny thing was, it was laid on it's left side and panning back and forth, my agent looked at me and asked "What the heck is that?", so I turned my laptop on it's side and that's when you could see it was a half pan from the ceiling to the floor. I couldn't believe it and the agent busted up laughing and said "That's my local competition?"

So real estate agents and brokers, in today's tough marketplace it pays in the long run to hire a professional virtual tour photographer. It makes you look more professional and you'll save time and money overall because you will sell more homes by using crisp clear images and a truly interactive virtual tour that can be posted on multiple websites. If you're a homeowner, you need to make sure you choose an agent who is willing to hire a real professional to shoot your home's virtual tour.

Web Cams

I am a virtual tour provider in Beaufort, South Carolina. It has been my experience, and probably other RTV dealers have had the same thing happen, that once you provide a client with a service they then look to you for other services either closely or not-so-closely related.

To my point - One of my existing virtual tour clients has asked me to bid on installing, hosting and servicing exterior webcams of their amenities. Obviously this is something I am very interested in helping them with. This is a great repeat client and we are on site on a monthly or bi-weekly basis already.

I am hoping that another virtual tour dealer out there has come across a similar situation and can point me in the right direction.

Traverse City Virtual Tour Company Setting Up Shop

I am certainly not one to brag when it comes to being able to rip out a layout or a marketing piece. In school art class my depiction of people was always by way of stick. Later in life my great artistic ability or lack thereof did not change when I got my first computer. If I was going to run a viable virtual tour company in Northern Michigan, if I was going to be the “Online property marketing expert” I told all of our dealers to become, I would need something with punch and pizzazz. Aka…I needed to look to the Real Tour Vision business startup CD that we give out to all of our virtual tour providers when they start up their virtual tour company.

It was there that we told everyone to get the foundations for their power point presentations, virtual tour company fliers, contracts and brochures. Surely our business startup CD would help BlueLaVa be the best looking and sharpest virtual tour company in Traverse City.

It was actually quite funny when I started going through the CD. How on Earth could our dealers use this stuff? Where were the goods? Where are my basics? Surely there must have been some kind of mistake. I had been given the wrong CD upon startup. Somehow I received a CD from 2004. I am not a detective by any means but I say 2004 because all of the powerful hard hitting stats on the CD were quoted from internet studies done in 2004. I would have to find an updated business startup CD so I could get on with setting up my virtual tour company.

I was shocked to find out that I was indeed given our most current and up to date marketing CD. “Nope, this is our most current business startup CD. That’s it.”, they told me. It’s horrifying to sit back now and look at how over the years I told many a virtual tour dealer to use that business startup CD to make an order form, setup a pricing template, create a slim jim or tri-fold brochure. It is horrifying because it appeared to me to be completely impossible. The only settling and hopeful thought that came to me after this realization was the likelihood that most of our dealers would be much more artistically talented than myself. One thing was for sure, we had certainly let our business startup CD fall behind. If our dealers were going to compete and hit the competition hard we would have to overhaul this puppy and soon. But how?

So here I am with dated stats and marketing materials all in the format of a PDF which I had no clue as how to edit or manipulate. Meanwhile, BlueLaVa is crying for a grand opening flyer, a price sheet and a simple information packet. I am nearly bald from ten hours of getting nowhere with Microsoft office and I was literally drawing stick people when I realized it was midnight. I should have been home for the day hours ago. I was truly as helpless as the owner of a sick goldfish. That’s it, Real Tour Vision corporate would have to buy a marketing company…and fast.

A Photo is Worth a Thousand Words

With the popularity of searching for homes online, having good pictures is more important than ever

As more and more consumers turn to the Internet to shop, first appearances are the most important impression, especially when it comes to selling a home.

"A photo is worth a thousand words," said David Elya, president of the Metropolitan Consolidated Association of REALTORS who works at Realty Executives Group in Shelby Township. With listings now available online, quality photography of a home is a major marketing tool, he said.

Elya, like the majority of Realtors, takes pictures of his clients' homes himself with a digital camera. He suggests playing up a home's best features and taking wide-angle shots of the front and back of the house, as well as key rooms including the kitchen, family room or great room - and skipping less inviting areas such as bathrooms and basements. If the house is seated on a corner lot, take a panoramic shot of this valuable asset. Keep outdoor photos up-to-date with the current season, and make sure all indoor shots are free of clutter.

"Stage it in the best way," Elya added.

Ruth Clevers, a Realtor with Weir Manuel Snyder & Ranke in Birmingham, agrees.

"You want the composition to be good," Clevers said. Clevers also photographs her clients' homes herself so she'll have better control over the quality of the pictures, which the marketing department at her company can adapt to best fit their Web site.

"Nighttime pictures with the house lit up are becoming very popular," she noted, adding that these pictures usually turn out very well. For vacant houses, which are hard to display in pictures because of the large empty spaces that may be visually unappealing, Clevers seizes the opportunity to capture images of the house's backyard and neighborhood, giving the consumer something more positive to remember the house by.

She also uses a computer program to stitch together panoramic shots into a virtual tour of the home, another popular feature of online listings.

"I love the ones that have the virtual tours," said Susan Dahlstedt of Bloomfield Hills, a client of Clevers' who is looking to purchase a home.

For Dahlstedt, online tours of homes save a lot of time in the house-hunting ordeal. Clevers sends her listings of homes that she might be interested in through the Internet, and Dahlstedt can check each house out on the Web site before deciding whether to actually visit the home.

"Some houses don't have any pictures online," Dahlstedt said, "which seems so surprising."

It is surprising, especially given the fact that, according to a recent online research study, the average number of words in a house listing is just 32.

360 Virtual Tours...and More!

When Realtors® look at what has worked and what has not in 2007 then always say that the best way to market their listing is with an interactive 360Virtual Tour. As a Virtual Tour company in Houston I always brainstorm with my realtors on what works and what doesn’t. I always try to give them a great marketing plan for their listing starting with a virtual tour.

Just yesterday I had an agent call me and to let me know that a lot of people are NOT looking at the virtual tour on her listing. I asked her some questions about what she is doing to get the virtual tour out to her buyers and to the realtors she works with. We all know what the answer is…that agent just put it on the local MLS and hoped for the best. I then explained that she could download the virtual tour and email it to her buyers and to other realtors that she has done business with in the past. You never know who might have a buyer for that property. I also asked if she had us upload it to Realtor.com. Once again the answer is obvious. She had not. Just having a virtual tour created on your listing does not mean it is going to do the job. You must get the word out with E-flyers, realtor.com and emails. Let everyone you know that you have a listing with a virtual tour.

Now that realtor is adding other features to her virtual tour to be able to market her home to potential buyers in the local market and nation wide. Do not stop at the Virtual Tour with your clients. Always suggest other great marketing items to them to enhance your virtual tour.

All in a Day's Work

I have so many opportunities as a virtual tour provider in Morro Bay. We are located in the heart of the central coast of California. Namely, I get to shoot multi-million dollar homes, meet great real estate agents and see some of the most beautiful parts of our country, usually all in the same day! I also strive to meet all of my clients needs with my photography and virtual tours. Insight Virtual Tour's motto is after all, to be our clients "partner in marketing", an attitude that we take very seriously.

As I sat high atop a 116 acre parcel shooting a 360 virtual tour, the thought occurred to me, "This is crazy, who in their right mind would drive up a 37% grade in strong winds to get a shot of Morro Rock and a view?" It also occurred that I would! And even more funny to me, is that I was loving every minute of it! I took the opportunity to shoot a few marketing shots for myself, because when would I get this chance again? (Never say never, by the way). Smiling, enthused and almost frozen, I shot the tour and came back down the hill, (which was actually scarier than going up) to find the home owner laughing, but nonetheless impressed with my dedication and willingness to go the extra mile to get the shot. "It's all in a day's work and I like a challenge almost as much as I like a good story to tell" was my reply. As I drove away from the property, I started to reflect on the experiences I have had in shooting all of my tours on the central coast and there are quite a few stories to tell.

I have been in cow pastures more times than I can recall, usually in 3 inch heels. I've managed to keep a horse still long enough to include it in a pano. I've hiked to the tops of hills, through brush and probably accompanied by critters that are best left unseen. I've been in occupied doggie day care yards (still don't know the culprit was that left drool on my camera bag, though the boxer looked suspicious) and have stood in freezing weather for an hour to capture perfect back yard sunset at my clients request.

One of the most memorable experiences was when a homeowner requested that I get an "aerial view" of his two-million dollar home. His solution was not a plane or helicopter, but a tractor with a shovel attachment on the front of it. I didn't think twice as he lowered the bucket to the ground and I climbed atop (again in 3-inch heels...I really like those boots!) He elevated me some 20 feet off the ground, backed up for a wider angle and gently brought me back to the ground. The agent was thrilled and we all got a good chuckle out of it. And hey, it's one more story to tell.

Needless to say, there are very few things that I won't do, or even give a second thought to, when it comes to satisfying my clients needs. I look towards 2008 with anticipation (and moderate anxiety) of what new adventures await me as I work my way up and down the California central coast doing what I love. After all, when it comes down to it, it's just all in a day's work.

Montana Virtual Tour Company Celebrates First Year

Thank you Real Vision Tour for changing my life! I had been a career real estate secretary for 11 years. Sitting at a desk answering phones, being micro-managed by sometimes 10 different agents could make you start blogging on “ I hate my boss” websites… At times, it was so hard to go to work in the morning, wondering if I quit, what would I do? NOT ANY MORE!

Virtual Tours on Google Earth

Real Tour Vision can now claim to have virtualized a whole country! Now that must be a first in the immersive photography business!

Our full service dealer in South Africa, Virtual Africa, has just completed a project wherein they compiled over a 100 scenic virtual tours of South Africa.

“It has taken 8 months, 60,000 pictures, stitching about five thousand 360 degree panoramic images and a whole lot of travelling, but we’re very proud of the end result” says Tinus le Roux, CEO and founder of Virtual Africa. “We would never have been able to pull it off, if not for our partnership with Real Tour Vision. The superior quality of the tours got us the job in the first place, but the scalability of the tour management system and their ongoing support, allowed us to get it done.”

Virtual Africa has been using RTV’s photo stitching software and virtual tour system since 2002 and has focused most of their attention on the South African tourism market.

They have created interactive virtual tours for hotels, guest houses and safari lodges in and around South Africa and it is safe to say that they are moving toward market dominance in a country where tourism is booming like never before.

With the 2010 Soccer World Cup fast approaching, the need for media rich content and information regarding this fascinating country is increasing by the month. The South African Tourism Board identified this need and commissioned Virtual Africa to compile virtual tours of the most important tourism destinations in the country.

What makes it even more exciting is the fact that Virtual Africa has put all the virtual tours in a Google Earth file, which you can download from their website www.virtualafrica.co.za. When you open this file, it will populate Google Earth with a placemark for each of the tours they created. Google Earth must be installed on your machine to view the file.

Advanced Hit Stats are a Great Selling Tool

Our technology is pretty advanced, but recently it blew me away again!

I didn't know how well known my Indian River County virtual tour company was until I received a phone call form a representative of one of the biggest developments in Vero Beach, Millstone Landing. The builder Shelby Homes is a private company with great success in Florida.

Leaving a Paper Trail

We all look for that great idea to promote our virtual tour business but sometimes the simplest things are overlooked. One of the crucial marketing tools you can utilize (outside of the internet) is your business card. That little piece of paper can do wonders if used correctly. Not only does it give your contact information, but it portrays your company and what you do. The design and info that it contains is important since you want to convey a message in a single glance, but that is another topic.

There are many ways to distribute your card such as in mailings, at community network meetings or in every day conversations. The best marketing is free and by using your business cards you can get that by leaving one at every location you shoot a tour. Especially the vacant homes tours. Ever notice how Realtors leave their cards on the counter? Of course they want the listing agent to know they showed the home, but if they see your card sitting there amongst the others, they may take it or write down your info to contact you. They will also view the tour to see the quality work you do and how the virtual tour can be an asset to their virtual tour company marketing. I may even contact them to mention that I saw their card at the home and ask if they would be interested in our services.

Business owners will pass on the card to others or keep it for future reference when they need a tour updated. They may even have a small display for other local companies to leave their cards and you should take advantage of those. Just think of the business card as your 'silent marketing employee' that you never have to pay! Get them out there so they can go to work.

Big Thanks to my RTV Family

As I reflect back on this past year, on my personal and business related triumphs and struggles, one thought keeps surfacing. I am grateful to my family for their support through a tough time in our lives.

I had back surgery in October after experiencing several weeks of incapacitating pain. I managed to work some at the beginning of this traumatic time, but then was unable to work. Through this, the word “family” became redefined.

Real Tour Vision supported me through emails and calls, and made me feel like a valued member of their “family.” Many staff members showed me their concern through this tough time, and I am grateful to be a part of this evolving and expanding virtual tour company. There is a tremendous need for virtual tours in Collin County. The business is there for the taking. This adversity has helped me to focus more on my families – both personal and business – and has allowed me to put things in perspective. I am ready to face this next year with a renewed dedication to both. I want to keep learning and improving my craft and also be there for any new dealers who may need some tips from someone who has been creating quality real estate virtual tours for almost four years. Professional Virtual Tour Company Has Advantages

As a virtual tour provider in South Jersey, I have had the opportunity to work with many different real estate agents. Since each agent is self-employed under their brokerage, I see the different techniques each agent uses to ensure their own success.

Over time, I have become adept at seeing each agent’s strengths and weaknesses in their marketing techniques. I have seen the most elaborate flyers, business cards with front of home pictures, gift cards, and cocktail house warming parties thrown for the new homeowner - to pitiful looking hand drawn maps to the location, handwritten house descriptions on a blank sheet of paper that had been photocopied so many times the script lay crookedly, strewn across the page.

One of my agents definitely stands above my other agents. He is the one that if I were to sell my own home, I would want as my representative. How does he do his job so differently than the rest? How does he obtain his listings at an aggressive rate compared to other agents and turn them over so quickly-even in today’s market? I am a professional photographer. It’s what I went to college for, and is my passion. But ten years ago, I became curious about the game of real estate and went to Polley Real Estate School to learn the game. And learn I did. But working with this agent so closely let me pick the brain of an actual agent who I had proof was exceeding his competition. And pick I did.

How did he do it? VERY EASILY! He wrote a business plan that he follows for every property he receives. His plan has become foolproof and his earnings were proof that the plan was golden. He told me when he first started in the business he tried to take on the entire project himself. He did mailings, obtained listings, used his camera to take his own photographs, and he used a do-it-yourself virtual tour program that turned into a very time consuming process. He couldn’t even consider designing a floor plan - he would need computer software and of course the time it would take to learn to use the software, let alone the time it would take to measure each property. Each listing he received was taking up all of his time. It was time to revise his plan.

Home Inventory Services Gone Interactive!

There may be a huge market out there waiting to be tapped into that could multiply the amount of virtual tours we are currently producing. Sometimes the real estate market is relied on too much for our business when there is another residential/commercial segment that can utilize our interactive 360 virtual tours as well.

Not every home or business is for sale, but they do have insurance. Thus, every one of them is a target for the insurance documentation/home inventory sector that can have virtual tours created for them. There may be a bit more work involved in these types of tours but you can also charge more for your efforts. Some insurance companies will provide the paperwork required for the client to fill out so all you may need to do is provide the virtual tours and still photos for the record. Introduce your concept to your local insurance companies to get their feedback.

For all of you that live in regions of the world that are prone to natural disasters (hurricanes, tornadoes, floods etc) this could be a big boost to your bottom line since the insurance companies and clients would be more responsive to the need.

Also, don’t forget that there are always two parties to any real estate transaction – the buyer and the seller. If you created a virtual tour for a specific property that a buyer bought due to the tour, then you know they are sold on its effectiveness. But they bought the home with all the seller’s furnishings, etc and not theirs! So why not hit them up for an insurance documentation/home inventory virtual tour once they are moved in?

There are more details that we are looking into to see if this can be a simple market to enter. If any other dealers are currently creating these types of tours, your input is greatly appreciated. All of us working together on an industry like this is a plus for everyone involved!

Donating a Virtual Tour

A few months ago I was at a breakfast meeting for the Albemarle Area Association of Realtors, and they were thanking the real estate agents who had donated money and time for the Habitat for Humanity houses that were being built in our area. I felt that I needed to do something to help out. After the meeting I had this idea that I thought just might work. I could help out and they could show the finished house on their web site. I’ll donate a real estate virtual tour. What a great way for the people of Elizabeth City to see the outstanding community service that the agents do behind the scenes!

I contacted Stephanie Bateman at the Albemarle Area Association of Realtors to tell her my plan. She in turn got in touch with the good people in the Elizabeth City area of Habitat for Humanity. They all thought this was a great idea, they will post the tour on their web site and I will post it on my web site www.DigitalDaveK.com.

Being a small business owner and supporting your community is only part of a successful business. Distribution of 360 Virtual Tours

As a Dayton Ohio virtual tour provider for RTV, it was great for me to see the release of the new virtual tour hit stat reports . Here the Dayton - Cincinnati area the feedback I have got so far is great, my clients love it and say they like the fact that it is filled with more detail then before, but the lack of the email counter has some of my clients disappointed, but with new virtual tour reports being more in depth of a report now and showing what the referring sites are, this makes it easier for your clients to target areas where they are getting a lot of traffic, but, are you sure the numbers are right? I have clients who get a 100 hits a day easy, granted they are resort tours. I have found the hit numbers to be right on the money and I have been doing testing to see it in action and then showing my clients.

Do you have those "refrigerator magnet" agents, you know the ones who are older than dirt and are still using a headshot from the 60's back when they were still 30 and refuse to understand how to maximize this media, by sending the tour to sites like Realtor.com. They place the link on the MLS and then get all upset at you because the tour gets no hits or only one or two a month, you know the type, right? We all have these types of agents and most of them will only use you once because they refuse to send out the tour links and make up their mind that virtual tours don't work and silly free slide show is good enough or stop using any type of virtual media altogether.

Without virtual tour distribution the tour is literally no good at all. That is why I do what is called "gorilla" marketing. I push the virtual tours to as many places on the web as possible for the real estate agents. This does 2 things, one it will show in search engines and hit on the keywords and two you will drive traffic to your clients tour and spike the numbers that show up in those virtual tour reports. Yesterday I did this on two real estate tours and on one it had 19 hits in 24 hrs. With in the first 5 hours there was 10 hits. were talking a tour that ZERO hits in two weeks and the listing is 3 weeks old and the only hits before that were the home owner and listing agent looking at the tour. Once they saw the numbers spike it was pretty hard for them to say using those sites are a waste of their time or "those don't work".

Here it is 35 hours later and those tours show up in yahoo and Google searches in my local landing pages and there in the ad is my company name and website address. I then called the agent and told them I would be sending and report to them that will show them the number of people I drove to their listing by distributing the virtual tour. I explain to them that if they want to get the most out of their tours it is in their best interest to get it linked out to as many sites a they can, such as realtor.com and the others, but the use of the free ad's only cost them the ten minutes or so it took to place the ad and by doing so two times a week they will keep the listing at the top of the pages.

Because I think outside box and I'm always seeking out the best way to get the most out of my marketing dollars, I landed a very large commercial account this week, while talking to the president of this company, I talked about the many ways I was using free advertising to improve my local landing page ranking. None of those high priced marketing agency's had done something so simple as what I'm talking about, this president loved my ideas and we talked an hour and a half and spent time searching the net together to see where he ranked and where my efforts were paying off in my rankings. It's not always about throwing money at problem to solve it or get a better result, sometimes it's about using you brain power. If you really think
the numbers are wrong, then reset the counter in the reports page in TMS in the lower left hand corner and start it over.

IDX Virtual Tour Photographer Inventory Pages

I've been a virtual tour provider in Blowing Rock, North Carolina for awhile now. I've come up with a new plan to have an IDX inventory page attached to my own website. This will be advantageous to me and to the real estate agents I work with (or want to work with).

On my site there can be a page with a nice thumbnail shot of each home and a link to the unbranded virtual tour. Now since the virtual tour itself has no contact or affiliate information on it (option 4b ), but does have the MLS number, the agent will still be able to look it up. Any agent can go to my site see all of my virtual tours at once and show them to their clients. The agent can show the virtual home tour as if they were their own and their client will not see other agent's info.

I hope everyone at RTV and my fellow virtual tour providers had a wonderful holiday season! I did special homemade goodie baskets for my clients. I printed a cool lining for the basket (covered with clear wrap) with photos and my logo all over it so as they snack they saw my logo. Just another way to be memorable!

Cambria Virtual Tours Joins the RTV Network

I'd like to extend my greetings to the entire Real Tour Vision network and introduce myself and my Cambria Virtual Tour Company. I'm a full service Real Tour Vision dealer located on the Central Coast of California in the town of Cambria. Cambria is a small coastal community halfway between San Francisco to the north and Los Angeles to the south. I also provide
virtual tour services in Morro Bay, Cayucos, Paso Robles, Templeton and San Simeon. The scenery around the Central Coast is beautiful and the perfect location for nature as well as coastal photography. You can take a virtual tour of Cambria on my website www.CambriaVirtualTours.com.

I'm new to RTV but have been shooting 360 tour presentations for many years in Cambria and on the Central Coast using another virtual tour provider and software solution. Most of my virtual tour work has been for our local real estate agents, but I have also photographed virtual tours for hotels, restaurants and gift shops in the area.

As a new RTV dealer, I'm looking forward to offering my current and prospective clients a new more interactive virtual tour which was one of the main reasons that I joined the RTV family in the first place. To remain competitive it was essential that I upgrade to the Real Tour Vision virtual tour software solution. The incredible high quality of the images and the interactive hot spots add a dimension one would not find in a slide show product or even in any video virtual tour product. I researched many kinds of "reeltours" so to speak and could not be happier with my decision today!

The new 3D floor plan software tool looks very interesting to me as well. I have a few real estate clients that insist on having a floor plan included in their interactive 360 tours. Plus, they often add a floor plan to the back of their fliers making this a great marketing angle when courting a prospective client. The way I see it, having the ability to provide a multi use service is a big selling point. Before RTV introduced the new 2D drawing tool, creating a floor plan was tedious and time consuming. Measuring-up the area took about an hour and drawing the floor plan took even longer! Now with the new floor plan software drawing tool, I'm hoping to draw-up a plan in under an hour. Grand Traverse Real Estate Agent's Resolution Ideas

New Year's Resolutions for 2008

January ushers in a time of reflection and renewal. For many people, a new year's resolution can inspire us to make changes in our lives for the better. Changes that serve you better often lead to a better quality of life and so on and so forth. Our Traverse City real estate office compiled a short list of the most popular resolutions. Did yours make the list?

Become More Organized. A quick way to do this is to make lists of things that need to be done and check them off as you go. Get started by sending your Thank You notes early, or by organizing your holiday decorations for easier access next season.

Stay Within Your Budget. Many of us feel the pinch after the holiday season. A good way to avoid this in 2008 is to set a monthly budget. Envision the things you would like to do in the year ahead and anticipate seasonal expenses. You'll be amazed at how much easier the holidays will be on your wallet if you can plan ahead.

Exercise More. Many people strive to find health, wealth, and the time to enjoy them both. Take some time this year to focus on your health and get your body into shape. By starting small and working yourself up to a regular routine, you'll find you have more energy, increased metabolism, and an easier time sleeping.

Lose Weight. (This one is for you Panorama Jack!) This goes hand in hand with exercising. Most people make losing weight a new year's resolution but it’s hard to stick to unless you start right away and stick to it. Start by throwing away the remaining holiday treats so they are no longer a temptation. Stop thinking about it as a "diet" and more as a new way of staying healthy.

No matter what your resolution, it's always good to share them with a friend or family member for added accountability. Don't get down on yourself if you slip, just keep on going! Here's to a great 2008!

Interactive Virtual Tours Your Way

It is just a simple fact of life that what one likes, the other does not. Last week, I was talking to several different business owners about adding an interactive 360 virtual tour of their property as part of their marketing strategy. What struck me is how some really liked a specific feature, while others did not.

For example, some loved the audio option of our 360 virtual tours. They liked the selection of music, and thought that it added a great touch to the experience. Several liked the idea of using their own voice, or a professional voice over artist (a service I offer to my clients here in southeast Pennsylvania). Several said it “adds class to the tour.”

Then there were others that did not like the idea at all and liked the fact that can add video to my virtual tours to create a video virtual tour or a ReelTour. One said, “half the people are looking at web sites while they are at work. When the music starts playing, they quickly close the window and I will have lost them.”

Whether you do or don’t like audio or video on our virtual tours, it doesn’t matter. It’s part of our service, which is customizing the tour just the way our customer wants. What one customer wants, the other says no to the option.

Starting up a Traverse City Virtual Tour Company

Making the decision to take on and startup a Real Tour Vision dealership was a very easy one to make. It all happened on a chilly October day when Susan Hintz called me up to inform me that she had just landed the opportunity of a lifetime that she could not pass up.

At this point Susan was our local virtual tour provider for Traverse City and had spent the last five years in the business building relationships and making connections through her virtual tour company. Susan averaged anywhere from 40-80 virtual tours a month depending on the time of the season and every year her business grew along with her network. Susan landed her big fish when Al Rice, a Traverse City real estate agent asked her to enter into a partnership with her. Upon acceptance Susan would instantly acquire a shared interest in all of his current listings as well as take on all of the technology roles and marketing of his local real estate business. Susan’s years of assisting local real estate agents in the marketing of their properties had finally paid off.

As soon as I hung up the phone I was very happy for Susan’s success. The fact that the owner of a virtual tour company and property marketing partner would be a top choice for one of the areas most successful real estate agents was proof that the Real Tour Vision business model was working perfectly and our dealers were growing and expanding their businesses. Our dealers were indeed looked upon as the local online marketing experts by the real estate agents and business owners they serviced. But now what? Now there would be a huge hole right in our own back yard. How could Real Tour Vision not have a virtual tour provider in Grand Traverse? How would that look to our competitors?

For years our virtual tours of Traverse City had been keeping the Circlepix and Obeo photographers driven out of the area. Many had tried and many had failed. What would happen now I wondered? It was at that exact moment that a light went off and the idea swept through my head. Over the last eight years I have sat behind my desk working long hours and setting up over a thousand virtual tour providers worldwide. I had walked many of our largest virtual tour dealers through the process of setting up a local and sometimes regional virtual tour company. I offered up consulting to them as each of them grew their company and many of the providers looked to me for the answers to their marketing and strategic questions. Who better to get back in that saddle and push the local Traverse City virtual tour company than myself?

It had been nearly nine years since I looked through the monitor of a camera tipped on its side. The smooth click of the steel ball bearing moving from one detent of the rotator disc to the next was nearly a faded memory. I was the first virtual tour company in Traverse City that offered still image technology. I had been the virtual tour guy, as they called me back then; the Internet Cowboy who drove IPIX out of the area. Now it was time once again. It was time to saddle up and put my new theory, procedures and strategy to the real test. But how could I possibly do this and still have time for Real Tour Vision? I already worked ten to twelve hour days making sure I was leading the Real Tour Vision network down the path to victory. I was already stretched for time. To do this right, to give this a fighting chance, I would need help. I would have to find someone to run and manage my virtual tour company. And so began my quest to setup shop and find this person to run and manage my virtual tour business in Northern Michigan.
