Prospective Dealer Questions

Everyday the RTV sales department fields inquiries from entrepreneurs looking to start a new virtual tour business. One thing we like to do is send the prospective dealer the contact info for a dealer using the system so they can ask questions.

This is a great opportunity for them to hear from someone actually using our virtual tour building system and get real feedback on areas they are curious or concerned about.

1. How long have you been associated with RTV? And are you doing this part or full-time?- 3 years, Part time on weekends

2. Is the system as user friendly as it is described in the literature? I find it is very much so. My 17 year old son does the processing for me.

3. How are you received when they are already using another vendor? - By far we offer the highest quality. The key is the relationships you establish. I tell clients, I am not just there to take pictures (anyone can do that) I am there to help market them as an Agent and the Property to its fullest.

4. How is the tech support and response time for any problems? - Tech support is fantastic.

5. How many jobs (tours) in an average week/month? - That is hard to answer because I am in a unique area. There are weekends where I have done 6 in one day. I allocate 1 hour per tour to shoot. That gives me the travel time between.

6. What is the total time spent on 1 tour from beginning to end (photos, input, uploading, etc.)? - Most homes take 25 min. ( If I don’t talk). Vacant listings are great because I don’t get distracted. Processing time is about 45 min. We do some extra stuff to the images that makes us a little different.

Remember -- Real Estate is only one type of tour that is possible. I am venturing out into other areas with it. Got Wineries? Golf Courses? You name it.

This is the best side business I have ever had.

Dear team RTV,

I wanted to share with you how fantastic your team has been to me, I finally got my Virtual Tour Training completed and I have been working to get up and running. As you know, I bought my package over 2 years ago and because of my mother passing away I wasn't able to train or even launch my virtual tour company in a timely manner. But last week I finally completed my training.

Ben has been a great asset and quick to respond as if I am the only person in the world. He is a true customer is #1 type employee. The other person was the gentleman that trained me , he understood every detail of the process and set the pace of the training to my needs , didn't treat me like some noobie when he saw that I had some computer skills.

By the end of the conference call , I felt like I completely understood the process and he left no stone unturned . RTV is truly a leader in the marketing of anything related to housing, businesses or anything else that you can imagine.

Another RTV Support Success Story

Its been a while since I took time out to thank the RTV staff. When I first started up my Jacksonville Florida Virtual Tour company, I was so grateful for the support both from the RTV training and support teams as well as from other RTV dealers – all got me off to a solid start. As my experience grew, my reliance on RTV support staff waned.

Then, beginning about 5 weeks ago, I found myself needing to rely on RTV staff again quite a bit – mostly as I began pushing myself and my business further. While I only faced one tour technical issue that required traditional support, I also needed information on changes that had happened on Realtor.com syndication, additional tour distribution information as I worked with one of my best clients to achieve greater visibility for her tours, and lastly I had questions regarding changes to make to my website to achieve greater search engine visibility.

To resolve these issues, I found myself working with RTV staff from all areas: Technical Support, Marketing, and Website Design. I am so pleased to say that all responded promptly and gave me the information I needed. Photography Resources

Virtual tours are a lot more than just taking spins of a room, often times you also are shooting still images of the area and home as well. I've been looking around for some resources that would help photographers to hone their skills and give tips to broaden their shooting horizons. Polishing your still photography skills will make you more marketable and will help assure you'll take the perfect shot every time.

Below is a short list of sites you can check out.

mygpscameraphone.com - This one is my favorite because it is a guy (Pete) who uses his GPS camera phone to shoot interesting and unique pictures. Using his cell phone to shoot forces him to be creative in shooting to overcome his limitations. He also write about photography and has links to other photography sites. I am not suggesting you take stills for virtual tours with your camera phone, although sometimes on the mls I see stills that were obviously taken with one. Pete is a great resource on photography and it is a great lesson in creativity with what you can do even with limited resources.

digital-photography-school.com/blog and digital-photography-school.com/blog/category/digital-photography-resources is a great site I found on Pete's GPS site. Not only do they have articles and tips for shooting photography but they have a whole forum with assignments, contests, how to's and even a marketplace. You can find a whole network of people to help you hone and polish right on that one site.

The DIY Photography Weblog, www.photocritic.org/teaching-yourself-photography another one of Pete's links. This one has a number of really good articles about shooting as well as getting traffic to your blogs.

And finally, If you're just starting out with a new camera you may want to check out www.shortcourses.com/use to learn the different components of your digital camera and how it works. If you have an understanding of working with a manual film SLR but not a Digital SLR this site may be of use to you.

Virtually unlimited tools with RTV

I continue to be impressed with the wide range of tools available to the Real Tour Vision dealers and the flexible options that they present. RTV dealers are not just in and out virtual tour photographers. We also offer online marketing solutions to real estate agents and businesses.

I feel confident that with a little bit of ingenuity and the RTV tools that I can come up with a solution to just about any challenge presented by my clients. The confidence resulting from having the tools shows through when making presentations with the excellent marketing tools provided by the RTV marketing team.

One challenge that I faced recently was from an assisted living facility. The marketing director of Country Cottage, based in Huntsville, AL wanted to make the most of the virtual tour and use it for three of their locations that had a similar floor plan. It was important to have the contact information from all three locations. The director also wanted to provide a map to each location. Maps and contact information are a standard item with the Real Tour Vision virtual tour window, but not for three locations. The solution revolved around using still images and hot spots. To avoid confusion the contact information was removed from the normal location at the top of the tour window. An image was created with the three addresses and added as a scene in the tour. Ok, that wasn't so bad, but what about the three map links? Well, I remembered from the excellent training provided with the RTV package that hot spots could link to external web pages as well as other scenes in the tour. Although RTV dealers are a web marketing resource for their clients, I for one don't usually answer yes when asked "Do you do websites?" I do have a couple of programmers that I refer business to, but frequently I talk to very small businesses who just want a brochure site. The next time I'm asked about a simple site I am going to suggest a virtual tour AS the site. Single property real estate sites are common, so why not use the same technique on business tours? The generous Spinfo text area would give a business plenty of space to present text to visitors. Don't forget about audio either.

With all these options, it's easy to be confident when selling virtual tours.

Virtual Tour Preparation

RISMEDIA, April 18, 2008-As more buyers are turning to the Web to begin their home search, sellers in today’s market are relying on virtual tours for that oh-so-important first impression. If you are selling your home this spring, take some time to get it virtual-tour and open-house ready. Your extra spring cleaning will pay off with more interested buyers and a faster sale.
“Realtors® have experience in staging virtual tours and can offer you tips to attract buyers,” said Virginia “Ginger” Downs, CEO of the 15,000-member Chicago Association of Realtors. “By following a few simple guidelines, you can make the changes necessary to help your home shine above the rest.”

Virtual tours show buyers a 360-degree view of the interior of a home and allow them to narrow their home search conveniently from their personal computer. Since potential buyers will be sorting through hundreds of photos and virtual tours throughout this process, it is important to understand that your home looks different through the lens of a camera than in person.
Just as you would prepare for an open house, prepare for your virtual tour shoot by removing clutter. Move personal belongings out of sight or use this as an opportunity to donate or throw away items that you no longer use. The goal is to maximize the space of your home and depersonalize it enough to allow potential buyers to imagine themselves living there.

Here are some tips to cut down the clutter:
  • Remove excess furniture to make rooms look larger.
  • Clear off the kitchen counter and hide everyday items, such as kitchen utensils, toasters, hand soap and magnets on the fridge.
  • Store children’s toys, bicycles, gardening tools and other clutter out of sight.
  • Place toiletries and cleaning products in cabinets or closets. Most virtual tours will only photograph the major rooms in your home.
  • Take family photos off of walls and shelves while the home is being shown.
  • Recycle old magazines and newspapers that take up extra space throughout the home.
“Realtors have photographed numerous virtual tours, and can act as sort of a producer for the shoot,” said Ginger Downs. “For example, think about the elements of your home that attracted you to it in the first place. Maybe it was the high ceilings or historic features? Work with your Realtor to ensure that the virtual tour really embodies the spirit of your home and shows off its finest characteristics.”

The next step is to give your home a good, thorough cleaning. Since cameras often capture more than the eye can see, it is important to spend some time cleaning your home from top to bottom. Areas that are often overlooked during the cleaning process include windows and stainless steel appliances. Be sure to keep them streak free and clean to ensure the best photo.

Another cheap way to prepare your home for buyers is to brighten it up by replacing old or dim light bulbs. Consider using a higher wattage light bulb in rooms or areas that don’t get direct sunlight. You can also add a brightly-colored throw or vase to lighten up a space that has dark flooring or furniture.

Some other tips to consider for the virtual tour include:
  • Take your own digital photographs to see how each room looks on camera.
  • Get layout and style ideas from home and design magazines.
  • Don’t forget about ceilings and floors. Most virtual tours today show all angles.
  • Limit seasonal decorations.
  • If exterior photos are included, park vehicles elsewhere and make sure your lawn is freshly mowed and garbage cans are out of sight.

Is Your Message being Heard

This month marks the 233rd anniversary of Paul Revere’s and William Dawes rides. From a business perspective, these rides are most interesting when looking at the effectiveness of both of these gentlemen’s messages. They both had the same exact message to deliver. So why it is that Paul Revere was not only more successful at delivering that message but is also most remembered for it?

Both men had very important news that needed to be delivered to many people in a very short period of time. If you look at this from a marketing perspective, their message was urgent, relevant to the people to which it was being delivered and at a time that people would be sensitive to the message.

Same message, same method, same time …completely different results.

According to the book, The Tipping Point by Malcolm Gladwell, the difference was in the way that Paul Revere was connected to his community. He was a man who was very intensely social. As Gladwell wrote: “He was a fisherman and a hunter, a card player and a theater-lover, a frequenter of clubs and a successful businessman. He was active in the local Masonic Lodge and was a member of several select social clubs.”

(Interesting point to note here is the question: was Paul Revere so social because he was a successful businessman, or was he a successful businessman because he was so social?)

As Gladwell’s book points out, it isn’t that Paul Revere knew everyone; it is that he knew whom to alert to aid him in alerting the others. He knew, as Gladwell puts it, ‘whose door to knock on’ to get his message spread as quickly as possible. Paul Revere was most likely alerting people such as the head of the Masonic Lodge, the head of a fisherman’s club, and various other well-connected people. While Dawes, being a man of normal social circles, simply spread his message to everyone as he rode through town.

So the question is; are you Paul Revere or are you William Dawes? Do you take the time to connect yourself with different organizations in your local area? Do you invest the time necessary for your business to thrive in creating your own social network?

You may never have to ride through town contacting everyone with an urgent message at midnight, but getting to know many people in different types of social networks can do incredible things for your referral network and ultimately your success.

Preparing For Your Virtual Tour

Many homeowners may not realize home preparation is a very important aspect that should be considered when thinking about selling your home. In fact staging your home for sale, open house and for the shoot for your virtual tour is crucial is getting your home sold faster. Generally this doesn't cost much more than your time and a little forethought. When done properly it will increase the money you receive from the sale and showcase your 24/7 interactive virtual tour in it's best light all the time.

Keep it simple, is the golden rule. Remove clutter and personal items. Since you will be taking personal items with you when you move, the sooner they are packed and ready to go the better. This also give your potential buyer the idea that your home is ready for someone to move right in and make it their own.

Each room should be clean, spacious and full of light:

  • Be sure all areas are free of clutter, including shelves, closets, tables, and counters. Less is usually better.

    • Put trash cans out of sight
    • Put toys and bikes away
  • During winter, make sure the sidewalks are clean of snow, ice and tripping hazards.
  • Home entrance should make a statement and help give the home curb appeal. Since this is the first impression potential buyers will have of their future home, it is critical that you present a lasting impression.

Kitchen:

  • Remove everything from counters. People who view your buyer tour wants to see the counters, not your electrical appliances.
  • Be sure there are NO dishes in the sink. All dishes should be clean and put away.
  • Empty trash cans.

Bathrooms:

  • Put away everything. Personal items that you use daily can be put in a small box that can be stored away easily.
  • Close toilet lid and empty trash.
  • Be sure mirrors and glass surfaces are clean.

Overall it just takes a few minutes to stage your home for sale and your virtual tour. Put your time to work for you and make your home clutter free.

Recently, an article was posted on RISmedia about preparing your home for the virtual tour.

The article compares preparing your home for a virtual tour with preparing your home for an open house. All Virtual Tours are Not Created Equal

Getting Started in Virtual Tours

Four Seasons Virtual Tours opened in Northwest Indiana in early 2006. As a virtual assistant (Four Seasons Virtual Assistance) specializing in working for real estate agents, I realized there was a huge market in our area for quality, affordable virtual tours.

We had both been real estate agents for a couple of years, and between that and the virtual assistance business, we know many agents. It didn't seem that it would be too hard to get started, since we believed that we would be able to work with some of our former colleagues. My best friend hired us for virtual tours immediately. But the other agents from our old office were more difficult.

Two of them went with a company called Obeo, and tried to talk us into becoming Obeo reps. We took a look at their virtual tours, but we weren't impressed. They were cheaper - and they look it.

Single Property Websites are a Great Marketing Tool

As you have probably already heard, the RTV PanoRider(TM) is a super HOT marketing tool. So much so we have dealers contacting us telling us they are winning business "on the spot" with new clients. Digital Tours and More Provides Virtual Tours in Houston

I want to tell the story about how my virtual tour company in Houston got started. I got into real estate in 2003. One morning as I was walking past my trainer's office, I was asked if I knew how to make a flyer. Well of course I said yes. I created a nifty little flyer for her and it did not take long the word got out that I knew how to be creative in Word.

Other agents from my office started to ask me to create flyers for their listings. I charged those agents $25.00 to create a flyer. Later I purchased my first laptop computer. It came with this neat program on it called Media Show from Cyberlinks. I played around with it and started to call it Digital Tours. I thought that was a pretty cool name and introduced it to agents in my office. Most of the agents loved the new concept. So I named my business Digital Tours and More.

Fast forward to 2006…I went full time marketing my product Digital Tours. I placed them on cd and on the internet as a virtual tour. I did ok the first year.

One day I was contacted by a real estate agent and she told me that she was interested in my product. When I called her back to find out if she liked it, she told me that her 8 year old could do that in PowerPoint. Right then I decided to start looking for an Interactive 360° Virtual Tour System.

Internet TIES with Real Estate Agents as Resource

The National Association of REALTORS® releases its annual Profile of Home Buyers and Sellers every year at the annual conference. This profile tells virtual tour business owners and real estate agents who today’s home buyers and sellers are, the role of the internet in the sales process, what buyers want to see in the home search process, what sellers want to see included in their marketing plans, and what marketing 'works' in the real estate industry.

Virtual Tour Company in Alcona County

As a retired person living in Alcona County in the northeast section of Michigan’s beautiful Lower Peninsula, I find great need to express gratitude for finding a company to associate myself with like Real Tour Vision, their team, and their quest for excellence.

It began when I formed a company that I called Key Solutions in the hope of being able to do a little print graphic work to supplement my inadequate retirement income. With the poor economy, and simple graphic programs available to everyone, I found very little need for my skills. To add insult to injury, I retired before learning the fine-tuned, “ins and outs” of Internet graphics and code writing. This gave me a big learning curve to overcome.

After a great deal of researching, I found Real Tour Vision and became a full service dealer. To round out the picture I became re-licensed as a real estate sales associate and here I am, involved with the “best of the best” 360 virtual tour providers.

However, when one talks about needing improvement in some areas, boy oh boy, am I a candidate! Shout Out to RTV from Dallas Area Dealer

I feel the need to give a shout out to RTV! My husband and I own and operate a virtual tour company in the Dallas-Fort Worth Metroplex. After 12 years in outside sales, I had left corporate America to be a stay at home mom. I always wanted to have my own business, but the right opportunity had not presented itself. Virtual tours and FSBO listings

I was on my way back from visiting a friend’s house last night when I came to the entrance of their neighborhood. A man was there tapping a “for sale by owner” sign into the ground.

Being a Jacksonville virtual tour provider, I couldn’t resist the opportunity to stop and hand him one of my business cards. I asked about how they were currently marketing their home. He indicated that they were trying to be cost conscious since their home was now worth less in the current real estate market and so were doing it themselves.

They had created their own flyers, were putting out signs on the main road near their neighborhood (which had already been pulled up a few times by road crews) and were putting the house in the paper this next week and planned an open house. Sounds fairly basic and straightforward.

I am guessing that they already spent $200 since an ad in our local newspaper costs over $105 for ONLY a ONE WEEK run. Given that, in Florida, over 65% of buyers are from out of state, it is quite likely that most buyers may never even see or consider this home with the current marketing approach.

I definitely gave him something to think about when I explained that he could have gotten a virtual tour package and a PanoRider with single property website for that same price!! A virtual tour would be online for 2 YEARS for that price, be distributed to over 90 sites, be accessible to a GLOBAL market, and would be built with quality photos taken by a professional real estate photographer.

Finding LaVa - The Jim Blue Story

It had been 5 months since I had closed my photo store Blue Photo. After 32 years of faithful service and being in business for over 80 years in my family it was time. I closed down the shop and spent a wonderful summer being a family man and spending time with the two children remaining at home. We camped, hiked and shot lots of photos. I also spent the summer trying to keep up with the domestic duties but according to my wife Pam I was not doing the best job. As the summer came to a close I was getting a little restless and decided that it was time to figure out what I would be doing in my second life. Pam assured me I would not make a good chef and also not to consider trying out for Dancing with the Stars. Yes indeed it was really time to look elsewhere.

As I sat at the computer late one evening cruising around on my new favorite website, Monster.com, I saw an ad to become a virtual tour photographer to operate what seemed to be a virtual tour franchise of some sorts. The details of the job seemed to be right up my alley since I am well versed in running a business and have over 35 years of professional photography experience.

The virtual tour company that placed the ad was an out-of-town company looking to establish virtual tours in Traverse City. I nodded to myself, filled out the online application, clicked submit and retired to bed. Just before I nodded off that evening I felt excitement at the thought of embracing the next generation of photography.

The next day I awoke and it dawned on me that I would have to call my long time friend Jason LaVanture and see what was going on with his company Real Tour Vision. Jason and I had been friends and had a business relationship for almost 9 years. I still remember the very first day that he and his business partner came into my store to test out cameras. It was then that they told me they were looking to support local business by finding one good supplier for all their hardware needs. They said they were starting up what would be one day a worldwide virtual tour company.

I showed them my lineup of cameras, let them take a few for a test drive and they ended up making a purchase a day or two later. I don’t recall if I ever expected much to come out of it but what I do remember is the energy and excitement those two had in my shop that day. That's something you just can’t forget.

About a year from that very day, Blue Photo of Traverse City was selling more cameras, tripods, leveler heads and accessories to Real Tour Vision than I had ever imagined. In fact, I’ll never forget the day my Bogen rep called me and said, “Jim, congratulations are in order to you. You’re the number one reseller in the entire nation for the Bogen 329 RC 4 two-way leveler head! What the heck is going on up there? You know you're pushing out 40-60 of these each month?” I chuckled and told him to send me a 329 RC 4 shirt so I could give it to Jason sometime.

Anyway, I called up Jason to find out how things were going in the virtual tour industry overall. I really didn't know much about their business model other than they sold virtual tour software to real estate agents to do 360 home tours. I had no idea that Real Tour Vision sold virtual tour software to entrepreneurs looking to startup a virtual tour business!

When I explained to Jason that I saw an ad in the paper and was considering starting up a virtual tour company he instantly said to me, “Did you see my ad in the paper Jim? Are you putting me on here?” Apparently at that exact time Jason was setting up shop to take over the local virtual tour business in Traverse City. The previous Traverse City Real Tour Vision provider had become accepted an opportunity of a lifetime and got her real estate license to partner up with another local real estate agent. The Traverse City virtual tour market was wide open.

When Jason finally realized that I was being straight with him and was not referring to his ad in the paper he quickly invited me over the a local pub for a burger and a beer so he could explain the Real Tour Vision model in more detail to me and what his plans were for his local dealership. Within minutes of sitting down we both knew that some greater power was at work here. Something had brought us together at that very right time. In fact, Jason told me that night over dinner that he was making an offer to another person the very next day! Neither of us could believe the timing, it seemed to work out so perfectly. Not to mention the fact that Jason liked my last name, Blue, when added to LaVa and he instantly put a full halt on moving forward with his current name TheLaVaWorks.

Over one dinner BlueLaVaMedia was formed and plans were swept into action. To date I must say that I could not be associated with a more knowledgeable or skillful individual in the field. With Jason’s virtual tour expertise and my photography experience, we make an unstoppable team. Oh yeah, I did hear from that other virtual tour company about a month later. I told them that they should take their cameras and so called "opportunity" and just go home; there’s a new show in town.

Flash Diffusion Product for Virtual Tours

I've been using a product called Light Sphere for a while now that I think has really good flash diffusion for my virtual home tours and stills and my other commercial photography work.

It is mostly designed for portrait type work with studio quality results, but I'm finding it's diffusion is perfect for the interior shots and my virtual tours really look great. It really spreads the light out very evenly and softly across the scene, and has really helped almost eliminate "hot areas" and softens the hard shadows areas.

It comes in a couple of styles, a "clear", which is a kind of a harder cooler color light and a "cloud" which is a more diffused, warmer color light. It is soft plastic, very easy to attach to my flash, it comes in fixed sizes ($40) for various flashes and a new "universal" to fit a large variety of photographic flashes and cost right at $50.

There are accessories for different lighting effects and even a silver device cap that directs the light. The inventor says will increase the light out-put of your flash by about a full stop.

This is a product invented by Gary Fong, a California photographer, you can go to his website and see his other inventions. A lot of his products are designed for flash diffusion, which is perfect for most photographic work. It comes with a DVD which explains how to best use the Light Sphere with several examples of its use.

Virtual Tours and Professional Home Staging

Many virtual tour providers might consider the money being spent on home staging in direct competition with our 360 home tours. However, I have found that a unique partnership can be made between home stagers and virtual tour providers.

Home staging, especially in new construction or vacant homes, goes a long way towards making better looking virtual tours. Four white walls can be very unexciting to say the least. As a virtual tour provider, our job is to create excitement so that the potential homebuyer wants to view the property in person. In sales, we call this getting them in the door. Shooting even a minimally staged home will always look ten times better than an empty one.

Search your area for home staging professionals. You might already be shooting some of their work and not even know it. Approach them by telling them that you will let them use your photos and real estate virtual tours as a way to showcase their work. In return they'll gladly offer you a list of real estate agents whose homes they have staged.

There's nothing easier than to call one of your customers or a new one and say, "I hear you've just had a listing at 123 Main Street beautifully staged. Have you thought about doing a virtual tour to showcase it?"

Done deal! It's that simple.

Upgrade your virtual tours using floor plans

Virtual Tours Outside the Real Estate Box

Restaurant virtual tour prospects are becoming very competitive right now. My Philadelphia virtual tour company has a plan that works like a charm.

Offer a restaurant a free virtual tour shoot. Do one or two 360 panoramas and about 5 stills. Put it together on a practice virtual tour and go back to show them by logging into your account on your own laptop if possible. Make sure you deal directly with the owner. Show them the nearest competitors' websites that have 360 virtual tours. Tell the owner the other places that have accepted your promotion, and demonstrate your virtual tour.

Go UPSCALE ONLY! Play up to their egos. These people seem like they are all buddies, and they often may be in some association together, but the fact is they are very competitive and will do anything to be better than their counterparts.

Country Clubs, Golf Clubs, Banquet Halls and Art Galleries are all great opportunities too. All of the above are constantly remodeling, you know what that means, new virtual tours every year or two! Show them some of the RTV sample tours and get an idea of what they want. Stills of prepared meals, tables full of happy patrons. Let them feel as though they are helping to form a work of art, because they are. Then when all is complete compliment them on their input. "This was the layout you designed here, it looks fabulous!".

Take your time (take a few weeks to bring back their tour, and make it good.). Dress to impress, do quality work, and be professional and you can charge big!
