Quality Photography is Better than Quanity Photography

The other day, I sent a completed virtual tour to Realtor.com for one of my clients. I make it a regular part of my service to always verify the virtual tour has successfully loaded before I send agents the final tour email with the tour links and copies of the stills. When I went to Realtor.com to do the verification, I came across another agent’s listing which was located in one of the neighborhoods I photograph quite regularly. It caught my eye and so I couldn’t resist ‘checking out the competition’ and view the virtual tour that had been created for that listing.

Much to my amusement, it turned out to be a slide show that the listing agent had created on their own and loaded as a ‘virtual tour’. And not just any quickly thrown together slide show – this one advertised in scrolling text that it contained 112 pictures! I just had to see this.

In today’s saturated and highly competitive market, where over 80% of buyers are using the internet to screen/filter for homes they want to see in person, I was curious to see how a single 4/4 home could need 112 pictures to pique a prospective buyer's interest. And even more curious to see how a slide show of this size could hold their interest. To give you a sense of the ‘virtual tour’ this agent created, I consolidated some of the stills (unaltered in any way) below as a sample.

A recent article on CNN.com, Experts Tell How to Deal with Mortgage Crisis, answers questions that millions of homeowners find themselves asking. CNN’s Larry King talked with several real estate and financial experts to get advice on handling the mortgage meltdown. Another article on CNNMoney.com, New Home Sales near Historic Lows, sheds light on just how low home sales have fallen.

The articles are everywhere; foreclosure rates are up, the economy is down and everyone is asking whether or not the worst is behind us.

While years ago simple marketing strategies would sell a house with little to no extra effort, today’s competitive market demands more creative marketing. According to an article from the Kansas City Star, Real Estate Agents are looking to marketing to survive this weak housing market. It is now more important than ever to look at your current marketing strategy and ask the hard question. Is it working? Is every dollar I am spending bringing me leads, or am I wasting money in some areas? Am I using the proper combination of marketing media to bring in more leads?

Improve your virtual tour business by improving your mind

What kind of thoughts dominate your mind concerning your virtual tour business? Are you a 'negative Nelly' that always sees the storm cloud in any situation? Are you sure you cannot succeed, or has a minor setback caused you to doubt your dreams of owning a successful business?

The difference between virtual tour providers that succeed and those that do not usually boils down to two things, attitude and perseverance.

People are constantly thinking, wondering, playing 'what if' in their minds, and imagining outcomes. This is our brain's way of processing info, testing out actions, and also a way to form belief.

What we think all the time is what we will come to believe. If you constantly have negative thoughts about your virtual tour company then you will most likely have negative results. Team RTV Hits a Home Run

RTV has hit a home run on the new Strategies CD Power Point Presentation. I have had the recent privilege of using it with my own Dream House Photography spin for my local area.

From that presentation, I convinced the office manager and broker to agree to paying 50% of the real estate agen'ts cost for the virtual tour. Terry and I went from 1-3 virtual tours a week to this week when I have 5 scheduled and just got 2 more. I am so glad RTV called me to tell me about the virtual tour business opportunity. The Virtual Tour Follow-Up

It is now more important than ever to make sure your customers are properly linking their 360 virtual tours. If you are not already following up with your customers after the virtual tours are delivered, then you need to start this as soon as possible. Stop potentially bad habits, oversights or improper linking of your virtual tours before you have a mess on your hands.

From the very start of our TC Virtual tour company I noticed that many of our customers either used the wrong link altogether or did not link the virtual tour onto ALL of their sites. Remember that many real estate agents will have a personal website-- www.judylevin.com, a local company website-- www.cbgreatlakes.com , an MLS system-- www.taar.com and sometimes an national site-- www.ColdwellBanker.com . Your single online 360 virtual tour MUST find its way to all of these websites or you are not doing justice to your work.

That is a LOT of checking up on if you're doing several virtual tours a month but very little work if you simply make this a standard operational procedure after you bring on any new customer and perform their first virtual tour.

Do what Team BlueLaVa does and write up a nice follow up email and website page that shows linking instructions that use our fancy tour buttons. Send out this follow up email after you do your first virtual tour or two for a new client and you will find this works out any kinks right away. Perhaps then schedule a quarterly maintenance email but typically the real estate agents are good about passing the process over to the assistants or in many cases...you.

Don't let it bog you down! The linking of virtual tours is not only very complicated for some real estate agents to grasp but can also be very overwhelming for the virtual tour provider. Use good note taking skills when working with clients so you can keep track of who gets which virtual tour link.

Make sure your 360 virtual tours have maximum reach and impact. The better the tours do the more orders you will get. TRUST ME!

A Cautionary Tale: It can Happen to Anyone

One of our virtual tour providers just informed us that this afternoon, the Ann Arbor Area Board of Realtors received a call from an Associate Broker. This Associate Broker had received a phone call for a showing late yesterday. The caller gave their name, the name of a local firm and the firm's correct phone number. The caller requested to show one of the agent's listings and gave enough details to be convincing.

The Associate Broker (who was out with buyers at the time) recognized the firm name, knew the phone number was correct, and was convinced it was a legitimate request to show a home. She gave the caller the combo for the lock box.

The Associate Broker called the firm today to follow-up on the showing. When they asked for the name the caller had given them, they were told there was no one there by that name. The firm was small enough that it could quickly be determined that no one from that firm had shown that listing. The Associate Broker then went to the listed home and found the key missing from the combo box! Whether or not anything was missing from within the home is unknown at this time.

Many of our virtual tour providers are also licensed real estate agents. Our message to you: During these economically trying times, it is best to be extra cautious. If you are not 100% sure that the person on the other end of the phone is a licensed Realtor, don't be afraid to ask them if you can call them back. Take extra steps to verify the person's identity before releasing listing information. As in the story above; it can happen to anyone.

Importance of Virtual Tours

Dream House Photography, a Virginia Beach virtual tour company, has been preaching the value of virtual home tours since buying our dream house and selling our old one.

We searched online and then narrowed the search to the ones we liked. They all had a virtual tour, and we only had to look at a few of them before we selected and bought our dream home. We then put a 360 virtual tour on our old house and it sold within a month.

I've noticed that brokers and real estate agents no longer quibble over the price or process for a virtual tour. Establishing a Local Presence with RTV

I have been a full service dealer with RTV for over four years. In the beginning I received a great deal of support from all the folks at RTV and it has continue over the years without fail. Just last week an individual in my area contacted RTV wanting to buy a system and compete with me.

RTV determined that my company’s area coverage was sufficient for the surrounding area. Because they wanted to avoid over saturation of the local marketplace, they advised the individual they were unable to establish any new virtual tour providers in the area.

I for one, appreciate all the support I have received from the folks at RTV and their concern for their full service dealers. In particular my salesperson has kept in touch over the years and has always been willing to listen and offer new ideas on how to expand my business. Virtual Tour Investment Pays Off

One of my clients recently took over a listing where the previous agent had, shall we say, cut corners a bit. With the real estate market in its current condition, the original agent didn’t put much emphasis on marketing since there are so many homes are the market and listings are moving slowly. This agent chose to take a few snapshots of the home herself to use on the property flyer and didn’t even attempt to showcase the home in any other way.

Dallas Virtual Tours by Optimum Yield

Not long after becoming a virtual tour provider with RTV I felt privileged to be asked to do a Dallas virtual tour for the home of one of the prominent businessmen in my church. The tour was for a $1.5M luxury home on a 7-acre property which backed up to a golf course.

I provided him with a complete photo package including the high-res pans and stills for printed media as well as the smaller-size versions for use on the web. I was later happy to learn that the 360 tour was instrumental in helping with home's sale. According to their Realtor, the lady who bought it just kept looking at the tour over and over again and basically fell in love with the home before she ever saw it in person.

During a Richardson, TX virtual tour shoot I had some trouble when one of the screws in my rotator slipped out. PanoRiders from RTV Earn You Additional Income

Ever wish you had more time? Tired of running around unnecessarily? Wish you could spend more time calling existing or past clients to see if they need any help?

If you answered "yes" to any of these questions, we have a great way for you to save time! If you are a great RTV dealer who has decided to offer PanoRiders, you can save time! By ordering your genuine PanoRiders directly from RTV you are able to focus your attention on your business, and not the logistics of having a PanoRider manufactured and shipped. The process for ordering is easy and can be done right from the TMS. When you are editing your 360 virtual tour, just click on the "Add-Ons" tab and scroll to the bottom of the list. Then click on the PanoRider option. Next, fill in your details for the sign. Note that you can ship the PanoRider to anyone in the US. This means you can ship it directly to yourself (so you can deliver the PanoRider in person for that special touch), to the client's office or home, or directly to the homeowner. Each PanoRider comes with 2 zip-ties, so it is ready to hang right out of the box.

Be sure when you order to include a "high resolution panoramic scene". The larger the file, the more clear the result when printed. You can export this image just after you stitch the panoramic scene in TourBuilder, but before you name and save it to your tour. Look for the "Export High Resolution Image" button.

Also, be sure to include the URL you want printed on the sign. It is important that you type this exactly the way you want it printed on the PanoRider. Some clients prefer their address compact (www.123PanoRiderStreet.com), while others prefer spaces so the URL is easier to read from the road (www. PanoRider Street .com). Whichever is preferred, we will oblige your request.

Remember that when you order your PanoRider you can order just the sign (Basic PanoRider Package) or include a Single Property Website (Deluxe PanoRider Package). With the Deluxe, we will secure the URL or web address for you, and forward that URL directly to your branded tour. This saves you time and money. Just think that Register.com charges $35 for a URL for 1 year! RTV only charges $22.25, and not only do you get the URL, but we do all the work for you. This gets back to our original point...we save you time! With the Basic package, you have to do all the work securing and establishing your Single Property Website. Why bother? Let us do that for you!

In the end, your Virtual Tour Business is a volume business. The more you sell, the more you make. The more you off load your work onto someone else, the more opportunity you have to sell your services. You have to ask yourself, how much is a new client worth to you? If you charge $100 for a tour (not including any extras, like the PanoRider), and sell just 6 tours to each client you secure, you are generating $600 extra a year. Virtual Africa and Google Maps

Virtual Africa has a new innovation to announce: Panoramic images of South Africa, embedded into Google Maps. It is simply the best way to explore South Africa online and is the perfect enhancement to our RTV virtual tours.

Earlier this year we reported that Virtual Africa’s virtual tours have been included in the official South African Tourism Google Earth layer. The good news is that the layer has finally been released and that it will soon be incorporated into the Google Earth Primary Database. It consists of about 300 place marks describing the different areas tourists can visit, showing the Soccer World Cup stadiums and it even links you to an itinerary planner. The best feature, of course, is the fact that most of these place marks include links to virtual tours. Our virtual tours!

We ended up compiling about 4000 panoramic images for this layer and its extremely exciting to see them displayed in this format. For more information on the layer and a preview, visit www.virtualafrica.co.za.

Well, here’s the real news: the big innovation is not the Google Earth layer. It’s the fact that we’ve managed to geolocate about a 1000 of the panoramic images and embed them into Google Maps. (We’re still working on the other 3000)

You can visit Cape Town, the Garden Route or even the famous Kruger National Park, with the click of a button. IMPORTANT: Jott This Down

We recently came across a great service that transcribes phone messages into emails. This is a terrific service for virtual tour providers and real estate agents alike! First of all, the service is completely free, so there is no reason not to use it. It takes about two to three minutes to set up and once it's set up you never have to go back to the website.

What this service does is allow you to call an 800-number, record a note to yourself, and then receive that note in the form of an e-mail. This is a great tool for business people and estate agents alike! The service actually takes your voice, transcribes it, and then sends you an e-mail so that, later, when you get home you can remind yourself of whatever it was that you were thinking about after completing a virtual tour or while driving down the road. So, if it's important... you are able to get it ‘jotted down' even if you're stuck in traffic without a pen.
One note of warning about this service is that you have to dictate or you wind up with garbage in your e-mail when you get home. So, just make sure to enunciate EVERY SINGLE word when you are jotting to yourself.

The service can be set up so that you can jot other people, but we don't recommend that you use that functionality because you don't know how that e-mail is going to look when they get it. If you do not enunciate correctly, other people could wind up with a garbled email.

To set up service got to www.jott.com, and then enter your e-mail address and your cell phone number. You confirm your e-mail address by clicking on a link and you confirm your cell phone number by calling their 800 line from your cell phone. It's that easy and you are instantly ready to start jotting!

A Tale of Two Marketing Campaigns

No matter what your business is, it is crucially important to remember that you are not primarily ‘in’ that business; you are primarily ‘in’ the business of marketing that business.

So whether you are a real estate agent that uses RTV software to advance your real estate marketing strategy or if you are a virtual tour provider that makes a living providing commercial and real estate virtual tours, your primary focus must be on the marketing of your business to be at all successful. Without marketing, there is no business and there is no way around that fact.

The marketing department here at Team RTV understands that we have many different businesses that utilize the marketing material, systems and campaigns that we produce for our Inner-Circle Members. That is why we are always on the lookout for unique ideas, even from outside our industry.

This week we came across two very different marketing campaigns, each from outside the virtual tour industry and each with very different conversion goals. In the first example I will show you how a company effectively spends marketing dollars on a campaign to bring highly qualified (yet unsuspecting) leads right to their front door with one advertisement in a magazine. In the second example, I will show you how a very large corporation spent what must have been hundreds of thousands of dollars on a marketing campaign that brings them zero qualified leads.

The first example is a marketing campaign for a children’s book company which is placed in a children’s magazine. The advertisement features a ‘scratch & match game’ that uses the assumption that you are playing to ‘win’ something. But, if you look closely, nothing in the advertisement says that you are going to ‘win’ anything. In fact, every bit of text on this advertisement clearly states that you ARE getting free gifts. All you have to do is scratch, paste, enter your kid’s name, place it in the mail and you get the free gifts. You don’t even have to fill out your address, because the magazine company has already personalized the advertisement with the address of the magazine recipient.

So, why the ‘scratch & match’ game?

Its way more effective in drawing attention to the ad, getting people involved with the offer by scratching the apples and dropping it in the mail. It’s so simple that even a kid could do it. And kids love games, especially ones that they win. Redemption of the ‘prize’ requires nothing more than the kid to fill in their own name and drop it in the mail. This tactic is borderline manipulative (using kids to obligate parents) in my opinion, but very effective in converting the magazine’s customer list to their own.

The second example is a small game piece featuring a “$50,000 cash out contest” for a lunchmeat company. The game piece is place inside the lunchmeat package with images of $100 bills and the words “$50,000 Cash Out Contest” in monopoly-like lettering. When you open the game piece to reveal your ‘PIN number’ for the contest, you are directed to a website to enter your code and find out if you have won.

So far, so good. The company has effectively reached people that are already buying their product. So you would think that the next step would be to collect information from these customers and sell more to them right? Nope. When you get to the website, you click on the link to take you to the page where you enter your pin. A screen comes up with an ‘entry form’. You enter your number and it tells you whether you did or did not win. That’s it. Game over.

I couldn’t help but feel an empty void when that happened. Is the marketing department sleeping? They spent ALL of this money on these game pieces and the website and they didn’t even ask me for my name. Nothing! Even if they had a ‘consolation prize of a 50 cent coupon, then there might have been a clear conversion goal, but there isn’t. Zero leads, zero up sell. The most they would get out of a campaign like that is geographical location of the consumer via IP address, but since the product is shipped to supermarkets and people usually purchase from supermarkets close to home, that would be a waste. Once this contest is over, they have no effective means of reaching consumers that engaged in their contest.

At the end of these two marketing campaigns, the first company has a customer list of parents with kids old enough to read, write and manipulate stickers on a page. Exactly the target market they are looking to sell their books. And I would be willing to bet that a pretty high percentage of those parents pay for the books that their kids ordered, so they also have many new customers. On the other hand, the second company has a cool looking website and no customer list.

Which company would you want to be after spending your marketing dollars?

Dear RTV

I just wanted to let you all know that I still find RTV the top product and service when it comes to virtual tours. You guys have been there for me from start to finish on everything.

Last year was really tough. Many aspects of my life were looking bad and on top of that there is a bad situation with economy. Fortunately, this year I've got everything going in the right direction. My virtual tour business is picking up. Check out my new website www.xlvisions.com

Being a business owner since college and looking for a new venture that I could start up using nothing but a cellphone and a laptop, I learned about the virtual tour industry around 5 years ago. After researching the various companies and software available at the time I finally decided to go with RTV due to the postings of various dealers that mentioned the great support offered to them from the company. That and the capabilities of RTV's software made it a no-brainer from that point on.

Everyone that helped to bring me on board from day one...and to this day...have been the utmost professional and truly care about giving quality support and knowledge to an ever-growing field of dealers including myself.

I know that I may seem a little wanting at times when trying to figure out a request or solve a problem, but everyone at RTV has always been there with an answer or an idea to back me up. Two RTV Dealers Join Forces


Extended Virtual Tour Service Coverage for Real Estate One® Agents in Michigan!

RTV today announced a strategic alliance between two highly successful Michigan service providers. $4 MILLION Home Sold Due to the Virtual Tour

I just sold another home in large part because of the virtual tour. In our area the average time on the market for a very high end home is well over a year. I listed this home in April for $4,400,000 and it sold and closed in less than 60 days for $4,200,000.

The couple who bought it told me they looked at the virtual tour four times a day every day for twelve days until they could get a flight from North Dakota to Key Largo, Florida, to see it in person. I do not think they would have booked a flight for that distance just to see one property if they did not have a good idea of what it looked like already.

Proactive and Customer Focused Virtual Tour Business Owner

Never underestimate the value of being proactive and customer focused. About two months ago, I received a call from Coggin Honda of St Augustine, a local car dealership which had just opened a new location. They were interested in getting a virtual tour added to their website but were only in the initial stages of their search. Their Internet Specialist had found my virtual tour company (Ad Vantage Virtual Tours) on the internet and was calling for basic information.

Instead of just providing a quick overview of pricing, I took the additional time to review their website and suggestion how to integrate the virtual tour.

She really appreciated the information but needed to do some additional research. I knew they would be calling ‘the competition’ so instead of just waiting for a call back, I made sure to proactively follow up and offered to stop by and do some test shots when I was down that way on another virtual tour shoot. They were very appreciative of the focus on customer satisfaction.
