New Full Service Virtual Tour provider in Northwest Arkansas

It's a small world...

One day, as I was doing some social networking for my photography business, I found an old friend who I hadn't seen in about 10 years! I sent a "friend request", we sent a couple emails back and forth, then she called me and we chatted and caught up for an hour or so. During the course of the conversation, I asked what she was doing. "Virtual Tours" she said. "How do you do those?" I asked.

She spent about 5-10 minutes explaining to me what she does, all the while I was thinking "I should be doing that. That would be a great addition to my photography company." I loved photography, business, and real estate. Talk about a perfect match.

I looked up a ton of MLS listings from all the local towns - Fayetteville, Springdale, Rogers, Bentonville - none of them had real virtual tours. There were a few slideshows, but it was obvious from the photography that there was not a professional involved. The market was wide open for professional photography service!

My next step was to find the company I wanted to align my business with - my friend wasn't happy with her virtual tour company, so I stayed away from them.

While researching virtual tour companies I picked out a name, Brick Road Visuals, I bought the domain, I had a logo professionally designed, and so on. I just needed to find the company that had the tools and offerings that were important to me - above all quality, but also marketing tools, support, and affordability. I kept coming back to RTV.

I talked to my salesperson for weeks, if not months. He never grew impatient with my gazillion questions comparing RTV to other providers- well not visibly anyway. And every time I called him guess what happened. He answered the phone! It seems like such a simple thing, but so rare these days. I thought if I can actually get these people on the phone now, surely they will be there for me when I'm paying part of their paycheck.

In the end, it came down to RTV and one other company. RTV had features the other didn't, the other had something RTV didn't have - I can't remember now what it was, must not have been that important. I made the call and now here we are - providing Northwest Arkansas with full service tours through RTV.

Keep Your Rotator Settings in the Camera Bag

So you think you've been there done that right? Well try this one on..

While I was taking some shots for a riverfront property virtual tour, I decided to go out into to middle of the river to take some shots to show off the grand view for developers. I got in an old unstable canoe with my tripod and camera and went out to some large rooks in the middle of the river.

I get out on the rocks and find out that my rotator had gotten knocked out of whack so my settings were wrong. What to do? Cell phone ...woo hoo!! So I call up Team RTV and they gave me my settings. I never thought I would have to field set it so I didn't have my settings with me. I'll always carry them in my bag from now on!

Thanks to that great customer service at RTV. I recommend keeping your settings with you in your bag or on the rotator for that one chance you might need it. If you have gotten in and out of an old canoe before then you understand they saved me a lot of trouble.

Big Sky Virtual Starting Out Big

Well it’s been a while since my last blog submission, and all I can say is WOW!!! I am 95% complete with my website www.bigskyvirtual.com. The only thing missing is the shopping cart hookup, once that is completed I am ready to go!

My wife Nicole and I are very excited about this virtual tour adventure, she is serving as operations manager for our Montana virtual tour company. I also hired a photographer/account rep, Jordan Webber.

I began marketing in three publications, and have two fairs coming up. One with Green Directory of Montana www.greendirectorymontana.com (definitely check these guys out) on September 20, and the other with the Billings Chamber of Commerce. The Chamber has its annual fair and is limited for booths, 50 in all.

Let's see….business cards, pamphlets, letterhead, envelopes, notepads, prize registry pads, a 2x6 table banner, and a 7 x 3 vertical banner has all been ordered. Oh yeah, also logo shirts for all that will be working the booth ( I like uniformity).

Yes…it may sound like I may have gone overboard, but being in real estate I have learned it takes money to make money, but at the same time I have learned what works and what doesn’t when it comes to marketing. I can't wait to grow my virtual tour company.

After reading an article from RISMedia I thought that all of the clients of Virtual Florida Real Tours should hear some of the main points of interest.

According to RISMedia in a recent study researchers found that the use of professional photography increases the perceived value of a home by nearly 12 percent. One of the hardest things for me to find these days is a little extra time! Ever since we started with RTV, we have been thinking of more services we could provide to our clients that would still complement each other. So, this spring, we decided we were going to invest in a fleet of helium powered blimps to begin aerial photography and aerial video. Wow, did this idea take off! It seems we may have struck gold once again with this idea. People love the idea of hiring us for more reasons than you would imagine. Obviously the main reason being they realize with S.D. Professionals, LLC, they can always count on professional, quality, affordable services but there’s more!

  1. This new blimp fleet we have allows our professional camera team and professional photographers to get that perfect shot as the clients watch! That’s right, while the blimp is in the air; we have a ground station that allows the client to see exactly what the blimp sees so they can approve the shot while we are in the air.
  2. Then there is my favorite positive point about the blimp fleet, there is ZERO NOISE! That’s right, no more waking up the neighbors with intrusive helicopter winds and noise, our fleet of blimps makes no noise and are a marvel to watch.
  3. Think Green! With this new service, we have made a choice to begin to do our part to help erase our carbon footprint so on top of the fact the we have all helium powered blimps, we have a completely electric trailer for storing them so that the helium is used over and over and over again. Furthermore, we pull the trailer with Chevrolet Avalanche that has the 4-6-8 ethanol conversion kit that allows for extraordinary fuel savings and cuts carbon emissions tremendously!
  4. All photo cameras, video cameras and transmitter equipment is completely electric and rechargeable.

It's all about the Virtual Tour Add - Ons

As a way to keep new business flowing and to make my current clients happy I also do Aerial Photos. This was a niche (and extra income) that I was missing out on so I spent the money on the hardware and I now offer Aerials as an add on to my virtual tours.

The entire setup was about $2,000.00 but it has more than paid for itself. I charge $150.00 per aerial shoot. This is a pole or some call it a mast aerial system and it goes up in the air about 50 FT and gets some great shots.. I don't even advertise it i just offer it to my current customers and I did 6 in the month of September. I just though this may be a good way to add an additional revenue stream to all you out there.

Hub and Spoke Virtual Tour Selling

After years of avoiding the real estate market and focusing my efforts on doing virtual tours soley for commercial properties, this year I finally refocused my efforts. I realized quickly that although the real estate market was different, the tactics I employed in both the commercial sales arena as well as in my full time job as a pharmaceutical rep is the same.

In all of these businesses there is usually a dominant player or thought leader that has the influence over others in their field. This is where the "Hub and Spoke" sales model comes in to play. Once I was able to find out who the "hub" or base of a business was, I used them to influence the "spokes" that look to them for leadership. Case in point is a large real estate company in my area that I employed this strategy with. "Realty USA" is a real estate company that has several individually owned and operated branches throughout the "Capital District" in upstate NY. Through some investigative work I found out that the Saratoga Springs office was the branch that everyone wanted to model after because of their progressive ideas making them the most successful in the chain. Knowing that, I spent a good deal of time trying to land them as a client which I eventually did. I was able to go back to the ancillary branches that turned me down in the past and reference that I am the virtual tour provider for Saratoga Springs and it was amazing how quickly they starting sending me out for jobs. Although this sounds simplistic, it does take time to identify and land the hub but the benefits will be far reaching.

Athens Virtual Tours on the Map

Blue Sky Virtual Tours, an Athens, GA virtual tour provider, just recently opened for business. But it took a great deal of time and hard work. With out the great marketing techniques provided by RTV it would have been a much more difficult path to travel.

Starting up a business is hard enough but with the help of RTV and their marketing techniques it has become much easier. My company has used their templates for brochures for many things including sending them out to many prospective customers. We have also used a great deal of information that was provided by RTV for our website. While starting up our Virtual Tour Company we used the Marketing provided by RTV on a daily basis. Say No to Fish-Eye

Sometimes local real estate agents ask us why we here at BlueLavaMedia use still image photography for our traverse city virtual tours.

Many real estate professionals haven't done virtual tours in a long time and only remember the old 'fish-eye' technology from years back. Just the thought of virtual tours turn them off on the whole idea of using virtual tours! I thought it would be great to share why 'fish-eye' is not a preferred way of capturing virtual home tours.

  1. You can't use the camera's flash. - This is the biggest reason by far. No flash makes dark halls look like caves and windows are almost always blown out whiteness. Why would you utilize a technology that prohibits your ability to utilize a primary feature of a camera?
  2. You can’t print the images. Virtual tour images should be able to be used with print as well as in the 360 virtual tour. That is impossible with fish-eye technology as two images that are taken during the process each represent one hemisphere of the scene and don't print without distortion.
  3. You’re locked into full 360’s only. - With fish-eye technology you are required to do a full 360 image. As you know in real estate this is not always desirable. Our 12 shot system gives the photographer the freedom to do partial pans of any size to maximize the attractiveness of the location.
  4. Heavy on distortion. - Just before IPIX filed bankruptcy there was a very large group of people that thought all virtual tours were the fish bowl looking tours and did not use them for that reason. Some people still think all virtual tours look like that and it is up to the virtual tour photographer to educate the agent or homeowner on the advantages and benefits of cylindrical technology.
  5. Poor white balance and focus. - Because you're taking less images for an entire room when using fish-eye it is very difficult to achieve great shots. As you stand in a living room it is most likely that you will pass by a window with sunlight shining through, pass across some form of other light that is down a hall, and often pass across areas that are darker than the rest. Typically in any given home as you turn around in a complete 360 you are certain to see a minimum of several exposure settings and a couple of white balance settings that you would need camera adjustments in order to achieve a perfect photo. Remember, when using a fish-eye lens you cannot use the cameras on board flash system. Taking only two fisheye shots per scene means you cannot get the proper balance that you need to get a vibrant photo. More often than not this leaves you with things out of focus, improper white balance in areas of the shot and areas of improper exposure throughout the pano.
We want our clients to have the best virtual tour possible. Using a fish-eye lens would not give them that, so we choose to use RTV technology with their 12 photo system.

Hit Stats are a Selling Point for Virtual Tours

One of the main selling points of virtual tours are how much more they are viewed compared to listings without virtual tours. Real estate listings with a virtual tour receive 38% more views then listings without (Realtor.com).

This is a selling point which real estate agents simply cannot ignore. Virtual tours are a key ingredient to the successful marketing of a home or commercial property. Giving a prospective buyer the ability to sit at their computer and feel like they are in the living room or kitchen is priceless. Also the monthly hit stats are proof in the pudding of how many more views agents are getting on their virtual home tours. These two selling points should be integrated into every marketing plan of selling virtual tours.

Center Line Virtual Tour Company Gets Support

I recently started a virtual tour company in Center Line Michigan. I've been amazed by the wonderful service and support RTV employees have provided to me. Anytime I call email the staff has been so helpful! I am grateful to all of your staff because I don’t feel so alone while starting this venture.

I love my virtual tour business and I feel very strongly that I made a good business decision to join forces with RTV. My husband was recently laid off and I am hopeful he will do sales and marketing for me. I am excited about this since he has a strong sales background. I would love to bring him on full time and hopefully that is financially possible soon. My son has shown an interest in the photography side so I hope to train him as my assistant.

My first virtual tour, ironically, was a 6,500 sq foot knotty pine home on the lake with unbelievable lighting that changed with every shot. This home had 3 kitchens and a studio apartment. My next prospect is a recently remodeled restaurant. Might as well learn on the hard ones first and get them out of the way! I know that if I have questions while on the job, that your staff will be there to help if I needed.

3D Animation - Creating a Wave of Sales

One of our virtual tour providers put us in contact with a marketing company that was tasked with marketing a new housing development on the Gulf of Mexico.

This housing development featured inland water canals that allowed the owners of these high end homes to drive their boats from the docks behind their house right out onto the Gulf to enjoy a day of fishing and water fun.

The marketing company had seen a website for another housing development, similar to theirs, that had a 3D animated video featuring the development. They felt it was important to have a video for their development’s website that would also create excitement and generate sales of the lots before construction is completed.

Appreciate your Customers - A Tour Track Tale

RTV has a nationwide dealer network to service our national accounts. Our Director of National Accounts (aka the Tour Track Fairy) Jacque is in charge of all these accounts and works with dealers to fulfill the virtual tour orders. It is a stressful and demanding job. Sometimes it makes Jacque look like this:

Fortunately Jacque is always cool and level headed on the phone. Sometimes when she is done she runs out into the hallway mumbling incoherently. She'll grab the first Team RTV employee she sees by the lapels and sob out, "focus...aaaaahwhydidn'ttheyfocus...waaaaa".

Bless her heart. We love her.

We usually make her a cup of tea or sugar free hot chocolate, or give her some hummus with pretzels. It calms her right down.

The other day Jacque received a mysterious box in the mail. She opened it up to find a gift from Bob Plugger a virtual tour provider in Pleasanton, California. Bob loves working with Jacque, and appreciates all the Tour Track leads he gets so he sent her a little present.

It was perfect timing. The end of a month/beginning of a new month is rough with all the extra paperwork and his present was exactly what she needed. This is how Jacque looks now:


Calm, composed, chocolated.

She was kind enough to pass me some chocolate too, which inspired me to blog about it today. Besides, it is Friday.

The moral of my little story is to send RTV employees food remember to appreciate the people that you do business with. Even a phone call or card is a great way to let them know you enjoy working with them and appreciate them. And hey, if you can afford chocolates, cookie baskets, and personalized Wheaties boxes, then go for it.

And Bob, if you could find a way to send this homesick California girl a Ghirardelli hot fudge sundae I would really appreciate it.

Virtual Tours Shape Real Estate Industry

The power of the Internet is modeling the structure of the real estate industry. According to many different sources most prospective home buyers start their home search on the Internet.

Some sellers are reluctant to pay the fee that companies like REMAX, Century 21, and Coldwell Banker charge for their services. Shore Builders Take on a New Virtual Tour Girl

Cathy Williams, owner of Jersey Girl Virtual Tours , is now a member of the Shore Builders Association of Central New Jersey.

"I applied for membership because Jersey Girl Virtual Tours and the Shore Builders could mutually benefit from the relationship" states Williams. "I was happy to hear that the Shore Builders Association felt the same way and granted membership this July."
