By Jove it's the Camera

Here is some information for all you Canon SLR users out there. I have been shooting interactive virtual tours here at BlueLaVaMedia for a little over a year now using a Canon 20D camera with a 17-85mm 4.5-5.6 EFS IS Canon lens. I also use a Canon 550 flash on a bracket attached to the RTV Rotator and use the flash for all my images.

This allows me to easily balance the exposure in the rooms with the ambient light through the window, as many of the homes here in Northern Michigan have great views. We are now approaching our one year anniversary here at BlueLaVaMedia and I have created well over 200 Traverse City virtual tours. We are continually expanding our client base and so far everyone that we work with has been extremely satisfied with the quality of our virtual tours. Exposure is good, white balance is not a problem, the tours are very sharp and RTV continually adds more and more features to the system giving Jason and I something new to talk about nearly every month. Overall in my humble opinion the 360 tours look just great!

As we all know in our industry virtual tour quality is extremely important. Many online shoppers will form their first impression of a property, the seller, business owner or a listing agent from the tour. At least that is what my friends all tell me when I tell them what I do now.

Anyway, all was well and good in my world except…when I photographed a property that had very white or light colored walls. In this type of home I would definitely have a problem with a dark vertical banding where the images were stitched together. It was time to do some trouble shooting. It was not an exposure inconsistency issue as my overall exposures were dead on. I then decided that since I was using flash that it must be related to that. I tried two different types of flash diffusers as well as bounced the flash off the ceiling where applicable. My flash also has a built in wide angle panel that spreads the light wider then my lens. Nothing was working and I was getting frustrated as I still had light fall off at the image corners.

I then tried some spins without flash and still experienced the problem. I tried closing the lens down more, to the “sweet spot” and still light fall off! Ok so what next??? I tried a newer 580 flash (I have a good relationship with my local dealer so I was lucky enough to borrow it.) I also have a Canon 30D and I tried that, still the problem persisted. At this point I figured it had to be the lens, so I tried an inexpensive Sigma 18-55 lens. (Borrowed that too) and it seemed to help the problem. It was however still noticeable. What’s a photographer to do????

Well not to long ago I was reading my favorite monthly publication Outdoor Photography and looked over the initial test report on the new Canon 50D. What to my wandering eyes should appear than the addition of a lens peripheral illumination setting to correct light fall off at image edges. All of that testing for not. It was a problem that Cannon has had all along and they have now presumably fixed it.

I haven’t had a chance to borrow one of those yet though. (Don’t know if my Canon dealer likes me that much) I still love my Canon system and have quite a few other lenses so I am not about to change. I still use the Sigma because the problem seems a little less pronounced with that lens (I have no idea why) and I have become pretty darn proficient and fast at using Photoshop’s dodging tool to blend the issue when necessary.

In the meantime I am saving my pennies for that 50D or maybe even the (by then) 60D camera. Well in closing I hope some of you Canon users will find all this helpful and save some time by realizing it’s just the nature of the beast or should I say, the Canon sensor!

Century 21 Stops Running Television Ads

Real Estate Giant C-21 has announced that they will no longer be running television ads as of Jan 2009. The entire marketing budget that was once for running national campaigns on TV will be moved over to online advertising and marketing. This is comes as great news for online property marketing companies offering powerful listing tools and virtual tours such as the RTV dealer network.

Interesting C-21 was the very FIRST in the business to start running television spots back in the seventies and now are the first to declare that online marketing is where they are placing their bets. According to the article listed below the lead generation from online marketing increased 237% while their cost per lead fell 62%!

With so many homes on the market and listing inventories at an all time high putting marketing dollars where the best return is yielded just makes “cents”.

The Formula Episode 3 Has Great success!

Virtual Tour Provider Gets Fed Ex'ed

I thought is was just a coincidence, but now I'm beginning to wonder. I am a downtown Chicago virtual tour provider for ThreeSixtyChicago Media and it seems that whenever I am taking exterior shots of condo buildings, a familiar logo enters my viewfinder. It is absolutely uncanny how often a Fed Ex truck comes screaming around the corner and parks right in front of the building I am trying to shoot. I am even on the lookout for them... set the camera, look left, look right, "all clear", I think to myself. Then, BAM, out of nowhere, there's a Fed Ex truck! David Copperfield isn't lurking around the neighborhood, so I have no idea how this is happening. Luckily, the trucks are gone pretty quick or I can figure out an interesting angle to crop them out. Now it cracks me up, so I am thinking about starting a photo gallery of Fed Ex trucks in front of cool condo buildings.

New to RTV Virtual Tours

I just started with RTV as a Full Service Provider about 2 months ago. I currently have a job with a major transportation carrier and needed extra income due to my wife being unable to work because of my childs illness. Several competitors in the industry have been laying people off and because of this I felt that having your own business is very important.

I strongly reccommend RTV because there is very little start-up costs and the Virtual Tour business is in such high demand with so many Internet companies. RTV staff trained me to create professional virtual tours starting from zero experience and has helped me build a very professional website. I anticipate that within 2 months, with RTV's help in optimizing my website, I will begin getting many orders in both the Real Estate and Commercial markets. I will keep everyone posted with my results, and hope to be very successful with my new business.

3D Renderings Merged With Virtual Tours

Merging 3D renderings with virtual tours to create an interactive online map. The client that was working on this project has finished the website and provided us with the links so that we could take a look at the finished maps. This interactive map project turned out great and we wanted to share it with you. The maps will really help new customers get acquainted with the facility making it easier for them to find their way around. The first advantage you have as an RTV dealer is the start scene control for the RTV tour window. This feature allows you to create only one tour with several start scenes rather than multiple individual views like the sample. You create and upload just the one tour with all the images for all the lots. Then using the start scene control you create separate links for each hotspot to open the tour with the image of that lot as the start scene.

This month's tech tip is about controlling the starting scene of your tour through the tour link. Normally a tour will start with the same scene each time. Some dealers have expressed a need to temporarily control the starting scene so we programmed in a way to do that. A parameter can now be passed in the tour link that forces a tour to begin on a certain scene.

2008 was an incredible year for our Tour Track participants. RTV virtual tour providers all across the Continental United States and Hawaii took advantage of the Tour Track program in their area. Tour Track saw a very large increase in 2008, as well as securing 15 additional national accounts!!!

Bradenton Virtual Tour Company - How Can A Virtual Tour Benefit Realtors In A Down Economy?

Recently I came across a blog post from a Realtor couple stating that they were finally going to take the steps to start researching virtual tours and wanted some thoughts on the subject. I was surprised to see that only two people had responded to the post and really had not offered much insight to the importance of a Brandenton real estate virtual tour from their stand point. To add, I was kind of amazed at the fact that the Realtors have never even considered the option of marketing their properties online with virtual tour technology until now. Of course, I did the best I could to help them in the right direction; but, the very thought that there are still Realtors out there unwilling to implement these powerful Brandenton real estate marketing tools into their arsenal of Real Estate sales tools has a lot to do with:


1. The misconception of how valuable it is in today’s market place
2. What role it plays in the hands of the consumer


So how does a virtual tour benefit both the Realtor and the Client in a down economy? What can it do to help alleviate some of the financial stresses that come with a slow and stagnant economy?

According to the NAR 2007 profile of Buyers and Sellers:

84% of all buyers and 87% of first time buyers use the internet as an information resource during their search for a home. In the 25-44 age group this number jumped to 91% of all home buyers.

Home buyers use the internet slightly more frequently (66%) than real estate agents (64%) and much more frequently than newspapers (17%), home magazines (10%) or television (2%).

Only 1% of homebuyers did not find the internet useful and 100% of those that use a real estate agent take two weeks to search on their own before contacting their real estate agent. 64% of all home buyers used the FIRST agent they contacted.

32% of all buyers look online for properties for sale as the FIRST step in their search for a home.

33% of all buyers are now using social networking sites with 19% using them at least a few times per week.

79% of home buyers use a real estate agent, this is the same percentage as 10 years ago. in 1997, 50% of buyers found their home through a real estate agent and 2% found their home on the internet. In 2007 only 34% find their home through a real estate agent while those that find their home on the internet has greatly increased to 29%.

Virtual Tours in Today’s Marketplace

There are hundreds of real estate virtual tour providers offering many different solutions. Few understand the marketing aspects of virtual tour technology and many underestimate the value it has for the Realtor. The misconception as a whole is that a virtual tour is just some type of online media. It is much, much more than that. A virtual tour can be any type of media; but, how that media is used to benefit the sale of the home has extremely valuable aspects to it when approached with the right technology and the right tools to market that technology. If you are paying $100-$300 for a virtual tour and it is only distributed to your MLS and Realtor.com, you are missing a huge market of potential buyers outside these practical inclusions and you are paying way too much for your service.

It is no secret that the housing market is rapidly declining. Realtors are not making the commissions they used to and short sales and foreclosures are only paying a very small commission as to what they would normally get. Yet, many Realtors are still dumping thousands into their properties in hopes they will sell. But the hard fact is that most of those marketing and advertising dollars will only pay for so much time in front of the consumer. An ad here or there can quickly add up and the exposure value is very little. Is there a better way? You bet!! 84% of home buyers are shopping online first, so maybe that is where you should be directing your efforts? Why would you advertise your products and services in the local newspaper when 17% use the newspaper and 84% is looking online? The only person you are helping is the advertising agent. Now it does make sense to advertise, but maybe it’s time to re-think how the rest of the population is thinking. Understand your market and where it is that they go to get the information they seek.

Basic observations when considering virtual tour software and the value it has in the marketplace:

1. Affordability – Your virtual tour solution does not have to cost a fortune. The average Real Estate virtual tour should cost around $90-$150 for a good quality tour and hosted for 1-2 years online. It should also have excellent distribution qualities to get maximum exposure.

2. Functionality - What type of features do you get with your virtual tours? Is there rich media content that is easily accessible? Feature sets are what will keep your potential buyers occupied within your virtual tour. The more features your virtual tour has the more satisfying it will be to the end user. It is a proven fact that online users are becoming hungrier for rich media content. If your virtual tour provider does not offer virtual tours that are packed with rich media content, it time to look somewhere else.

3. Informative - Does your virtual tour provide the necessary tools to inform potential buyers on all the details of the Realtor and the property? Buyers want data and if your virtual tour does not provide what is desired, you will lose the buyer’s interest quickly.

4. Marketing – Putting your virtual tour on your website or MLS is just the tip of the iceberg. With millions of consumers shopping online everyday, you need to have the tools to put your properties in front of those buyers. A Brandenton real estate virtual tour with no exposure is a dead tour. It has little reach in the marketplace and the virtual tour holds no great value. Yet, when you combine powerful online distribution tools with your virtual tours, you have opened up a tremendous amount of exposure and the potential to get more interested buyers. Also, combining innovative offline tools to direct traffic to your virtual tours can lighten the cost of traditional adverting and marketing. The focus here is to market your properties online and offline with the intent of driving as much traffic to the property for sale. This marketing strategy is very effective and is cost effective. A good tour package that offers both online and offline virtual tour marketing tools should average $.40-$1.50 per day. Compare that to traditional marketing, and you are saving a ton of money, getting ten fold the exposure and putting more profit in your pocket at the time of sale.

5. Flexibility – Your virtual tour should already come packed with virtual tour marketing tools to make your job easier. A good virtual tour solution should give you the flexibility to do what you do best……sell!

Real Estate virtual tours can be the single most important alternative to property marketing in a time when the economy is failing. Time, money and value are so important when the span between commissions is much greater that it used to be. Investing in the choice to use virtual tours as your main tool of cultivating home buyers is a step in the right direction.
