Exposure Engine 2009

The IMAGE Draws Record Attendance

We had a great first webinar last night and achieved a record attended. Jim Blue a TC Virtual Tour photographer for team BlueLaVa put on a great lecture showing the World how to properly use the flash. During the webinar flash settings were covered in great detail as well as how to capture great window shots during your virtual tours. This is something many photographers ask their RTV sales rep and customer support reps all the time. Last night Jim layed down step by step in structions on how to achieve the perfect window show without the need to post process the images!!!

During the show Jim and Ben Knorr, host of The IMAGE and seven year employee to RTV as their chief lens engineeer, discussed the many reasons to use an external flash as opposed to an on board flash system. Jim also went into great detail as to what camera settings work well with the flash and why he uses flash on most of his virtual tour photographs.

Planning Ahead Pays

Last May Eric Stewart of Llewellyn Realtors went on a listing appointment. During that appointment he told his prospective clients about the wonderful photos and virtual tours he has made for each of his listings. The grass was green and the flowers on the bushes were still in bloom. The problem was his prospective clients were not ready to sell their home yet. They wanted advise on what to do to get ready to sell their home in 6 to 9 months.

Knowing what the weather would be like in the Washington DC Metro Area, Eric knew he had to take charge of his listing, and without a listing agreement in place, he called BakerB Solutions to come out and do a virtual tour of the prospective sellers home. By doing so, he extended a leap of faith that these clients would eventually use him to sell their home. In addition, he secured the best possible photos available for this listing. Things Aren't That Bad

Remember your first lesson about sales? If you're like the vast majority of people in the Real Estate industry or any sales business for that matter, your first lesson was entirely about "Staying Positive" and "Good things will happen".

"Yesterday" many of us rarely read the news, because of the negativity that it showed. "Today" we can't get enough of it! The fact of the matter is that the news is always going to get you down! Why is it that? Even though we all know bad news sells and most news is inherently "bad", we are compelled to it as if we need an excuse why we aren't making any money.

From the vast majority of the Realtors that I speak with, I hear all about how homes aren't selling; Jumbo Loans this or Escrow that, FSBO's are taking over. WHAT! I can't believe what I'm hearing. I understand that while it's very important to know your Current Industry News, many are using the so-called "State of the Market" as a platform for failure.

I am not a Realtor, in fact I am a 360 Virtual Tour Photographer, but my success relies greatly on my fellow Realtors' success. I keep up on my current events and as I do, I keep an open mind for the "TRUTH", and I sift out all opinion. For instance:

Sales ARE down from last year---BUT---Call me when people no longer need housing, and we're all searching for the perfect 2 Story Tent with a dog run.

Credit IS tight--- BUT---The banks are still open! Call me when we all start trading in seashells.

FSBO's ARE many---BUT--- the average Real Estate I.Q. of Joe Public is bordering on "Duh." Call me when he gets his "Masters". (Better yet, call him and make a lasting impression! Then call me!)

I'm not blind to the fact that there may be fewer buyers---BUT--- We ARE salespeople, when did we actually start thinking that we only sell to people who call us?

Does anyone remember the 2nd sales lesson? "People always make purchases on emotion!" If you are down, what do you really think that does to your buyer..... and worse yet, your ability to keep that buyer interested?

All that I can say is that unless there is a deadly rattlesnake latched onto your leg, "Do not shoot yourself in the foot!" (Try to get the snake first though)

Once again, I am not a Real Estate Agent. Although, other than all of that fun legal stuff that a Realtor does, I am in many ways doing the same thing that people want from a listing agent. As the owner of a small Virtual Tour Business in Colorado, I can tell you that my business is through the roof right now, mostly with FSBO's. The only real reason is because I don't JUST sell Virtual Tours. I sell exposure for homes and by using the new RTV SpiderLink(tm) technology I can even get the tours on the first page of google and other top search engines.

There is absolutely no reason why I can get all of this business and agents can't. However, my clients give me reasons all of the time. The top two reasons are:

1. We were listed with _______ , but our home wasn't getting any traffic and we couldn't see the benefit.

The problem with this is EXPOSURE! There are millions of people in Colorado, and their agent couldn't get 3 or 4 qualified buyers to even see this listing? While I can't give out my secrets, I can say that there are literally thousands of "FREE" platforms to get this done. All that it takes is a little bit of work! (I marketed a "Bill of Sale" property for one day and it was gone)

2. We can't afford to pay 3-7% by listing with an agent.

YES they can! Home sellers read the news too, and they really think that their house is worth "X" amount of dollars. The solution to this is that you simply become what you were born to do, become a salesperson. Sell them the benefit, and follow through with your promises of, here it is again...... "EXPOSURE".

In conclusion, your business is only what you make of it. Success is out there for everyone, but only for those who go after change and do it with a great attitude will attain it. I truly hope that this has helped someone. I understand that I am no "Zig Zeigler", but what comes around-goes around! (I love Cliche's)

The Best Single Property Website

I wanted to share with you all a little something that Virtual Vista has been offering to its clients.

Virtual Vista has taken the Single Property Website to the next level! We have created a template that uses the embedded virtual tour and the specs that normally appear on the side of the tour window. Also, we have added a link to Realtor.com for more detailed information. We have also added a slideshow, along with the RTV mortgage calculator, school information, and a Google map.


Another cool feature we have added is the request for information form, which is then forwarded to the agent’s e-mail. We have also created a page that allows the client to view the traffic to the property’s site.

Are Your Listings Within Reach

So we’re all painfully aware of the major challenges facing the residential real estate market right now, with homes of every shape, size, color and price available for the (relatively few) serious buyers out there who are still looking to buy real estate.

One thing we know pretty conclusively these days is that most buyers no longer drive the neighborhoods (at least initially), read the classified ad sections in newspapers or flip through those glossy magazines available at the local supermarket. No, these days you will find the vast majority of buyers clicking their mouses (er, mice?) to locate their next home. No secret there. But given this common knowledge, it is still amazing to me the staggering numbers of agents who put forth little to no effort in creating any kind of compelling online presence for their listings. It seems like the number of listings that have either no photos or really bad ones, bland and boring home descriptions, no virtual tours or video tours, etc. outnumber the well-represented homes online 20 to 1. With sooo many homes on the market these days, your listing had better really speak to buyers when they do come across it, or they quickly and effortlessly move on to the next one with a click of their mouse.

I’ve decided to go with a shopping analogy here. Just a few short years ago when the demand for homes was high, homes on the market were not unlike a limited-supply specialty item sold at an exclusive retailer (recent items like the iPhone and the Wii come to mind). From time to time there is great demand for an item that is in limited supply, whether or not that scarcity is organic or engineered by the company through controlled production. But regardless of the reason for the high demand, people will react the same. They are willing to stand in line at the stores, pay premiums, get on waiting lists, etc. etc. Of course, they have to be able to pay for an item they buy, and the good old banking system in the USA made sure that buying these items was possible for almost anyone through easy credit. We’ll roll all of these lenders/banks/credit card companies into one aggregate person, and we’ll call him “Marvin Moneybags”.

So what happens when dozens of other companies come out with competing products and manufacture them in bulk, so that the supply easily outpaces demand causing prices to plummet, and consumers suddenly have dozens of choices? We’ll just imagine that instead of a few specialty retailers offering a limited supply of these high demand products to a long line of buyers, that now a huge warehouse store (we’ll call it “CostMart”) is full of these products and competing products of every shape, size, color and price, now stacked floor to ceiling. The line of buyers has disappeared because even though these items are much more affordable now, Marvin Moneybags has lent out all of his money and so much of it didn’t come back in (loans and credit card payments in default) that he can’t/won’t lend any more. Now there are just a few buyers who can buy, and maybe they wander through the door to see what’s available. They are overwhelmed with the sheer amount of products they see. Every shape, size, color, function, etc. they could ever imagine even having a need for is here. How do they choose just one? Well, for starters, they should be able to pick it up off of the shelf. Buyers are far more likely to buy if they can view it from every angle, touch it, try it, learn about everything it has to offer. Now remember that there are so many of these things for sale that they are stacked all of the way to the ceiling. Waaay up there on the top shelves are products that could be every bit as shiny, cool, functional and attractively priced as the products that can be easily taken off of the shelf to be examined. Now a buyer could go around the store and see if they can find a ladder in order to get up to those higher shelves, but with so many attractive products within arm’s reach, why would they bother?

So imagine your listings are products that are being offered for sale along with everyone else’s products at your local CostMart. Although your “products” are somewhat unique, you still are offering something that is stacked floor to ceiling in every aisle of this massive store. How are you going to sell your “products” when buyers have so many others to choose? Well, for starters, you can make sure your “products” are not up on those high shelves, only accessible by the few (if any) buyers who will take the trouble to go “find a ladder”.

While you cannot control which “products” buyers will take off of the shelf, you can make sure that yours are within arm’s reach, so a potential buyer can take it off of the shelf, look at it from every angle, learn about it, and “feel it” emotionally. So just how do you make sure of this when your buyer wants all of this without leaving their easy chair? Make sure you ALWAYS post lots of good pictures (preferably shot by a professional like myself), and at least one (if not all) of the following: a virtual tour, a video tour, and a single property website. This not only brings your “products” down within arm’s reach and eye-level, but also makes them scream out, “ooh pick ME, pick ME!!”.

There are a lot of technology options out there these days at every budget (some even free) so why would you not use these things to market your listings? It’s also important to write a compelling description of the home that speaks to buyers and paints a vivid picture in their mind of what is unique and appealing about this home, but I’ll save the specifics of that for a future entry. For now, just make sure that your “products” and are readily available for the shoppers to “pluck off of the shelf” by giving them the compelling information and imagery they seek online, and you’ll have a much better chance of a buyer heading to the check-out lane with your “product” under their arm.

Breckenridge Virtual Tours

Some time ago I thought of offering still images to my clients when I shoot a virtual tour, as a small charge each (I charge $12.50 for each still image) while it doesn't sound like much, I was already at the home had my lighting equipment already set up and it does not take that much extra time. And it adds anywhere from $75 to $200 to the shoot (depending on how many photos the agent wants). It has become a significant add-on that helps boost my income. While doing a virtual tour of this 12,000 sq.ft. home the agent wanted me to shoot 12 still shots. My award winning shot is one of those 12.

I've been a professional real estate photographer (full time) for two years now. Although I started photography, seriously while in college where I received a degree in Journalism from the University of Kansas in 1971. I've learned that lighting is the most important thing in shooting real estate interiors. Balancing the outdoor light coming in through the windows with the indoor light makes for a beautiful photograph. I use the same lighting set-up for all my virtual tours - it really helps create a tour that stands out.

The award competition goes like this: each month members of PREF may submit one image, the administrator picks 10 images and posts them on the site photographyforrealestate and the full membership votes for what they think is the best image. Voting ends in 15 days and the image that receives the most votes wins that month's Idol Award. In the two years I have been a dealer for Real Tour Vision I have learned a lot about how to make my tours better and better - from Real Tour Vision and Real Estate for Photography.

When asked what I thought of winning the award I said, "I am very proud to have received this award from my peers in the PFRE group. I've worked very hard at improving my interior photography and it has paid off. To have my photograph voted the best by some of the best real estate photographers in the world is very gratifying." Volusia County Parade of Homes Goes Virtual

PanoRiders Work For Me

The virtual tour industry becomes more competitive every year. More companies that offer "virtual tours" (even if they are just simple slide shows) open their doors every day. That means more companies are fighting for the same customers. So what can you do to win their business? Sure you can show them the virtual tour, stats reports and social networking built right in. Offer them the online distribution engine and then show them your PanoRider.

Search Engine Optimized Gallery Pages

The RTV virtual tour gallery pages have recently been Search Engine Optimized. The real estate agent message that displays on our weekly Advanced Hit Stats now also appears on the gallery page.

This is a great opportunity for real estate agents to promote themselves!! Each virtual tour gallery will automatically have a short welcome message and a line that says, "Visit my website for more information about Real Estate in XXXXXX". In the place of the X's will be the town listed in the agents profile.
