Trina Jackson You Rocked The Shoot

Today Trina Jackson of Take Me There Virtual Tours (www.takemethere360.com)  rocked out a great Tour Track shoot!  Her fitness center images, shown here, had the RTV gang ooooh-ing and ah-ing.  These pictures are great examples of how windows should look. They are clear and bright, but not blown-out. The room itself does not look dark, despite the fact that there is so much outside light coming in. The equipment is crisp and clear. The angle is great and the picture is level.  Level pictures make the Tour Track Fairies happy, I’ll tell you what.  Nothing makes Melissa crankier than having to straighten 50 million pictures.

How did Trina shoot these well lit clear crisp pictures?  We’ll be passing along her tips in a future blog post so stay tuned! For two hours of photography tips each month please tune into The IMAGE!

An Analysis of Today's Customer

This is an amazing post of a analysis of Today's Customer. This information was written by Jefferey Gitomer. He has authored books on sales, customer loyalty, and personal development. He also gives seminars as well. This is the best write up I have ever read describing the new age customer.

"Where is the new customer? He's in the new world... are you? The customer is making a comeback - slow though it may be. And when he (or she) returns, you're going to notice a change. A big change. FAIR WARNING: How you prepare for the new customer will determine your long-term success.

REALITY: While your customers were away, online has officially taken over. It's the new showroom and comparison shopper. You can chat, or phone in a heartbeat. You can see every option and some you never knew existed. It's fast, it's accurate, and anyone can choose anything, any time of the day or night.

Yes, the Internet has been there for a few years, but it has taken a firm hold as a trillion dollar option for consumers and customers every place in the world. Your world.  It's a different world now. We are not going to "recover," per-se. We're going to revive and revise. And you can be in it, or watch it pass you by.

Here are some examples of "different" on the business side. Car dealerships, stock brokerages, insurance companies, banks, homebuilders, commercial real estate agents, residential real estate agents, and mortgage lenders have all revised and restructured their business - and that's the short list.

And the customer is different too. Way different.

Let me give you the details of what the new customer (both business and consumer) looks like: (NOTE: I'm using "he" but I also mean "she.")

* He's going to decide somewhat slower. He's been hesitating for more than a year.
* He's angry about the value of his home, and the value of his investments.
* He will not be doing business the same way it's been done before.
* He will not be banking the same way he banked before.
* He will not be advertising the same way he advertised before.
* He will not be buying a car the same way he did before.
* He will not be buying a home the same way he did before.
* He will not be investing the same way he did before.
* He's online. Checking out your website - and your competitor's website.
* He's socializing. Telling everyone what's happening in his world and the world.
* He's Tweeting, Facebooking, and Linked-In-ing. Social media is still a firestorm.
* He's blogging about his experiences with you, for the world to read.
* He's YouTubing about his experiences with you for the world to watch - by the millions (any questions United Airlines?).
* He's Googling, not yellow-paging.
* He's texting. A lot.
* He's using his mobile device to do damn near everything.
* He's WiFi-ing in his hotel room, on the plane, in Starbucks, and at home.
* IF he's reading a paper, or getting the news, it's online.
* He's as likely to watch The Daily Show, The Colbert Report, or listen to Howard Stern for news as he is to watch a network "news" person read a tele-prompter.
* He's purchasing after midnight. By the billions.
* He's looking for ease of doing business with you.
* He is value oriented, but will look to price as part of the decision.
* He wants a relationship.
* He wants, needs, and expects GREAT service after the sale.
* He does not want to wait for anything or anyone.
* He needs help and expert advice.
* He's looking for ideas and answers.
* He can check your price and your facts in two seconds or less on Google.
* He knows as much about your product as you do.
* He knows MORE about your competitor's product than you do.
* He can pay right now IF you can take a credit card online.
* He expects someone to answer the phone when he calls that can actually HELP.
* He is SICK of off-shore call centers, erroneously called "help desks."
* He is SICK of you telling him how important his call is while he stands on hold.
* He is SICK of your recorded hold message.
* He demands the truth. All the time.
* He no longer trusts the institutions he used to hold sacred.
* He expects you to be as computer literate as he is.
* He needs to be understood and feel your sincere concern.
* While you are qualifying him, he is qualifying you.
* If he needs a referral or recommendation, he'll go to Craig's list or Angie's list or Google or his next door neighbor, or anyone else but you...UNLESS you have video testimonials online.


As you're thinking about (and making excuses about) these statements, you better be thinking about your answers and responses to them. And you better be making the strategic decisions and game plans to make them happen.

The economy is coming back - BUT NOT TO THE WAY IT WAS. Don't take my word for it. Ask any daily newspaper."

Summer Marketing Materials | New Agent InfoPack

Summer is officially here and with that the peak time for you to be connecting with past virtual tour clients and connecting with new ones. This month we have several new virtual tour marketing pieces to help you do just that. First off is a flyer directed towards real estate agents. This flyer delineates our amazing new agent site program. If you are not already sharing this technology with the realtors in your area, now is the time to start. Remember, all of our marketing pieces are customizable within minutes using Microsoft Word. Simply insert your companies contact information, your logo and away you go! Who will sell the first RTV Agent Site?


With the end of the school year comes summer fun. That means millions of people are venturing out to amusement parks, put-put golf courses, go-cart tracks, batting cages and similar property types. These businesses are perfect for a virtual tour. The images would be interesting and really provide a potential visitor a clear idea of the activities available. We created a traditional brochure and a 1 page, two sided flyer targeted at amusement centers both large and small.



I am really amazed at the diverse business types that benefit from virtual tours. This two page flyer targets cemeteries. Realistically, many people are unable to visit several sites because of health, driving distances or other limitations. This flyer has a link to a wonderful example of an existing cemetery virtual tour.




Last of all, it's time that you all start using the new real estate information packet to pass out to your prospects. We're still updating our manuals and are putting the finishing touches on things but it's a great start. It is up to date and contains all of the amazing new programs and technologies that we offer and explains them in detail. Look for this last one to post soon.

The Photographers Ephemeris

Are you a tour tracker?  Do you do virtual tours?  Do you have a requirement for shooting twilight?  If the answer to any of these questions is yes, then you need to look at the site I have referenced.  http://stephentrainor.com/tools What is this site?  If you are planning the day or week for photography and know that you are shooting twilight - it also works for sunrise twilights as well - then you need to download this free site. 

By downloading this free site, you can type in any address that you might be photographing as well as the date of the photography.  The software provids an overlay over Google Earth showing pathways of light for the three twilights - civil, nautical and astronomical - as well as list the times that the twilights begin.  When you are looking at a 30 minute or less window, any advance planning you can get is very useful.  By using this site, upon arrival we have pre-determined the best locations for our camera equipment as well as knowing if we have to provide flashes if we are staring into the sunlight.  Give it a try- its free, its easy to use and it is a huge timesaver for you and your virtual tour company!

Launching a Colorado Springs Virtual Tour Business

One of the important lessons that anyone worth their salt as business adviser will tell you is to surround yourself by mentors. In Part 2 of how we launched our Colorado Virtual Tour Company, I had the honor of introducing you to Pam Palone of RE/MAX Properties, Inc.  At first, she was our Realtor. Over the past several months Pam has turned into a friend, business associate, and most importantly, a mentor on all things Colorado Springs.

Another person I consider a key mentor is Jason LaVanture with Real Tour Vision. What I love about Jason is regardless of all the “NOs” that will come your way, he will keep you focused on “YES”.  Heck, even Jason is full of “NO”s some times.  He didn’t like ColoradoSpringsVirtualPropertyTours.com at all telling me that was way too long. Without Pam and Jason, DanTheManMedia.com would have never launched.

 Books have been written on how to start a business, but my experiences over the past few months have taught me there are three areas you need time to deal with. Those areas include business licenses, sales tax permits, and banking. Many agencies may require you to have received permission from other agencies before you can even apply. So make sure you know the time lines you are dealing with. Without doing so, you are going to run into a lot of “NO”s saying you can’t do that yet. The key is to get everything in order so you can keep the “NO”s at a minimum.

Getting a business license seems straight forward. Believe it or not, at least in Colorado, the State license was the easiest to get. All you had to do was go on line, apply, pay the appropriate fee, and viola the state website was able to generate my license on the spot. Now the city license, that wasn’t so easy. Before you can even apply for a city business license, you have to go through zoning to ensure what you want to do can be done at the location you want to do it. This step took three weeks alone.  Without paying the appropriate fee and getting the permit, even for your home office, it can end up costing you thousands. While your city and county may not require a business license for virtual property tours, make sure you are cleared through zoning.

Sales tax permits can seem to take forever to get. Matter of fact, I’m still waiting on mine as we speak! The good news for me was I was able to download all my sale tax permits online. You need to remember, while your virtual property tours may not be taxable in your local, the mini disks and sign riders most likely will be. With the budget deficits around the country you should not put your business in jeopardy by ignoring the collection of sales tax. On a side note, here in Colorado Springs I wasn’t even allowed to apply for my sales tax permit until I had my zoning permit. Currently, I’m at the six week and counting mark on the zoning and sale tax permit steps to launching Dan The Man Media LLC.

Banking, while I mention it last, should be one of the very first steps in launching your business. If you are incorporating or going with an LLC, you need to be prepared with your state business license and federal tax information for your company. Check with your business banker or the bank’s website on what it is required to open your business account. Another reason to get your business account opened is some states won’t even issue you a sales tax permit without your banking details.

With your mentors and supportive spouse at your back and a lot of patience, you too can successfully launch your own business as a Full Service Dealer with Real Tour Vision virtual tour software company.  There are going to be a lot of “NO”s along the way. If you stay focused and follow RTV’s guide for setting up your business, you too will get a call from the 231 area code and hear Jason go “Dan The Man Media!” Before you know it, your business will be launched!

Optimizing your Newsfeed - Facebook 101

Last fall Facebook changed the default view of its News Feed from a realtime stream back to an algorithmically-generated view. In the new "Top Stories" News Feed, stories are chosen for display based on a variety of undisclosed factors, including but not limited to “how many people comment and like” on stories, “who you’re close with,” and “who you interact with frequently,” Facebook says. "Top Stories" increases your visibility and is THE place to be in the Newsfeed.

What does this mean for Facebook Pages and Page administrators? Facebook says Page stories will be selected in the same way as status updates and application stories – i.e., depending on how much response the stories get and how much you interact with the Page. However, all Page managers should note that this now means that all of your Page’s updates will now no longer necessarily show up in your fans’ News Feeds in real time (in the Top Stories view).

Now, Page managers need to start thinking about News Feed Optimization (NFO) too. In other words, what do you need to do to maximize your Page’s updates in the News Feed? According to Facebook, comments from a user’s friends on a Page story is an important factor in getting it to show up, so encouraging comments and likes more is now more valuable. Keeping fans coming back to your Page as much as possible is also now much more important.

Page updates are indexed by Google. Google integrates Facebook Page updates into its real-time search results. Google started including real-time data in its search results in December. Facebook is only granting Google access to updates from its 3 million Pages, which are generally for celebrities, politicians, brands, and local businesses — not your average Facebook user. (That's great news for those of us with fan pages)

Facebook is getting ready to link geo-location information to your actions although they promise to treat that like any other content you post (for example, it is subject to your privacy settings). You will be able to opt-in choice of whether you want to participate. Look forward to this and take advantage to use your Geo keywords often.

Finally, According to a new report from Dan Zarrella (The Social Media Scientist), the weekend is the best time to post content on Facebook as articles posted then are shared the most. One explanation for the phenomenon was that more than half of companies block Facebook.

One Virtual Tour in One Hour!

I own Challenging Designs Inc., a Hot Springs Village Virtual Tour Company in Arkansas.  I live in a resort/retirement/gated community, so a lot of the agents are dealing mainly with retirement age sellers.  As one agent told me, “selling technology to the “older generation” (he’s 68) is a tough sale.”

I attended last week’s webinar with Ben and although I’ve built HD virtual tours and love them, I did see them as time consuming.  THANK YOU BEN!  I have downloaded Faststone – resizing software, and it has made my life SO much easier.  I just put together a standard tour and as Mike suggested before, “This is FREE HD Virtual Tour Month”, but I didn’t look forward to the time to optimize.

I use Photoshop and batch them, but it is still “timely”.  Well after downloading and setting up Faststone, I was hooked.  After cleaning up the ones that needed it, I optimized them two ways – one for the MLS and one for HD (separate folders of course).  All said and done it took me 1 hour to clean up, optimize, build and load the virtual tour, then add HD.  You guys make building virtual tours so fast and so much fun!!  It was fantastic!  Thank you again. Also looking forward to your new virtual tour software that's all online coming out next month!

P.S. I’m getting the new Adobe Creative Suites (Photoshop 5) in the first delivery, so I’ll let you know if it is the improvement/time saver they claim.

One aspect of photography that really makes or breaks a picture is the exposure.  You can have a great subject, the right angle of view, wonderful composition and still end up with a poor picture because it is over or under exposed. Unlike a lot of artistic photographers, we are not just photographing a primary subject like a person or a thing but rather a view of a room.  Capturing the right exposure for your whole picture in architectural photography can be tricky.  Ambient light (available light) often does not fill the whole room evenly, making some areas of your pictures brighter and leaving other parts lost in the shadows.  Learning how to expose your whole shot properly will take your photography & virtual tour business to the next level.

The House Hunt Is On

Part 2:  The Three-Part Story Leading Up To The Launch of a Colorado Springs Virtual Tour Company.

Before we left to Colorado, we were introduced to our soon to be realtor, Pam Palone of RE/MAX Properties, Inc.  From the time we were introduced, she had a custom website for us to keep tabs on properties in the Colorado Springs area that we may be interested in.  She was there day or night if we had any questions along the way.  As far as she knew, we were just as opt to rent instead of buy.   Pam’s concern was that our move to Colorado was smooth and she was there to help us out along the way regardless of purchasing decisions.

The next eight days were filled with driving around Colorado Springs, MLS reports, driving some more, viewing property after property, driving some more, and finally learning that eight days just isn’t enough time to pick out a place to purchase.  The recurring theme was that most of the MLS reports had very few, if any, pictures.  Driving around was the only option to see what many of these properties were really like.  The more we drove around and the more I got to talk with Pam about being a virtual listing professional, the more I knew that this is something I had to do.

We finally settled on a house and after a many negotiations our offer was accepted.   Now that the hard part was done, I had time on my hands.  After days of research and googling for virtual tour software, I e-mailed Real Tour Vision enquiring about the Full Service Dealer program.   Shortly after hitting submit on the email button, I had a call from a 231 area code.  My first reaction was, “How in the world did a telemarketer get my number?”  Upon answering the call I hear, “Dan, this is Real Tour Vision here, how are you?”

iReact Media produces 360° virtual tours in Wilkes-Barre and all over Northeast PA (also known as NEPA). Whether you choose iReact Media or another company, here are some things to consider when preparing for your virtual tour.

You’ve ordered your Wilkes-Barre virtual tour and now it’s time to get things ready. Prior to having your virtual tour produced it’s nice to give some basic information about the property and neighborhood. Let your virtual tour photographer know the little things that make this property unique. For example, there is a beautiful view of the sunrise/sunset from “this location” or this room is a definite for a 360° spin.

Also, you should let your Realtor or the photographer know if there are any items/valuables or rooms that you do not wish to have included in the virtual tour. For example, some homeowners are not comfortable having their family photos or portraits captured in the virtual tour. Simply move these photos or ask to have them removed in the post production process.

The scheduling of your Wilkes-Barre virtual tours is dependent on various factors; the weather, homeowner schedule and Realtor schedule (iReact Media strives for tours to be photographed within 72 hours of being ordered, but it is not always possible due to such factors). Don’t be afraid of rain though! A regular rainy day can add an artistic marketing element that will help set your property apart. Check the weather for the upcoming week to determine a good day.

Clean up the outside. You don’t need to hire a landscaper, just make sure the grass is cut, toys, bags of garbage are removed or out of sight. First impressions are important and presentation is the key. The little things really can make a difference. For example, hose down the siding and walkways to remove pollen, dirt, or winter grime. Pull some weeds, turn some mulch, and break out the leaf blower.

*   1: Remember the Human - The golden rule your parents and your kindergarten teacher taught you was pretty simple: Do unto others as you'd have others do unto you. Imagine how you'd feel if you were in the other person's shoes. Stand up for yourself, but try not to hurt people's feelings.

*   2: Adhere to the same standards of behavior online that you follow in real life - Standards of behavior may be different in some areas of cyberspace, but they are not lower than in real life.

*   3: Know where you are in cyberspace - Spend a while listening to the chat or reading the archives. Get a sense of how the people who are already there act. Then go ahead and participate.

*   4: Respect other people's time and bandwidth - When you send email or post to a discussion group, you're taking up other people's time. It's your responsibility to ensure that the time they spend reading your posting isn't wasted.

*   5: Make yourself look good online - Spelling and grammar do count. Know what you're talking about and make sense. Bad information propagates like wildfire on the net.

*   6: Share expert knowledge - The Internet itself was founded and grew because scientists wanted to share information. Don't be afraid to share what you know.

*   7: Help keep flame wars under control - "Flaming" is what people do when they express a strongly held opinion without holding back any emotion.

*   8: Respect other people's privacy - You'd never dream of going through your colleagues' desk drawers. So naturally you wouldn't read their email either.

*   9: Don't abuse your power - Some people in cyberspace have more power than others. Knowing more than others, or having more power than they do, does not give you the right to take advantage of them.

*   10: Be forgiving of other people's mistakes - Everyone was a network newbie once. If you do decide to inform someone of a mistake, point it out politely, and preferably by private email rather than in public.

Know Where You Stand

It never hurts to refresh and repeat business information that bears repeating.  Your virtual tour company website is your window to the world and if you don’t know where you stand, then you don’t know if the world is seeing you.

There are three areas I’d like to discuss today  1) SEOBOOK.com 2) Google Alerts.com 3) Google Analytics

These are not new to many of you since RTV provides extensive training in this area, but for newbies and for those in which ‘Life gets in the way’ and they aren’t cashing in their ‘roundtoits’ yet, it is a good time to review.

SEOBOOK.com is a rank checker. http://www.seobook.com/ Look for rank checker. It is easy to set up and easy to use.  It reviews your ranking on Google, Yahoo and Bing. You set it up according to the URL you wish to check against. For instance I put in   www.AlamoAreaVirtualTours.com and then I want to see where I rank if someone searches for    ‘San Antonio Virtual Tours’ or  ‘San Antonio Virtual Tour Provider’ or ‘San Antonio Virtual tour photographer’.  When you have these in place, you simply tell it to start and lo and behold, up comes the ranking for each of those search phrases. Why is this important? It's incredibly important because if you are showing up more than 10, you have work to do. Anything much past 10 is pretty well lost as far as being seen by a serious viewer.

Google Alerts.com is a monitoring service. www.google.com/support/alerts  This allows you to pick up on new content to the web.  I have put in my google alert: ‘San Antonio virtual Tours’. It is surprising what comes up under that phrase. How does that help me?  I go to those sites and see 1) what is my competition doing and how much 2) what kind of quality are they producing (and in most cases  not nearly the quality that http://www.realtourvision.com/ produces) and then I have marketing ammunition 3) What some call virtual tours are really nothing. Keep it geographical as Jason has repeated, otherwise you’ll be inundated with superfluous junk.

Google Analytics is more than just a traffic counter and is crucial!!  http://www.google.com/analytics/ If you are not checking out how many hits you are getting and more importantly, where they are coming from, you are being a flamingo.  There are hit counters out there, but (unless I’m not informed), most do not have a map overlay that allows you to see where the hits are coming from, how long they visit, what they visit and if they are new or repeat  visits. 

Having said all of the above, if you are serious about Organic SEO and being in place on the search engines, you need to use the tools above. For instance, following the advice from Jason and company, blogs are critically important. Case in point: A week ago www.alamoareavirtualtours.com  was 168 on Google, not a very impressive showing. Now, the beginning of this week this was number two but today it is #78. However, I ask you all to do this for me, put in ‘San Antonio virtual tour provider’  in google and see that it comes up on page one and rank of number one or two out of over 500,000. To me that is important, but most important is the fact that I went from 168 to page 1 because I have been emailing my blog submissions to RTV and getting google juice pumped back to my site from the Virtual Tour Provider site and the new PanoramaJack Site. I also refreshed my featured tours to tours that are currently being searched, i.e. new tours that are out on facebook, etc. Links, links, links!!!!! Now I need to get back on the bankwagon and do some more blogging.

Virtual Staging in Colorado


For Angela Beldy, owner and operator of a Lakewood, Colorado virtual tour company virtual staging was just the right property marketing tool to set her company apart from the others. The FORMULA 30 - Facebook 101 The Nancy Bain Story

RTV - Delivering Virtual Tours & Marketing Training

Wow guys and gals over there never cease to amaze me the value that you provide for associating with you.  We have made a definite change in our strategy for the web.  When we first signed up with your virtual tour software company we decided to have our own website dedicated to our entire business.  We feel that at this time, our Real Estate Marketing Business is self sustaining and requires its own website, so within the next 2-3 weeks we will be setting up one of the newly improved RTV Dealer sites.  We are hoping that this gives us a leg up on the competition by promoting a consistent yet individualized identity for this division of our company.

Virtual Tour Photography Challenges

As Pittsburgh Virtual Tour Photographer, there are always challenges when photographing a home for a virtual tour. There's the tree that has branches hanging in front of your shot and you're neither tall enough or short enough to shoot around it.  Or there is a clothes line in bright orange that drapes dramatically in front of your house, or the car parked just so you can see the edge of it in your camera lens.

Inside the house, if you're lucky, the homeowners have removed all the soap containers and boxes of Kleenex, but what about that spare sock someone left under the bed that you just didn't catch while you were doing the tour?  Adobe Photoshop is releasing it's new CS5 version in April, 2010.  CS5 has a new tool called the Content Aware tool that basically is a very intelligent healing tool and cloning too combined.  Check out You Tube for a sneak peak video of the tool being used to erase the trees and the lampposts in a shot.  I look forward to the new release and incorporating the editing tool into my Virtual Tours.  With the addition of the new RTV Full Screen viewer, quick load times and quality photographs will greatly enhance the RTV product we offer to our Realtors.

Stay in Front of Your Customer Base

Hello everyone from Hot Springs Village, AR.  The market is very slow here and we’ve had to make some (a lot) of concessions.  I thought I would pass on a couple of hints that have helped out our virtual tour company a lot. 

Hint #1:  Our agents weren’t seeing the benefit to creating a virtual tour on houses that are either priced very low, or have small, boxy rooms.  One tact we’re taking to keep them working with us is the Video Tour.  For $25, we create their online video slide show tour for YouTube and Google, using their photographs and link it back to their listing on their own website or on the MLS.  This is starting to work.  It keeps them open to the idea of utilizing the technology to stay ahead of the game, and it keeps us in front of them.  Some of them are telling me that they may hire us to take their regular photos as well (another $25 without a virtual tour) because they like our photos so well.  And when they list a home over $145,000 they come to us for the interactive 360 virtual tour.

Hint #2:  We purchased a Slave flash through buy.com, Phoenix D92-BZS, and  a Monopod.  It works great!  I am able to hold the monopod at different heights and angles and fill the light in dark corners. I did a lot of research on slave flashes and although this isn’t the best quality, it also didn’t cost the most.  It was reasonably priced and works great.  I can extend the header for distance light and I attach my 2nd diffuser for closer up. It takes a little practice, but the customer’s love it. 

Hint #3:  If you can’t find the longitude/latitude in www.maps.google.com, there is a site http://www.itouchmap.com/latlong.html that we use.  It works very well and you can move the cursor and still get the correct numbers.  Then we take that to www.maps.google.com, enter it in, instead of the address, and click on “Link”.  Then paste that link into your online virtual tour software under the "buttons" – maps and satellites.  We have a 50/50 shot of getting it right the first time in google maps, so I was excited to find this alternative.

Good luck everyone!  Hot Springs Village is a great metropolitan melding of people in a gated golf/resort community.  Our market is different than most.  If anyone has any other hints to help us sell more Hot Springs Village Virtual Tours, I would love to hear from you.
