RTV Virtual Tour Dealer Sites 2.0

Coming soon, the new Dealer Site 2.0 Upgrade! The upgrade will be rolled out in two phases. First will be a program very similar to the Agent Program for new dealers to get, then a little while after that we will begin automatically upgrading the existing dealers into the new 2.0 Upgrade. You will be individually notified when it's your turn for the upgrade.

The beauty of the 2.0 Program Upgrade is that you, as our dealer customers, will have the same site management capabilities as the Agent Site Program provides, with two real differences. Your site will automatically populate the virtual tours you shoot, not just to the agents' sites that you shoot them for, but to your site as well. No more uploading little images and linking them to your tours. It will all be done for you automatically. Yeah!!!

The second thing is that we have decided to maintain the current templates being offered in the Dealer Site Program, which would mean that your site would appear to the public to not change even though your management capabilities would get a massive overhaul. We've ALSO decided to create new templates similar to the templates offered in the Agent Sites Program. This means that when your site rolls over to the new upgrade you can keep it's same look, or change it to any of the new or old templates that you'd like. You asked for it, we listened!

PowerVision Goes to Rain Camp

Power Vision 4 Real Estate, a Scottsdale Virtual Tour provider and internet marketing partner, will be attending Active Rain's Rain Camp in Prescott, Arizona this month.

As the new sales director for this innovative and creative company, I am excited to attend this seminar sponsored by Active Rain. PowerVision4RealEstate.com  has been with Active Rain for almost a year.  The agenda for RainCamp matches our objectives and goals for the remainder of 2010.  This will be a great opportunity to have face to face contact with leading real estate agents and providers of products and services to real estate agents  in the Southwest.  For those of you that know the temperatures in our area this time of year, it will also be nice to be somewhere that is cooler.

Living the Dream

Owning my own profitable business has been a dream of mine for a very long time.  I  guess it is difficult to be in the field of Architecture and not have an entrepreneurial spirit.   I've completed a few residential construction document packages ("blueprints") while I was working for various architecture firms over the last 15 years, but as you might suspect- it's difficult to find time to design and draw side projects for your clients, when you're designing and drawing for your boss' clients 40-50 hours per week... (Did I mention rush hour traffic in Los Angeles?)

Then along comes a little thing called The Recession.  Small firms closed and large firms laid-off 20 employees at a time.  My income dropped from $1,000 per week to spending my retirement to applying for welfare, while I was appealing the determination that somehow I wasn't eligible for unemployment insurance.
But I was always resourceful and had a strong determination and work ethic.

Looking back, I graduated from The University of Southern California with a B.S. in Architecture and Urban Planning.  I was a founding member of the student chapter of The National Organization of Minority Architects (www.NOMA.net).  I have sold Amway products (You would be amazed how much a business that doesn't work can teach you about business). I have taken marketing classes for entrepreneurs, written my own contracts, and designed my logo (an abstraction of a road to infinity).

I attended Robert Kiyosaki's "Rich Dad" Real Estate Investing 3-day crash course & made my business an LLC.  I started taking my Architectural Registration Exams (ARE) and joined and The Real Estate Investment Club of L.A.  My LA Virtual Tour Business is a culmination of all these experiences.

QR Codes for Internet Marketing?

What are QR Codes?  QR codes are a 2 dimensional barcode that is readable by QR scanners, some phones with QR scanners and virtually all smart phones.  The technology was developed in Japan in 1994 by Denso Wave.  It was originally designed for to track parts for cars but recently has been adapted to the mobile marketing market.  It is used to market URLs,  text messages, phone information, expanded contact information with a memo or just a long string ot text (up to 3000 characters) in a way that is easy for mobile movers to capture. This technology is very prevalent in Japan and becoming more prevalent in Europe now. 

The reason it is important in the US is that it is being heavily marketed by mobile marketers and people who want to make information conveniently available to phone savvy, technology savvy consumers.  The software needed to do this is also free on both the QR code generation and the on the reader side.  As a matter of fact the reader software is a staple free software of the various smart phone app stores and can be also found easily by searching  Google for “QR codes”.. 

Google recently got behind this technology by sending premade QR codes out to their 1000 largest clients suggesting that they embrace this technology as Google plans to promote it as well.  Through a simple file extension Google will produce a QR code for any website!

The Empire State Building recently used QR codes to activate a multimedia exhibit. 

Calvin Klein has used QR codes to on billboards to activate a multimedia ad campaign in Los Angeles and New York to promote its jeans 

How can a virtual tour provider use this to their advantage?  That is a question for the creative mind but a few places to start are on anywhere you want to market your business to people but may not want to leave information openly exposed or any place where you can introduce your company and want to provide a quick way to address a URL or message that you want to hit a phone.   Another place you may want to use it is a place where you have a web page that has constantly changing information but the URL remains the same such as a tour blog feed.  Your interested party can come back to that QR code time after time whenever they want to see the most current update and don’t have to go through the trouble of reentering the URL.  You may want to use this tool as a vehicle to send interested people a message of up to 3000 text characters.  I envision using this in the affiliate box of the tour window alternating between my linked logo and a QR code that provides more information about my company.

Making an RTV HD Slideshow is a Snap!

This month's tech tip pertains to the new RTV HD Slideshow.  This amazing new option has already become very popular with our dealers and their clients.

Below is terminology that will help you along the way:

Ken Burns - Ken Burns is a documentary director and cinematographer. The "Ken Burns effect" is the slow zooming in and zooming out of still photography to portray a sense of motion. When Ken Burns is selected for a slideshow it creates an interesting effect for still pictures where the photos randomly zoom in and out.

Pano- A selection used to play a scene as a panorama so it scrolls from left to right.

Fit Long - The photo is cropped so that the entire width of the photo is displayed in the viewer. Some height may be lost.

Fit Short - The photo's smaller side, generally the height, is shown completely and the width of the photo may be cropped or have a blank border on the right and left sides. For still photos you are most likely to see the whole photo using this setting but it will not fill the screen.


Below are the directions to add a slideshow to an existing virtual tour.

1.  Log into TMS

2.  Locate Tour

3.  Click Pencil icon

4.  Click Slideshow - There will be a pause while the images load. Important - Be sure to create the slideshow after you have added HD images if you are including them in the tour, otherwise the low resolution images will be in the slideshow.
On the left all your pans and stills from the tour will be listed.

5.  Click Move All to Slideshow to add all the scenes to the slideshow. The title and Spinfo will be brought over also.
If you want to only add certain scenes then drag those scenes onto the gray area on the right and drop them in.
Once you have all your desired scenes from the tour in the slideshow you can choose to upload more scenes from your computer (up to 30).

6.  Click Upload and browse to your folder of images. If your images are over 1080 pixels high then we will automatically resize them, compress them, and sharpen them. If you do not want that done then make sure they are under 1080 pixels high!

7.  Highlight the image(s) and click Open - The more you select the longer it will take to upload. There will be an indicator showing you the upload status on the right. Any uploaded image will default to the Ken Burns effect. If you upload pans you will need to change them to Pano under Select Type above the image name. You can also choose to set all the scenes to the same effect next to Set All Types in the upper right of the screen.

These uploaded images will appear on the right with your selected scenes from the tour. You can rename them if you wish or add Spinfo.

8.  Once you have the scenes you want in the slideshow you can drag and drop them around on the right to change the order.

9.  Once you are done click the Continue button.

10. On the next page you will see your agent info on the left. This is carried over from the tour.  On the left are the slideshow colors. The colors are carried over from the tour as well. Type in the code for a color if you wish to change it or click on a box to change that color. A color picker will open. You can use the slider in the middle to choose a general color and then pick up the small round circle in the color area on the left to fine tune the color. Once you have the color click on the 'rainbow' dot in the lower right and the color will be added. Once you are done click Continue.

11. This page will have a View button in the upper right so you can immediately view the slideshow. If you have changes to make you would click the slideshow button again and make your changes. This last page will also show a standalone URL. Copy and paste this if you need it or it will be in the Deliverables.

12. Go into the Buttons editor and put a dot in Yes for the slideshow and click Save at the bottom of the page.

Can you do the "Splits"?

Next greatest thing to sliced bread!  That is ‘SLICED MONITOR’     Perhaps I’m talking to the choir here, but I just discovered a super way to work on my San Antonio virtual tours and also will be good for the new RTV HD Slideshows. I bought a used 32” flat screen TV (cost at $200) and it was refurbished. Got it at a TV repair shop. Hooked it up via HDMI to my laptop and went into controls (in Vista its personalization) and expanded the screen to number two screen. 

Now I can work the virtual tour workup on the one screen and on the laptop I have the source pictures folder open.  This keeps me from having to minimize, open, close, etc, etc all the time. Also I proof my panos with the exported HD images and the 32” screen really allows me to QC carefully and to see the small infractions. It also helps in touch-ups using photo shop 6.  It really saves a lot of time!!  Now for the slideshows, well, if you check  it out, you can have a virtual tour showing on one screen and a slide show on another.  Great for those trade shows.  The other plus caveat to all this is the TV is cabled in and I only need switch the source to get the cable TV feed and watch what I watch, w/o having to crane my neck or go to the other room to see what’s on, you know, the weather,  NATGEO, Animal Planet, etc.

How Much is Too Much?

After reviewing Jason Lavanture’s Formula webinar on exposure package I felt that I could offer a few areas where my fellow virtual tour providers could increase their productivity and lower their cost of operation in the area of managing customers and delivery of features in their virtual tours.

I have recently spent considerable time reviewing the Craigslist Software that Jason LaVanture suggested in his Formula13 webinar dated on 9/15/09. The Craigslist Software now offers a scheduling software addition to their product. For $100 you can schedule your Craigslist Software distributions and forget about them! But WAIT! It’s not that easy. This Craigslist Software also has several new modules that can add significant time savings but at what cost? I researched this further and found out, with some helpful guidance from Jason, that a scheduler isn’t the only tool that is needed to fully automate this process. On first pass this seemed like it would be a great thing but then I realized that there were quite a few additional considerations that changed the picture.

In order to automate the process the captchas have to be automated. Captchas are the distorted letter images that you see on a lot of websites today. These are the ones that you have to type into a page to prove that you are a person rather than an automated process. Automating this process turns out to be VERY expensive. This Craigslist Software will ask you to purchase an additional module for captchas that turns out to be nothing more that a software interface between this particular software and another internet service called Captcha King. Captcha King charges a monthly fee that starts at $39.95 per month for up to 1000 captchas. They claim that they work about 95% of the time.

After I sent a follow up email to the developer of the CL software, he advised me to look at the auto-reposting software which was another $100 addition to the license. As I dugg into this tool I found that I still needed the scheduler and the captcha tool but would probably also need the auto-reposter. The auto-post tool opened the door to the need for IP spoofing software to emulate different IP addresses and another $100. HOLY cow!! As it turns out, you really need to spend well in excess of $500 to get a solution that can be automated on Craigslist. It was not the right answer for me. The developer and I exchanged several emails but he would not speak with me. I find it disturbing that a software plan that can range up to $500+ per license doesn’t offer more adequate support nor is he customer friendly. My internet search for alternative solutions found credible solutions ranging from $400 to well over $1000. This was simply way too much for my virtual tour business so I turned to other options.

If you are using an Excel spreadsheet to manage your follow on postings and don’t use Craigslist Software or don’t want to spend the money on it you should consider using Outlook to schedule a reminder. Simply send yourself an email then right click on the email, then select follow up from the menu. The rest should be self explanatory. You can even tag all these emails with a particular color flag so you know all these follow ups are related to Exposure Engine follow up! For years now top salespeople have used Outlook to manage events and many of you are probably doing some of this already today.

Another internet service I use is a database called Batchbooks. This is a remarkable database that has a limited free option that will work for many of the users that just want to track name address and phone number information however for $10 a month you get a very customizable database that is extraordinarily easy to use. One of the real values to this database is their integration with social networking sites. Today they support Linked in and Twitter but that will be expanding to other social sites. They even have a searcn feature that will help you find Linked in or Twitter feeds that your customer supports! What a great way to keep up on your virtual tour contacts. Just look at your database!

Another software that I use is a free software called PhotoStage Slideshow. This software makes a video unbelievably easy and manages any descriptions and movement within the picture very well. Best of all, it’s FREE!. Originally I had some problems with pixilation in the final product. I found that simply reducing the size of the image to start with from an 8mp image to images in line with what we do in our business solved this problem fabulously! I can visualize the whole tour from the interface and easily and visually make changes to the tour to align images with music or just to see all the details of the show in one place.

Finally, I researched where the feeds for Postlet go and found that when Postlets post to Trulia, they forward the Postlets E-Flyer out to 200+ newspaper and magazine websites! This is an unbelievable amount of exposure for both you and your agent from both the perspective of property exposure and SEO exposure. Don’t miss selling an exposure package to all of your clients. Neither you nor your customer can afford not to have this exposure!

Blogging With Active Rain & RTV

How hard is it to actually rise in rank for virtual tour services within your state, county and/or city.  Not very.  We have been signed up for a not quite a year with Active Rain as a rainmaker but it is only these past couple of months that we are actually starting to make a difference in our rankings within active rain.

What are we doing?

      1.    I read the RTV daily blog mail and look at other successful persons blogs and see the subjects they write about and the comments.  And by the way, if it is of interest to me, I leave a comment - not just "I Agree" or "Great Blog"  I write about 3 sentences confirming my opinion of their blog or of the topic.  This takes me all of 15 minutes in the mornings or sometimes I do it late at night.  If I am very busy, I do several days worth at one time.  I probably read 2-3 blogs for each day's drop.

      2.    I post my 360 tours and slide shows on the blog.  However, I don't do it to look like a listing and don't call it a listing.  I use the tours to emphasize a point.  i.e. Twilight shots and why they are important to on-line viewing, then the tour gets posted.  I then do a post with the slide show and might use hi-def photos as the subject of the post - i.e. why the extra effort creates a more inviting look to the viewer.  To write about 100-200 words about the tour or slide show takes me 15-20 minutes at the most to post both as separate entries.

      3.    If someone i know has an active rain blog and then sends me a link to their blog, (which I get often from friends i have met across the country through RTV, Photobiz and Real Estate meetings, i reblog it under my name - a great feature and provides a boost without a lot of effort.  i also blast my active rain blog posts.

      4.    Every once in a while i will blog about a great service such as THE VIDEO CONNECTOR and Tara Reed.  I talk about how it can help the real estate agents with video content etc or I might blog about Texting services from Text2Look.

      5.    I try to actually blog once or twice a month to create original exciting fun content with plenty of links and key words that will lead google searchers back to my site.

      6.    I also have a wordpress blog and a RTV dealersite blog.  I forward my active rain blog to these sites automatically for content.  I only do original content once in a while on these sites.


What is the benefit - everything that active rain touches rises to the top ten on the first page of google for us!!!
