How Smart is Your Cell Phone?

How many of you remember when you had to crank the phone to get an operator that will place your call (I don't either but I've seen it in movies)?  Or when land line phones changed from the rotary to push button numbers.  I bet there isn't many of you had a home phone that shared the phone line with the neighbors. 

Communications have come a long way in the last 40 years.  It wasn't long ago the cell phone weighed in at 20 pounds or more.  The cost of a call was huge and you needed two jobs just to afford making calls.

The Large Home Myth


Virtual tours are not just for large homes! A 2009 study by the National Association of Realtors indicates that more than 90% of home buyers search for homes on line. This means virtual tours are important for every home. The study also shows that the internet has surpassed yard signs as the second-most-used method for buyers to find the home they eventually purchase. Here are the significant numbers:

In 2009, 36% of home buyers found their new home through a Realtor; a matching 36% found the home they eventually purchased on line; 12% found a home from a yard sign or open house; and only 2% found their home through a print publication. For perspective, in 2001, 48% of buyers found their home through a Realtor and only 8% found their home on the internet. It seems the internet is poised to surpass Realtors as the way most buyers find a new home!

Is your Website Ready for the New Google?

Put your business on the webIf you have been keeping up with the technical news recently, you have come across a piece of business intelligence that will really help out your RTV virtual tour dealership - especially if you use one of the new and awesome RTV virtual tour dealer websites or if you understand how to create good SEO. 

Ok here's the skinny: Google has decided to change the way it looks at how its search engine ranks websites.  The new search priorities places extremely high levels of importance on CONTENT, PHOTOS and VIDEO.  Google is looking for sites that actually do what the key word search is looking for. 

Our RTV virtual tour dealer sites meet this criteria.  We have Content that easily exceeds our competitors. Our sites are are setup and push our brand.  You don't see images all of our website promoting anyone else but us as independent photographers. Having not really searched my specific keywords recently, I decided to do a search.  To my great surprise and delight, we came up in the top four positions and then again in the 6th position.  Of course the top four were the RTV blogs, but that didn't matter because it had the link to our website within the blog.  The hit in the 6th position was our flash page which takes you to our professional portfolio website from www.photobiz.com.

Marketing Facebook | Quick Tips From KM360 Tours

There are now over 132 million users on Facebook in the US, climbing to almost 1/2 the population! This is incredible. Inbound Marketing such as SEO & Social; Media are allowing for cheaper and more effective marketing potential than ever before.

 1. Should I Have Two Profiles? One for Business, One for Personal?
You don't need to have a separate account for your business. Many of us already have a personal profile and by creating a whole new profile for your business, you are risking Facebook shutting your account down. The good news is that this is happening on your turf, so you have the chance to respond and uphold a reputation worth standing up for. Chances are the good will outweigh the bad. Every time someone leaves a comment, whether good or bad, that interaction is spread between both your network and theirs. Everyone has heard the phrase, "There is no such thing as bad press."

Studies have shown posting on the weekend and in the mornings is optimum for getting a lot more engagement for your page. Facebook is very much the kind of thing you do after you get home from work and during the weekend when you have more free time. According to the study, optimal posting frequency is about once every other day.  This way you are keeping a consistency with your audience without inundating them too much.

New Changes in Facebook

Did you know Facebook does things for you, they didn’t before?

The new changes in Facebook are taking some getting used to.  Some are evident, but others are hardly noticeable. Recent I was checking out what fellow RTV virtual tour providers were doing, hoping I’d get inspired to do something more.  While I was following the links to check out their businesses and actually see what their website and business Facebook page looks like, I noticed that the current employer link went to a blank page on many.
 
Sometime back I had built a custom Local Business page for my virtual tour company powerplaymmp.  Sometimes I use powerplaymmp or powerplaymmp.com or the full name Power Play Multi Media Productions, same thing or different variations.  Anyway the point is on your info tab, Facebook links your current employer to a “Like” page for the exact spelling of your employer.
 
I changed my current employer to the exact spelling of my custom Local Business page (Power Play Multimedia Productions - powerplaymmp.com) and the link went directly to where I wanted it to.  There was all the bells and whistles I had created.  Still needs work, but at least you could see MY company page on Facebook and not a blank page.

Interesting.  Something you might want to think about.

RTV National Convention Countdown!

Park Place HotelJust a quick heads up today to let you know that you only have until March 15th to reserve your hotel room for the RTV Spring Conference.  After March 15th the http://www.park-place-hotel.com will stop holding our rooms and they will be available to the general public.  Room reservations will also be subject to availability and price changes.  Reserve your room now or otherwise you may find yourself sleeping in Jacque's basement or in Jason's spare bedroom (Not that you'll actually be SLEEPING...they both have kids that wake up every 2-4 hours).

Are you building your brand?

I get calls all the time from dealer who want to know what lens they should use for shooting virtual tours or what lens would be the best wide angle lens to use.  Now is your chance to not only hear about different lenses, but get a chance to see the same photo taken with each different wide angle lens for side by side comparison.

Compliments Work For You

HISTORY:
The results of a recent survey released by the National Association of REALTORS indicated that 46% of sellers desire online listing enhancement which includes virtual tours. Internal  Logs at REALTOR.COM showed that only 10% of listings on their site actually receive an enhancement of any sort. This indicates a disconnect between consumer demand and the services most REALTORS are actually offering their consumers.

THE JUSTIFICATION:
The mere fact that a REALTOR has contacted you to request a virtual tour for a property listing indicates that they are in a minority population of REALTORS taking one of the necessary steps to satisfy consumer demand and properly market a seller’s property. This justifies your endorsement.

THE STRATEGY:
Part 1: While you are at the property, make a point to compliment the seller on their choice of REALTOR. Be sure to emphasize the fact that the virtual tour will increase their exposure and that it has been proven to aid in shorter sales cycles and higher selling prices. The fact that their REALTOR is aware of this and decided to take action is going to give the seller an advantage over comparable listings that do not have a virtual tour.

Part 2: At whatever time you deem to be appropriate, make a point to compliment the REALTOR for their decision to use virtual tours in their marketing system. Explain that you work with many REALTORS in the area and their commitment to an effective marketing system that includes virtual tours is refreshing.

BENEFITS:
Complimenting the REALTOR to the seller will reinforce the seller’s confidence in their agent and boost their own ego for having chosen a good REALTOR.

The REALTOR will appreciate hearing that you spoke highly of them when they eventually hear from the seller that you offered a compliment and this is sure to guarantee a long term relationship between you and the agent.

The compliment will reinforce the idea that virtual tours are necessary to effectively market a property in the mind of the seller. The seller will be more likely to recommend to friends who are planning to sell their homes that they make sure to list with agents who use virtual tours thereby driving business back to you.
