We are really excited that our new virtual tour system will support full motion video. Yes, the silver screen is coming to RTV. In preparation for the new tour system we wanted to help you get started with video by teaching you some of the basics of editing and producing a video.

In this episode of the IMAGE we will go over these basic steps to produce a video: creating a video project, importing your media, basic editing, adding audio, and producing the final video clip.

We will be using the Adobe Premiere Elements 10 Video software for our editing purposes. We chose this software because of its low price, ease of use, and its powerful editing features. This software is compatible with both PC’s and Mac’s making it a universal solution for all.

Nashua Virtual Tour Company Gets Published!

This client Cook and Cook is a real estate agency in Hollis NH. We have been doing virtual tours for this firm for over 1 year.She contacted us for some of our "Secret Weapon" pictures  for this publication to use in featuring one of her listing on the front cover . We sent the publication several shots we took on the home and they picked the kitchen shot.  The agents pay the publication to put the listing in and they run 6 times a year.

I'm starting to use the secret weapon more and more for higher end shots in our 360 tours and am going to try a couple of Spins next. I have featured  a 5 pack added to a shoot at $35.00 extra and it is going over very well.

Its a building block approach to the new higher end service we are providing. for only Penny's a picture it is well worth it to get in the market and stand out from the completion. My agents are starting to use the shots in the mls pictures too. I had several agents at a RE boards show last week ask if some of the pictures they were looking at were ours because our new imaging process stand out so well!

On October 23, 2006 Island Digital Images, LLC published our first real estate virtual tour. It’s hard to believe that it has been five years since that first publication and subsequent sale of that home. Homeowners are increasingly learning the ins and outs of the internet and how it can help them for their quest in signing the perfect real estate agent and of course selling that property.  Not only do the online viewers want to see a picture of the property, they want to stand inside the property, snoop around without having to actually get in the car, and leave home. Online viewers are demanding; as they should be. After all this is 2011 folks!

Utilize Everything from RTV

I am the type of person who is not satisfied unless I go above and beyond a customer’s expectations. Therefore, I take advantage and try to utilize all aspects of the available new virtual tour updates and virtual tour features I get from RTV virtual tour software system. This year has been truly amazing and from what I hear from corporate...they're just getting warmed up!

My first love is graphic designing, and my latest corporate virtual tour was for the Society of Franco-Ontarian History and Genealogy (S.F.O.H.G.) in Timmins, Ontario.  I was truly in my element as I was able to combine all three of my passions into one HD virtual tour media!  The purpose of the virtual tour is to promote membership and awareness of our Genealogy Society, as well as to create interest in our new genealogical facility housed at the Timmins Public Library.  I am proud to say, that the virtual tour is very effectively doing its job!

The Glorified Business Card - Your Website?

How many times have you gone in a store and had a salesperson approach you with the same question, “May I help you?”  The standard answer is usually, “No thank you, I’m just looking” even if you are there for a specific reason.  Until we have decided that we want to do business with someone, we don’t want to be engaged or hounded by them.

As the internet has evolved, so have our expectations for websites.  Remember when people used to ask you if you HAD a website?    Now having a website is a given -- if you have a phone number and a business card, you probably should have a website.  The internet has provided us a virtual mall where we can browse around and get a real understanding of our options before actually actually engaging the services of a particular business.

The problem is that many websites today are nothing more than a glorified business card.  The days of just putting pictures and text on your website and asking people to decipher your message are over.  We are so inundated with data that we no longer want to sift through pages of information to find out who you are and what you charge.  As I research prospective customers for our virtual tour business, I am amazed at how often I have to search multiple pages just to find the phone number for the facility much less the name of someone to talk to.  Now granted, I am on the website trying to get this information so that I can sell our virtual tour services to them but MOST people are on a company’s website as potential customers for THEIR services.

Whether we are talking about healthcare facilities and treatment programs, vacation rentals or residential real estate, there is no shortage of competition for business in today’s market.  Most people use internet searches to create a “short list” of options to call later.  I know that’s what I do.  Once I have created a short list, I go back and review all the detailed information to help me further narrow down my choices.  Most of the time, I want a quick overview from the home page that answers my basic questions -- who is this business, what do they do, what makes them special and who do I need to talk to if I am interested.

A virtual tour is a one click way to answer many of those questions.   If the information on the home page interests me, I will then go on to read the rest.  By providing an automatic overview of the program, home or business, the virtual tour allows the prospective customer a chance to walk around without a pesky salesman asking “Can I help you?”

Finding Virtual Tour Leads on TV

Hey RTV dealers! I just wanted to shout out here and let everyone know that I have had some really good success lately in uncovering new real estate virtual tour and commercial virtual tour business. Especially since RTV started making the HD images look SO DARN GOOD. You know the secret!  ;) 

I have been looking for new outlets to gain additional 360 tour business. After talking to a number of my Realtor friends they directed me to the local cable channel that realtors buy time to advertise homes. While watching the channel, I came up with an idea to gain new virtual tour business that I am in the process of incorporating into my business model.

One of the programs that the channel employs is the "For Sale by Owner" channel. Its obvious that people who are trying to sell their homes on their own don't have websites to house a virtual tour of their property nor do most of these people know the importance of them . We're currently building our website and will make a place on there for these home owners to order our For Sale By Owner virtual tours.

We're thinking of making the page similar to BlueLaVa's Traverse City For Sale By Owner page.  Included in our package we'll have many of the same things such as pushes out to major portal sites, video conversion, a single property website where they can direct potential home buyers and more. As I spoke to many of my friends who were trying to sell their homes on their own they told me the most difficult part was not having a place to put the pictures, pricing and a virtual tour.  With my new bundled services....they do.

My only question is what will a "For Sale by Owner " customer pay for a virtual tours as they have no comparison base? As the economy changes the way people do business, I believe it is only prudent to come up with new ways to stay ahead of the curve. I hope you're able to get leads from your

Keeping things Cracking in a Down Economy

360realhometours is enjoying our 8th year as a Belmar virtual tour provider. I tell you things just keep getting better all the time. I love you RTV for making so many enhancements to the virtual tour software this year. I love that I'm able to keep a high level of excitement about my virtual tour company. Hey, does the market suck out there, yeah it does but stick to your business plan and work on getting referrals and the order will keep on coming in. Remember what Jerry said on the show!

In this tight market with all the competition you must make certain your virtual tour images are impeccable and you WILL get the referrals. Every other day I'll get a phone call or email and I'm always pleasantly surprised when it is a new realtor or agent and when I ask them how they heard of me it is ALWAYS from another agent. RTV's superior product with your skills as a photographer (Maybe a little ShutterBot?) combined with solid customer relations WILL bring in the virtual tour business even in a down economy. Offer your customers the very best virtual tour product/service you can deliver and the referrals will come.

If you receive a referral do not forget to send a quick "thank you" email to the agent sending that virtual tour business your way. Stay in touch with all your customers anyway you can. Send quick brief update emails and include anyone you've done a virtual tour for. As RTV dealers we have a ton of great extra products that can be sent to your customers as updates on a regular basis. Use these as methods of staying in touch. If you are in a particular area or region of your state on certain days send an email letting that customer know you will be in their area in case they need a virtual tour.

I've obtained quick VT business that way and it is a show of good customer relations and will always get a thank you back from the realtor. Very best luck out there...back to creating more virtual tours!

Meet Jerry Mumme, veteran virtual tour provider who has shot over six thousand virtual tours, burned many shutters and cooked a flash or two in his life. Vision Quest Virtual Tours Now Offering Dark Room Imaging

I remember when I got my first big screen high definition television.  It was delivered right before the Master's golf tournament and I finally understood the hype about that particular golf course.  I watched the Master's every year with a golfer who had played Augusta National many times and had told me about how difficult the course was.  Watching the tournament on a normal TV, I couldn't understand what the big deal was compared to other courses but when I watched it in high definition, I could suddenly see all the undulations and variations in the greens and even though I don't golf, I got it! 

A similar change has recently come about with our virtual tour business, Vision Quest Virtual Tours.  We recently began shooting our images using our new Dark Room technique and the difference is unbelievable.  My husband Greg is a great photographer and has always captured beautiful images to create our 360 degree virtual tours but regular photography has certain limitations.  Our 360 panoramas are created using 12 individual scenes blended together to form one picture.  A full 360 degree spin might include a wall of windows on one side  of a room and a long hallway on the other.  Even a great photographer is limited in creating an image that is exposed correctly for these two extremes.  The result is that the windows were somewhat blown out and the hallway was somewhat dark.  The stitching software would then try to compensate for these extremes and the panoramic image lost some of its crispness and clarity.

Enter our new Dark Room photography package! With our Dark Room photography, each individual scene is photographed 9 times from the very same spot - using many exposures ranging from the very darkest to the very brightest.  These images are then blended together so that the best of each setting is highlighted to create one picture.  Now instead of 12 images making up a 360 degree panorama, we take 108 individual shots!  Greg then uses several software programs to create a single panoramic image that is exposed for both the light and dark areas of the expanse.  The results are simply amazing!

Take a look at this HD virtual tour -- http://rtvpix.com/RE-4942-W7JVIF-01?h=500&w=700.  My favorite shot in this virtual tour is the panoramic view of the mountains and the lake off the back deck.  That one 360 spin really shows off our new Dark Room process.  You can clearly see the logs inside the outdoor fireplace AND the rain storm falling on a far mountain AND the detail of the bedspread through the bedroom window!  The picture of the front of the house looks almost like a painting!

Virtual Tour Business is Picking Up!

Ok, so last week I had to call RTV virtual tour software company to order some more tours and must have caught them after hours or maybe at lunch?! I got thier voicemail.  The funny thing is that they were so on top of returning the call that you could still hear my message going on in the background when they called me back!!!

They might have a different version of the story- something about my forever long message breaking records for length and duration... but that's just their version.  :O)  Anyway, they just couldn't help but to boost my ego bragging to me about how well things must be going in that I'm already in need of more virtual tour credits.  After all I just got my virtual tour builder kit a couple of weeks ago.

I just started my own virtual tour business a few months ago as a spin off from another side business I was doing creating the virtual tours for agents using a competing virtual tour software company paying a monthly fee.  Hence the reason I had to get into business for myself- to create a means to the end of the dreaded monthly fees, or at least one of them! 

As a Realtor myself, I can relate to many of the issues and concerns agents have as well as to accentuate the features and selling points in the homes I shoot.  Which is really what it all boils down to and has helped attribute to my success:  living by the Golden Rule, to get it done yesterday or as close to it as humanly possible and then from those words spoken by my daddy growing up: "If you're going to do something, do it right the first time."  I always hated going back and doing it again!  And I also always try to leave feedback for the listing agent regarding the condition of the home, the price, the neighborhood or anything else that stands out.  It's not brain surgery~ it's marketing in the age of technology and I can't wait to see what more RTV is going to launch in the future.  I'm very excited about the up and coming virtual tour system. I'm sure they're going to blow everyone out of the water with it. I have a feeling great things are going to come that will really make waves for us all!  I love you RTV!!!! Keep up the good work.
