How Well are you Exposing Yourself?

One thing we've gotten really good at over the last three years with the coaching of team RTV is helping real estate listings here in Metro Detroit get the most exposure possible. When I'm talking with a new client over the phone I ask them what they're currently doing to get more exposure online.  This is a question most of them have a hard time answering.  I then take them through one of our powerful hit reports and show the traffic sources of one of our virtual tours that has our exposure engine and then one that does not.  The proof as they say is literally in the pie. Our virtual tours rank naturally in the search engines, get converted to video, appear on craigslist, show up in our blog, get emailed out to all the local realtors and of course go to all the major real estate portals.  I explain how this takes constant work, time and effort on our end and this always justifies the small cost to add on the exposure engine to a listing.

Northeast Florida Virtual Tour Company of to Great Start

Hello RTV virtual tour providers out there! We're very excited about how well our virtual tour business has taken off. Today our Facebook ad that just broke out targeting local real estate agents  along with an e-mail ad to all of our local Realtors offering a 1st real estate virtual tour discount.

So much is going on right now! Buzcam360 V-tours is now HD360 Vtours, and we recently shot the cover of the local edition of HOMES&LAND magazine. Best of all this edition also features our half page ad on page 7. In addition to this, the Amelia Island Nassau County Association of Realtors has invited us to join the local board as an affiliate and wants us to assist them as their official photographer which we plan to start in 2012!! Things could not get any better for a virtual tour business start up.

As of last week it became necessary for me to go on referrals only as a real estate agent in order to focus completely on HD360 Vtours. We just completed 4 Virtual Tours in our first week of being a full-time virtual tour provider, and every day looks brighter than the last. The new RTV Fusion system sounds so exciting with it's new capabilities and great looks.

The Importance of Online Virtual Tours

Are you concerned about how to ensure your home gets the best marketing and exposure to qualified home buyers in today’s market conditions? Did you know that 84% of buyers turn to the Internet to look for homes?  Do you ever wonder what makes certain homes capture their time and attention?

Reaching Non Local Buyers

The Florida Panhandle real estate market is very competitive.  A large inventory of new and existing homes and condominiums creates a challenge for listing agents to make their listings stand out.  No guaranteed return on investment, makes your marketing budget decisions of the utmost importance.

The local newspaper and real estate publications are effective ways to reach local buyers however, in an area where most of our buyers come from out of town, these may not be the most cost-effective choices.  Even local buyers are likely to turn to Internet sources to ensure they are getting the most up to date real-time information.  A far wider audience can be reached with Internet advertising.  Further, in most cases, a much larger amount of information can be displayed.  Your website, and others you choose to advertise on generally offer the option of multiple photographs and placement of virtual tours.

A Few Virtual Tour Photo Tips


I have done a few virtual tours now and figured out a few tricks that improve the quality of the tour with my equipment. Believe it or not, I use my old Nikon Coolpix for shooting our real estate virtual tours. It has the advantage of a somewhat wide-angle lens and decent quality pictures.We find the RTV rotator and virtual tour software system pretty easy to use and a perfect fit for shooting indoor and outdoor panoramas with much more accuracy than our previous hand held system.

The first few virtual tours I took the camera at eye level. It turned out that I often had a lot of the ceiling in the pictures and many indoor shots had the furniture cut off at the bottom. Now I only extend the tripod to just above my belt. This gives a great balance between floor and ceiling in most of the shots. 

When I first started making these virtual tours with RTV I did not want to try to over think the process so I just used the automatic camera setting. It produced good results but sometimes you could see too much of the flash reflection on glossy surfaces and uneven light distribution throughout the room. Now I turn on all the lights in a room and shoot with natural lighting. I set the camera to automatic with the flash turned off. When you do this, make sure you use your tripod!! It is important is to use all light sources. I open the curtains and turn all lights on. In very dark settings I use two cheap painters lights I place behind furniture so that they give off some indirect light. The advantage with the natural light is that the white balance of the camera gives me an even color spectrum. Walls show more of their natural paint color. With the auto setting some of the pictures in an inside panorama will be taken without a flash and some will require the flash to get those perfect window shots. Doing this generates a series of pictures with different color temperatures but that's OK because the RTV software does a pretty good job adjusting the brightness and color automatically. 

I have also found the 360 panoramas taken without a flash produce a more natural looking and more seamless pan. All in all, I am producing nicer virtual tours than all of my competitors and I am in total control of how I present my real estate listings. As a Realtor I like this control and it helps me in marketing all my properties with nice virtual tours for reasonable cost. A HUGE thanks to the entire team over there at RTV for making and maintaining such a great virtual tour platform that is easy to work with.  We're looking forward to the new system!!

Photo Stitching Tips

Stitching can be mundane and downright boring, taking a good part of the time to produce a real estate virtual tour. Fortunately Panavue and other software do the mundane work for you, at least most of the time. I say most of the time because there are times when you have bare walls in which the software doesn’t get the stitch right and then your time to completion increases and your profit decreases.

When the stitch isn’t right you may be able to do a manual stitch and then you know it’s going to be a long night. What I want to do is share what I’ve found works for me. I do hope to generate some dialogue on this because I’m sure there are those of you with different and probably better ideas. The point here is by sharing, we all get better and RTV will continue to reign Supreme!! HooooRah!!!!!!!!!

Bare and blank walls can be a real nemesis, especially for manual stitching and when I say blank, I mean a flat white smooth wall.  My solution: I have 2x3 sticky business notepads like post its and I keep a pad in my camera bag and a super sized magic marker.

When I have a wall like I spoke of, I X two sheets and 0 two sheets. I stick two sheets in the left side of the wall so I can see them in the camera view finder and two on the right. I then take the shot and continue doing this until I get to shots with reference points that I can set flags to. What’s the point you say?  Well, if the stitch does not work on auto and you have to stitch manually because for instance, the crown molding just won’t align, you now have points of reference to set your flags for manual stitching.

After the stitch is successful it is usually pretty easy to photo shop the stickies away. Having said all this, I need to insert a hint that will save you time. I used to place all flags in a spin manually when I had to do a manual stitch after the auto stitch failed. I’ve realized that often times, it is only one or two adjacent photos that are causing the problem. Before I manually place flags, I review the program’s auto placement of flags and I’ve find that quite often, it is only two or three flags misplaced between two photos that need manually resetting. When I’ve done that, and run the stitch, it comes out right.

As I said above, I’d like to open this to dialogue and comment, suggestions. As you see the left shot has a door frame, but the next in series is blank. But frequently there is a baseboard or crown molding that is so smooth, you can’t use them as reference points either, and if you find they aren’t  matching in the auto stitch and  you don’t have reference points, how are you going to set flags to stitch?

Expanding my Photography Business with RTV

After ten years of being a professional photographer and owning my own studio, I realized I was ready for a change. I wanted to continue using my degree in photography and my years of experience but I did not want to be tied to a brick and mortar type of business. I realized that virtual tours would be a great opportunity to do that but I also knew I didn't want to recreate the wheel. I needed a partner who would allow me to do what I do best -- take awesome photographs -- and not have to spend all my time learning the virtual tour  business.

After more than a year researching virtual tour software technology and about two dozen emails and phone calls with RTV, there was no doubt that they were the only choice for me. I am sure our salesperson had long given up on me by the time I placed my order but not once during that year did they give me anything other than complete attention when I called with my endless questions.

We began the virtual tour business while working a full time job but our first big break came from a chance meeting in the grocery store. My wife met the owners of a cabin rental agency in the area where we lived. They had been considering adding virtual tours and we explained that we were willing to give them a super low price if they would let us use them as our guinea pigs. We ended up doing over 40 virtual tours for this company in about six weeks while working my full time job.

With that many tours, we learned how awesome RTV technology really is...and at the same time, we earned back our initial investment in the virtual tour technology. Over the next few months in the virtual tour business, we made an effort to do something each day to learn more and build our business and quickly realized that it was time to make the move to doing virtual tours full time.

Since the beginning of 2011, we have replaced two full time incomes and shot over 100 virtual tours. Rather than focusing on real estate agents, we have focused on businesses. We have created a niche marketing virtual tours to healthcare, hospitality and education and have had the opportunity to photograph in 26 states in less than six months. Our initial cabin rental company was an opportunity for us to build our portfolio and learn the system so it did not matter that we charged such a low price. That volume in such a short time meant we got to truly test the limits of the RTV technology and perfect our system of shooting and building tours. What it also did was allow us to showcase our work and gave RTV an idea of what we have to offer. When another cabin rental agency in our area called RTV and asked for a photographer to do tours for their 30 cabins, Jacque Burke of RTV called, emailed, texted and sent messages to us on Facebook because she knew we were the perfect fit!

We sent samples of our work to the client and the next day began shooting for them. This time around, we shot all 30 tours in less than two weeks in between about 20 other shoots. For anyone considering the virtual tour business, there is no question that RTV is the partner you want beside you. The technology is just the beginning. The training is fantastic. Even though I have a degree in photography and have been a professional photographer for 12 years, I learn something new every single time I watch an RTV webinar. The technology has grown with us and is always on the cutting edge. We are confident that no one can beat the product we have to offer. Thanks RTV for helping us live our dream!

Single Property Mobile Websites

Marketing Real Estate With Virtual Tours

Today people are so busy that they don’t have time to do anything. Between job, volunteer, and home responsibilities, people have limited time to complete even the smallest of tasks. From bill management to real estate searches, everything they do is done online.

The Real Estate profession is coming into its own when it comes to virtual tours. Marketing real estate is not an easy job, especially when people are trying to juggle personal and professional responsibilities in the shadow of having to move. In preparation for the new RealTour Fusion virtual tour software system we are going to continue going through some more basic video editing. 

On the last episode of the IMAGE we introduced video editing and went over the basics of how to:



•    Start a new video project
•    Import video media
•    Place media on timeline
•    Trim off unwanted parts
•    Remove unwanted audio
•    Align the media
•    Add fades and cross dissolves
•    Add background music
•    Render final video clip

In this episode of the IMAGE we will advance through more parts of video production as we cover some more of the basic aspects in addition to some other items that will add a little flare.

We will be using the Adobe Premiere Elements 10 Video software for our editing purposes.  We chose this software because of its low price, ease of use, and its powerful editing features.  This software is compatible with both PC’s and Mac’s making it a universal solution for all.

Wow! That’s all we can say. What an amazing virtual tour webinar show last night and the timing could not be better for the release of the new RealTour Fusion platform that’s right around the corner.  According to our development team, staff will be seeing something live and in action here next week!

Memorable Listings During the Holidays

Northwest Indiana Virtual ToursWho wants to look at (or buy) houses during the Holidays? Serious buyers, that’s who. People who must  move for some reason. How do you give your listings the edge that closes the deal in your clients’ favor?

A little holiday staging can help. Appeal to the buyers’ hearts as well as their heads.

1) Holiday decorations. Keep it simple. Ask your sellers to leave the Christmas village and trains that circle the tree (and most of the family room), the miles of garland, and the lights that can be seen from outer space, in storage this year. Get them into the holiday mood, but don’t hide the home.

2) Fresh flowers. Most of the year, fresh flowers only last a few days. Poinsettias, however, last and last and are relatively inexpensive. Plus they look very festive in their red, green, gold or silver pot wraps.

3) Freshly baked cookies. The old adage about the way to a person’s heart is through their stomach must have meant cookies. And the home smells marvelous. If the sellers don’t bake, holiday-scented air fresheners and a plate of store-bought holiday cookies can fill in.

4) Pictures on the internet. 90% of home buyers start their search on the internet; especially this time of year. Show them a real estate virtual tour; give your listing the edge.

Virtual Tours for the Travel Industry

Virtual Tours are a necessary investment in the world of travel. Think about it, If customers and potential vacationers could see what your hotel, bed and breakfast, campground, or vacation rental looks like before planning their vacation it would make the selection process SO MUCH EASIER! If you take a quick look at hte majority of travel websites today you will see pictures of rooms but most of them only show the sleeping area and not the rest of the attractions. Now if there were virtual tours of the rooms it would allow potential travelers to get a virtual in-person view of  your accommodations.

Another profitable addition would be to add virtual tours or still shots of the local area. Think about it. Suppose that someone were to plan a vacation to the Caribbean and they have never been there before. Give them a  sneak peak that could seal the deal over other hotels that opt to not provide virtual tours of the area.

No matter how the economy is doing one this is for sure; people will always take vacations. What would enhance the vacation process is to see a bit of where they would be staying as well as local virtual tours of the area. If you took a poll and asked 10 people if having seen a virtual tour before making reservations would make them reserve their vacation faster, 8 out of 10 would say yes. Try this at your next gathering. We did! There's good reason why to date RTV has photographed several thousand hotels. All of this only furthers the proof that virtual tours are becoming the norm in the commercial travel industry.

There are people who are going to plan a vacation regardless of what the accommodations look like, but if they had a choice to see one destination with a virtual tour and another without, more often than not they would opt for the accommodations that have a virtual tour.

A Great Ride with RTV

To date, Realtor Vision virtual tour software company has never, let me repeat, NEVER disappointed me! Everything that RTV promised me has been delivered and more. Whether you're talking about getting business from RTV's national accounts they have under contract or if it's the up and coming new software features they talk about adding they always deliver!

The Real Tour Vision staff is sincerely interested in the success of its full service dealers. They know, the more success we have, the more successful RTV will be. I have never had a problem or question that wasn't answered or dealt with promptly and professionally by the RTV staff. My experience has been excellent as far as RTV in concerned. In my opinion, you will not be disappointed by choosing Real Tour Vision if you're looking to add HD and mobile virtual tours to your offering.

As for the virtual tour business itself, it can be anything you want it to be. If you’re looking for a full time business and a very good living, you need only work toward the end.
